I have 2 deals done, and have my goal set at 3 more by the end of the year. I buy/fix/hold, so if number 2 gives me a nice cash out refi, I could make the deadline! Then I hope to double my total this year for next, but I might really be shooting low! : ) But if I could pull out 30K cash in profit on 10 properties each next year, I might have to give my boss my 2 yr. notice tomorrow! Ha ha! I say 2 yrs because it's a family business, so they would need 2 yrs to watch me kick butt in REI! Yee Haw!

Still working on finding a really good deal. I think I have one in Long Island with a motivated seller But still trying to work out the numbers. Already did a walk through but I feel i might be off on the numbers to make an offer. Still working on getting buyers--no response yet. I feel like they are waiting to see if I have any inventory. Any expertise advice is greatly appreciated. I think this motivated seller may be a good match since it's an FSBO and it turns out the owner and I have a mutual friend. This may be a Godsend. The home is 70% redone, well maintained home. The owner just want to sel quicky and move in a few months.

Teresa- make sure you go out and take action; don't get hung up on the lessons or wait for the coaches to tell you what to do (which is what I did
Anissa- sounds like you have a deal in the making; get a contractor on your team who can do walkthroughs with you, that way you will get a good estimate on repairs.

I haven't done a deal yet but will. I do have a question though. Realtors here say, can't do assignments on REO's. What other kind of prop. can I do assignments on? All help would be great ladies. The more help the faster I will get a deal done, PLEASE help.
