How exactly does it work?...How can I protect myself so I don't get cut out of the deal?

CO-WHOLESALING

You supply the property or the buyer on a deal with a fellow wholesaler.
He/she brings a buyer for your property or a property for your buyer for a pre determined fee..
You can have signed non circumvention/compete contracts with all parties but I have never done that. I know who I am working with. They know it would not be in their best interest to go around me on one deal and blowing the possibility of repeat business in the future. Besides, are you going to go through the hassles of trying to get paid by taking a guy that goes around you despite having a NCC contract to court? GOOD LUCK!
So there is NO iron clad way of protecting yourself from being cut out in my opinion. Should this stop you?

Maybe you could

Put in a memorandum of option with the county clerk office on the property? It clouds the title, so if someone does go around you and you have the contract on the property, they can't buy it unless they pay you 1st.
