maybe you're not doing anything wrong except for finding what your buyers want.
maybe you found what your buyers asked for, but it's not the right time.

Have you given the bulk buyers all the numbers? If they're buying a package deal, are you presenting the deals as a wholesale "package" from you? Have you shown them detailed numbers...photos, insurance costs, holding costs, rentals amounts, rehab cost analysis, property management costs, operating costs, ROI, CAP rates, refi's, etc.
Bundle it all up for them...make them an offer they can't refuse!
MARKET the heck out of those properties!
Have you considered out of state buyers?
You could ask the buyers why they've rejected the deals...Try renegotiating with them! Find their magic buttons.
Is there enough equity in the deals? Don't give up!

I have the opposite problem. I have someone who would take between 40 and 100 properties from me in the next 6-8 months, but I can't find the properties I need for them.
Finding a group of properties is a huge challenge. I found this buyer thru having bandit signs out. Just keep doing the marketing exercises Dean's people teach and keep at it.
Have you gone to your local REIA meetings and talked about them? There are buyers everywhere! It just takes ACTION to make it happen, and when you run out of ideas, do something wacky!
The only way you can NEVER do the deal is if you give up on it!

Ok, came to an agreement this morning. But now they are making things more difficult because they want every spreadsheets for each house 1 by 1...who has time to do that with a full job on 60 houses? 60 houses!!! For crying out loud!!!
I've never looked at a bulk package that didn't have unit by unit spreadsheets. Otherwise the buyer could be stuck with some real garbage properties. Don't know how you got the package - but whoever is passing it to you should have this. Think about what profit you make if you close this, how many hours have you put into the deal and the work may seem more reasonable.

Yea but she wants it email by email page by page no piece mailing whatever that is I still have a full time job no way we can get that done before closing date...and they already sent all the info they could send...Thats my problem....
Now i need proof of funds up to $1.2 great, just great...
and use that as your POF...
get the spreadsheets from your seller; all you have to do is scan and send...

The buyers dont want to show the proof of funds until they see a spread sheet and the guys dont want to send the spreadsheet until they see a proof of funds....no ones budging from where they stand....arrrrgggg....

Let me make sure I have this straight.....you are wholesaling in bulk some 60 properties....okay; and I would guess you stand to make anywhere from at least $1,000 per property to say $2500 each....okay; so if my limited math skills are correct you stand to make anywhere from $60,000 - 150,000 (gross) by flipping these 60 properties...okay;
Now let me ask you a question......breaking it down to the smallest numbers, what does your current job pay you per hour.....say $20 - 25?? maybe more; maybe less?? So if you called in sick for a day or 2, let's say 2 so that is 16 hours.....at say $25 per hour....that is $400, what you would earn if you were at work and did not call in sick....okay.
$400 vs. anywhere from $60k - 150k; somehow I think you can find the time to put together spreadsheets for each property (or for that matter hire a wiz-bang bookkeeper who can do it on Excel spreadsheets for you and pay them....oh idk, let's go off the deep end here and pay them say $2000 for the whole project to be completed in 3 maybe 4 days max....)

Deals like this do not happen all of the time! That's A LOT of dough for ONE transaction!

As an investor, I won't even consider making an offer until I see spreadsheets. Paid tax bills, utility bills, water bills etc. I don't care if the prop is the best looking house on the street. If someone can't show me the numbers and that it cash flows, we have no deal. Put yourself in the buying seat, then you will understand. Nobody said REI would be easy...Jan

Well thats another "buyer" down the drain, got word that he has all his money tied up in another deal....bummer......ive got 3 more people to try....this time instead of waiting for no after no, im gonna send it to them at the sametime so that im most likely to hear from them at the sametime....
