I want to make an offer, but I want to assign the property. I however worry about how my end buyers will see the property and what I tell them and my seller that I have the contract with. What if I have several buyers wanting to see the property besides the pictures that I will provide them. This is bound to cause problems? How do you resolve this type of problem without the homeowner calling foul? Thanks, Tammy

Make the offer and take action. These problems will take care of themselves. They actually do not even seem like big problems at all. Make sure you ask your buyers how many properties they are looking to buy in the next 6 months, that way you know how serious they are. Present the deal to your most serious buyers first. You shouldn't be as concerned about them wanting to see the property, if you locked up a great deal, the numbers will speak for themselves. Good Luck.
In my contract it states I have the right to show the property to my inspectors, contractors, investors during the inspection period as long as I give proper notice. I have also fully disclosed to my sellers that I am doing this to make money. I will sell for more than I paid them. Either I will fix/flip myself or one of my investors will do so. They don't have to worry, either way we will close. I just make sure they are 100% satisfied with my offer and they know I will be making money on the transaction.

Mike is right. Always write your contracts for your benefit; don't rely on standardized contracts or you will just be a standardized buyer.

In my contract it states That Optionor grants Optionee access to the above property for showing to prospective buyers, contractors,or appraisers, along with the right to put signage in the yard advertising the property for sale and market and/ or list the property on the multiple listing service (MLS)

I have a question, and my question is, when signing our name to the buyer line and signing and/or assignee, does this remove me from any and all responsibility from the property?
Please help, meeting buyer tonight to lock up property.

When you sign a contract and you have an end buyer i would just have the purchase agreement between the seller and the buyer and have the buyer sign an assignment contract with you!
