Laura - it's true, for the most part, banks will not allow assignments. In that situation, you have to do a double close. This will include closing costs, so you have to build that into your numbers. You can do assignments on most other listed properties and on all unlisted properties - those that you find with your creative marketing!

Been investing since 2007, just closed another wholesale flip yesterday! This makes, I honestly have lost count. With the short sales and the wholesales, assignments etc..we have closed, I have to say several.
We are so blessed. The time is now to take massive action and get those deals done.

I know us ladies here in the DG house are truly a force to be reckoned with!

We are here to stay in the investing world.

I would love to join this group. I haven't done my first deal. I would really love to focus on wholesaling. I just have to find buyers and make a list. My first attempt on Craig's List didn't render any responses. I just have to keep posting adds.

Laura - with REO's you cannot do assignments, you'll have to double-close; look up the threads on double-closing. For assignments you have to find FSBO.

We haven't made a deal yet but we are sooooo close! I keep a journal on here (The Williams' Road from Rags to Riches) to chronicle our journey, get advice and hold myself accountable. Our progress is slow but steady and I refuse to give up hope! And of course, I, the woman, am the driving force behind our company!

Jennifer- you should post your deal under 'deals' so that other investors here can learn from what you did; also, the DG moderators will notice it and give you a 'diamond'. Keep us posted on your next deal!

Hi Robin- as you will find out, this is an awesome site for inspiration, and to learn from so many other investors, including myself, who started just like you, not knowing where to start, or feeling overwhelmed, but try to read as much as you can, and most importantly, take action every day! Just completed my 2nd Deal. This stuff really works. Thanks to all of the DG'ers for their support and forums like this one that motivates and encourages.

If you haven't taken the first step - Go for it. As someone said - Next year will come - will you be in the same position??? or take the leap of faith to move forward.

Even though I signed up as a Member apparently in July 2011, that was when I was shopping for a home for hubby and I to live in.

I was super-focused on that project and it took several months to line everything up. We had at least 3 different forms of financing tell us were hopeless without a hefty down payment.

We finally made a deal that had us put up $1000 earnest money, $200 refunded at close and our mortgage payment including water & hoa is half of what we were paying in rent.

I decided if I focused that energy on building this REI thing as a business I could do well.

I attended a preview seminar last week, and though I balked at the sales techniques used and did not sign up for the 3 day workshop I am reading 30 Days and have been scouring this site for the past two days.

I want to step up here as a Female Leader!

I feel like I've gotten to know several of you already from posts & journals, am looking forward to getting to know all of you and learning how I can serve.

Found the REI world, as an investor, less than 45 days ago. Since then...

• Joined 3 Real Estate Investment Clubs
• Set up strategy meeting with financial planner
• Found a tax deed deal had no mortgage, just back taxes that none of the seasoned buyers I know locally knew about until I shared it. Seasoned folks encouraged me by sharing I had found a home run, on my first search.
• Went and opened bid at tax deed auction (didn't win the bid, but wonderful experience and networked with other bidders obtaining buyers for my list)
• Sent a yellow letter (send 7 more this week)
• Put out 3 phone calls
• Sent 3 email reach outs
• Researched and found 8 sellers to further research (in and out of state)
• Met and nurturing relationships with several buyers that I'm also able to offer my business management services too in order to help them automate & leverage their REI business time, focus & money
• Met and connecting with a bunch of great people
• Reading & studying industry leaders
• Learning, sharing, connecting, teaching & leading every chance I get!
