HI amvg22 - Sounds like you are on your way! But, as you've already identified, you need to be real careful what you advertise before you actually have a signed contract from the seller.
If it were me, I would be very straightforward and tell him its not yet under contract. Tell him you will give him the address when you have it locked. The reason is because you want to protect your integrity with this buyer by not over promising and under delivering.
If nothing else, your advertising efforts can serve as a ghost ad for securing buyers and finding out exactly what they want. Every problem is an opportunity to make money!
I'm sure other people who respond will have other creative ways to approach this.

Anyone have a suggestion on how to complete the pdf forms on the computer rather than by hand? Have I just not found fillable forms on the DG site and/or in the other materials we've been given?
I completely agree with Kristin.
The best way to handle a situation where you have a property advertised, but don’t have under contract is to be completely honest with the investor calling about it. This shows respect for them and their time, and builds your credibility in their eyes. They will see you as an honest investor, who will bring them properties that are represented accurately and not fluffed up to sell. The other thing it does is gives you the opportunity to build repoire with the buyer and allows you to qualify them and add them to your buyers list for future contact.
