Getting Started

Recently I purchased Dean’s book “Be a Real Estate Millionaire” over the phone. I am a 19 year old college student and I’ve been reading material on real estate and financial intelligence since I was about 17. I got a call from someone offering me the one on one coaching. I am very eager and hungry to take advantage of today’s market. My head tells me go ahead and do it because it’s worth it in the long run so I believe it would be the right step for me. This may sound childish to most people here because I’m young. It’s just a major decision for me to leave old ways like playing video games or buying expensive cloths to sell it all for the one on one training. I just want to hear from someone who has purchased the one on one training or has the same problem as me. I would like someone to talk to so I can ask questions about when they purchased the program. I know the right decision is to purchase the program but its hard for me to make that step.

I would say...

go for it. I have not personally joined the one on one coaching program, however, I feel it is probably worth its weight in gold. There is something about DG and the DG family that I trust. I just feel like I could come here and talk about anything and these guys would lead me in the right direction.

Whatever you do, don't lose your passion or eagerness to invest in real estate. I heard a saying once that went something like this, "Live like no one else, so later you can live like no one else." The fact of the matter is that about 95% of the people who have bought DG's book, probably just read through it and put it on the book shelf, wondering if they are capable of doing something like RE investing. Some are afraid of failure and some are even afraid of success.

I don't think your thought process is childish at all, I think you have come to a very important cross road in your life to which a decision needs to be made. I think if you truly want to be a RE Millionaire, you will do whatever it takes to make that dream a reality.

Isaiah I was in the same boat. I borrowed the $ to join and am making a small payment a month until my real estate deal come's through. I have been in the program for almost 2 months and I call the coaching line about 2-3 times a day and they are always there to help! Do your self a favor and read what sistreat wrote. She is one to track on this site and also CBR Power they both look to be really savy!

Fred was like most investors and entrepreneurs: he had no idea that mobile homes could be a good investment and a good money maker. And what little he had heard about mobile homes wasn’t very flattering. But he had read a book about how you could make money with them and called me to get some more information. He wanted to know if he could visit with me sometime, buy lunch and see first hand just what I was doing. At 9 o’clock one morning, Fred shows up at my door and we went on a park tour.
The first park we drove through, I pointed to a mobile home and said, “Fred, take a good look at that mobile home and tell me what you see.” This was a 15 year old single wide home. The paint was ugly, one section of the skirting was missing, a window pane was broken, a dog was tied to the steps and the yard would never win a “Yard of the month award.” I could sense that Fred wasn’t real impressed at what he was looking at. He looked a little puzzled and said, “ All I see is an old mobile home.” To the untrained eye, that’s just what it looked like.
Now there was nothing wrong with Fred’s eyesight. He saw exactly what I just described. What he didn’t realize was that he was looking at money, but it was money in disguise that looked like an old, ugly mobile home. Then I gave Fred the history on this home.
About two years before, I had bought this home for $2,700 and spent another $341 for advertising and minor repairs. My total cost in that home was $3,041. In less than two weeks, I had it sold for $6,950 to a young couple that needed an affordable place to live. This couple, like many couples, would never save enough to buy what they wanted, but they could make a payment every month for life. They paid $750 down and I took back a note at 12.75% interest (the industry standard) payable $191.07 monthly for 40 months. Now, let’s run the numbers and see how I made out.
We had $3,041 invested, received $750 down, leaving $2,291 in the deal. We now have a note for $6,200 and will receive $191.07 for 40 months. If I punched the right buttons, that’s a 95% yield. After 40 months, we will have collected $7,642. And also, it will only take 12 payments to recover the $2,291 we have left in the note. As you can see, this little deal provides very high yield, with minimum risk and was done in a very short time.
Now, let me explain what I’ve really done with just a few hours of work. Some people will think I simply put a little deal together and made a good profit, and I have. But I’ve done much more than that. What some people fail to realize is that I’ve spent a few hours of work to create a note that now obligates somebody to send me a check every month for the next 40 months. Once the deal is done, what more do I have to do to get paid? Nothing but wait for the mail carrier to bring the checks. I don’t even have to leave the house to get paid, but that nice couple living in that mobile home have to go to work every day so they can send me a check. And they get to do it 40 times. And it was done on an old, ugly mobile home that most investors wouldn’t consider of any value or collateral.
After explaining all this to Fred, I asked him to take another look at that mobile home and tell me what he saw. All he saw the first time was something that looked ugly, but now, he realized he had been suffering from an optical illusion. You might say that Fred’s vision had shown a remarkable improvement in a very short time. Now he could clearly see money.
I then asked Fred to figure out how many little mobile home payments like this he would need each month to equal the checks he got from his job. I explained that if he did just one little deal a month, it wouldn’t take that many months before somebody else would be sending him more money than his full time job was paying. And if he still enjoyed working a “job” when he reached that point, he could just keep the job as a hobby.
Now, I’d like to elaborate some more on this little deal to show how a little education and knowledge can make such a big difference in a person’s life. Before I learned how to put my money to work, I was doing all the work. I was so uneducated back then that I thought the answer to financial freedom was working two jobs. And that’s what I did for many years. Finally, I realized there wasn’t enough hours in a day, and I couldn’t work enough hours in a month, to reach financial security. There had to be a better way, and I started looking for that way. When I realized that education and knowledge was the answer, I made up my mind to get an education. Before that, all I had was some “schooling”, now I realized I needed some education.
I started learning who the people were that was successful and was doing what I wanted to do. Then I started attending seminars taught by those people. I paid money that I couldn’t afford to pay to go to those seminars. I took time off from work that I couldn’t afford to take. I bought books, tapes and courses that I couldn’t afford. I spent many hours listening to those tapes and reading the books, when I could have been watching ball games on TV, or fishing, like a lot of folks were doing. I was doing all the things I couldn’t afford to do, so that someday I would be able to afford to do all the things I wanted to do. And I soon learned that it wasn’t a question of whether I could afford to attend seminars, I realized that I couldn’t afford not to go.
Now I can look back and see that I didn’t do all the easy things, and all the fun things like many people were doing, but I did all the right things. And today, we enjoy financial security and financial freedom and can do what we want to do, and we can do it when we want to do it. While some of our friends are still working “jobs” searching for financial security that they will never know. They had the same chance to make choices that I had, they just made the wrong choices. They all had “schooling” but they didn’t have the necessary education that provides financial freedom. Now they tell me how lucky we are.
The best investment you can make is in yourself. So be willing to pay for your education now, or be prepared to pay a much bigger price for your lack of education later. The choices you make today will determine your financial future. Be sure you make the right choice, because you will have to live with the results of that choice.

