I was led to believe all the information we need is in Dean’s books and on his website... So why does the above information cost us money for yet another program to make it all work?...... It seems that the ones that are making the $$ are the info guru's at are expence..... Personally I will NOT pay another $695- $1200 for just more information more than likely just to lead us to another “program”!!

In my area housing has not taken the hit that most of America has, only about a 10% down from previous values, but the tightened lending has along with hard money....

I have been in wholesale for almost 40 years specializing in purchasing and selling at tremendous profits..... I seldomly make less than 50% on my money... and have found 3 properties at 60% of the current market value this week alone......

The problem I am having getting Dean's system to work is not having enough cash.... I do have 50k of my own money, yet have poor credit due to going through divorce with a woman with personality disorders......(Anyone that has ever gone through a divorce with a personality disorder wil know what I am talking about!!)

I am in the process of flipping my 1st deal.... I bought it for 77k. Put about 10k into upgrades, modernizing and staging and will sell it for about 150k (15k under value for a quick sale)

So my challenge to you all is.......... Does anyone know anyone that wants to make a lot of money with me that has cash I don't have to buy through yet another guru's program? I welcome any info that is not yet another Guru……

i just wanted to thank you for that oh so true comment this web site i thought was to help people out with info that they need and i am sure that like myself they dont have money falling out of their money tree's from the back yard if that was the case they would not be here trying to learn from dean and our family, i think that those people that are trying to sell their products here shuold get a clue and move on to another web site but that is just my thought. I am a very positive person, trust people and always look to the good!! The problem I am having is pay more for this, that and the next thing with the only income being made is by the info Guru's!!..... I do feel misled in this case and challenge the dean's to really come through....

FYI the house I have now that I am flipping I bought, did upgrades, etc... BEFORE I got Dean's books.......And the financing on this house is owner contract with this home being in my name... And that kinda financing is hard to find these days cause very few people own there homes outright and fewer of those will finance on contract

I will say the info I am learning is WELL worth the price of the books, yet I am concerned as to legalities and protecting my invested cash in any house I may do say a lease purchase...... Let's face it any property that We can get at 60% of value is going to at least need paint and some other upgrades to bring up to 'financable' to any future buyer.....

Personally I have no problem putting my $'s into those kinda properties but I do want that investment protected!! Example a realtor friend of mine did one of those lease option deals. The owner of that house filed bankruptcy leaving her loosing ALL her investment in that property..... The same thing could happen if the owner did not pay taxes, payments or insurance out of what we are paying them for our lease....

I hope my concerns make sense and I really do hope Dean's team has REAL answers to them

We completely understand your feelings, we have been doing this for about 12 yrs & are "old school". We buy with our cash, rehab ourselves (except for roofs or central a/c since a permit is needed)including kitchens, baths, electrical, plumbing, tile & of course paint. We usually flip, & show a profit of 20% to 70%. Some of the techniques make us wonder "what if"...I guess when you have cash & excellent credit at risk it make you think twice.

MISUNDERSTOOD??? This was meant to encourage/educate...be careful what paperwork you use AND how you use it (what you say in your paperwork, use it to YOUR ADVANTAGE).
