Ive had a re license for two years but have never been an active realtor. Does anyone here have a re license and uses deans strategies. I am realizing that alot of these strategies are unethical if you are a realtor. Can you use deans strategies and be a realtor. I am more interested in the investing side of real estate, does anyone with a license have any feedback for me.

Why's that unethical? I am a realtor and also investor. There are many agents doing real estate investment too. The key is disclosure. You have to disclose that you are an active agent when acting as a Buyer. Or do you think Agents cannot buy a house for their own purpose? to live in? Even if you buy your own house, you still have to disclose it. There is nothing wrong with that. You just need to play by the rules. Make sure your broker is aware that you will be doing real estate investments.

Purchase property without disclosing that you're a Realtor. Your state may require you to do more, but you have the same rights as anyone else. You simply have to state upfront to every party of your process that you're a Realtor. You'll have to state it in writing in your documents as well. But as long as you do that and follow any additional requirements your State might have, you should be fine.
There are dozens of working agents and brokers on this site who also invest. You're sure to meet most of them with this thread. Good luck and happy investing!

If you are doing an assignment of contract what do you tell your broker. Can I put in my own offers and when one gets accepted assign it to my cash buyer. In this case the broker will be making nothing right, is this something I would have to disclose with him. I talked to my broker about all this and he wasn't to into it. What do I tell my broker if I decide to also be a realtor, or what kind of broker am I looking for.
I am a realor too. I don't think being an investor is unethical. It is like what the others have said. Full disclosure! You have to tell everyone what you are doing. What do you think is illegal?
And about writing your own offers, I have my realtor buddy write all fo my offers tha I plane to assign or buy because the seller pays and my realtor makes money. YOu will find you do no have enough time to write your own. And my broker know what I am doing and he is very cautious. But I make him money too. And I think you have a broker that is also an investor.
