Help please

I marketed a property to one of my cash buyers before i put it under contract. He wants to know the address. How do I protect what I am trying to do?

Thanks

preserving integrity with your buyer

HI amvg22 - Sounds like you are on your way! But, as you've already identified, you need to be real careful what you advertise before you actually have a signed contract from the seller.

If it were me, I would be very straightforward and tell him its not yet under contract. Tell him you will give him the address when you have it locked. The reason is because you want to protect your integrity with this buyer by not over promising and under delivering.

If nothing else, your advertising efforts can serve as a ghost ad for securing buyers and finding out exactly what they want. Every problem is an opportunity to make money!

I'm sure other people who respond will have other creative ways to approach this.

Good luck!

Yikes! San Bernardino County Hot Property!

What should I do next? One of my realtor contacts just sent me a SCOOP(newly available)that is not within my local buyers county. It's a view lot, only 250K located within San Bernardino County! How to proceed? Anyone interested in this property, pls PM me right away TODAY so I can connect you with my realtor. THANK-You. Continued Success!! To all Your Efforts!

Completing documents

Anyone have a suggestion on how to complete the pdf forms on the computer rather than by hand? Have I just not found fillable forms on the DG site and/or in the other materials we've been given?

Under contract

I completely agree with Kristin.
The best way to handle a situation where you have a property advertised, but don’t have under contract is to be completely honest with the investor calling about it. This shows respect for them and their time, and builds your credibility in their eyes. They will see you as an honest investor, who will bring them properties that are represented accurately and not fluffed up to sell. The other thing it does is gives you the opportunity to build repoire with the buyer and allows you to qualify them and add them to your buyers list for future contact.

Just retype them and save in document form, then you can fill them out for each deal.
