Can an Affidavit Transfer Title to the New Buyer?

Need help with this one! Seller owns home that deceased mother left him. He has an affidavit to transfer the title from Her name to the new Buyer's name. Can this be done without pitfalls /complications? Help DG Family!!

This affidavit would have had to be given to him at disposition of estate by the executor. If he had a deal with his Mom before her death, that could present some issues with other surviving owners or heirs of her estate.
