I just got a call from a realtor that I made a offer to the other day.
I am scared to death . I think it is going to be excepted. So far the day after i made it I received a call from the realtor saying the owner countered at $30,000 more then my offer . So when I was checking my messages I found out the realtor call me and wants me to call him in the mourning. The best part is everything is falling in place ,today I also add another name to my cash buyers list . So I am scared and looking for encouragement. If anyone has any suggestions I am open. But I have to admit everything has happen just like in Deans book states. Thank you and happy selling to all .

Hi, I'm Dave over in Lake Havasu, Arizona. Just getting started myself. Sounds awesome about your first offer. I would like to know more about how you made the offer, like how much under FMV and terms and such, and how it turns out. I went yesterday and looked at a FSBO house,asked him if he would owner-carry he said no. Oh well.A guy once told me "you must get a hundred no's to get a yes". Only 99 more no's to go!

They countered my offer but we will see what happens. It was real easy all I did was plan what strategy I was going to use ,which I am going to use a hard money lender so I have to get it well under market value so I emailed the realtor with my terms . They are asking $349,500 I did the comps on the houses in the area and no if I refi the bank is only going to give me 80 % of apv appraisal value . And I am going to have to pay interest back so I made the offer of $238700 they countered with $299,000 I also gave my terms with my offer 1% earns money to be paid within 30 day or the deal is dead that way I can't lose any money . We will see what happens I gave him the same offer again with a the terms that it expires by the end of the week . Not sure if I should have done that but we will see . I will keep you posted .
