Good afternoon! Do you have any specifics on the type of wholesale properties you are looking for? I have a triplex that grosses 1050 per month in rents with 230 a month in taxes and insurance expenses. Owner wants out and is willing to take 57k. also, a 5-plex that needs some re-hab work that has had a rental history of 2200 per month...total cost after rehab is 120k. Lastly, six duplexes that need some rehab work but have grossed 6k per month. Units have condo docs in place and can be sold individually. Seller looking for less than 190k. Thanks, Brad

I have many wholesale deals in Illinois, Indiana and Michigan. Please send me your buyers criteria and I'll let you know what I have. The homes start at around $6k and go up.These homes are NOT rehabbed, however we can sell them to investors and then rehab them for them.We have contractors that work for us and can rehab the properties, if the investor needs that done. We also offer properties ready to go. Some already have tenants and others don't.They start at $25k. We also offer a buy and hold program for your investors. It makes no difference where they live. They buy the home and we do everything else. The rehab, find the tenants, manage the property and everything else that needs to be done. We offer some of the highest cash on cash return in the business. I think your investors would be pleased. So let me know their criteria and I'm sure we have something for them.