Yesterday around 4:30 pm ATL time I paid my down payment for the one on one coaching course. I am excited to get started and take advantage of the time I have as a young person that doesn't have to many obligations. All I can say is if your really trying to be a Real Estate Millionaire go for it. With a strong desire I guarantee that failing wont even be an option. Get familiar with Deans book and do the coaching. God Bless

It's good to have you here. I can feel your frustration and hope that eases a little. First, let me ask, have you read and re-read the book thoroughly? That is the first and most important place to start. Then to read through as much of the forums as you can, and glean information from all the posts. It won't happen immediately, but you will grow in knowledge without even realizing it and will soon have answers to the questions you have.

yes...

PLEASE read the book first. If you're like me (when I started out last year), it will be hard to even understand what everyone is talking about in here until you read the book. Dean has strategies I had never HEARD of. The book opened my eyes to a whole new WORLD of real estate. And then coming into the site I was able to ask pointed questions and seek answers from others who were taking action. THEN I was able to leap out in faith and put those strategies to work for ME!!
So, yes!!, anyone just joining the DG family, read your book thoroughly. It will open your eyes and give you the foundation for what you want to learn. And certainly join us in here. Read all you can. And start taking baby steps. We WILL be here to encourage and help you. But it really takes YOU determining for yourself that YOU are going to give it your all, and learn in every way that you can.

Try looking under "Real Estate Forums" on the left of the page, and just start digging into topics that interest you. You won't be disappointed.

relators

I not having much luck finding a relator who will take me seriously when i tell them i want to find motoviated sellers who will sell their prorerty for 40-60% off.They laugh wish me luck and say good-bye,I'm 71 i don't know if my age has any thing to do with it or not? but they make me feel like i don't know what i'm talking about or maybe they think i'm just stupid.Any way i don't know where to go now.

We have isaiahsullivan starting this thread telling us that he started reading about real estate at 17 thinking that this will be difficult because he is too young and now we have you at 71 having a tough time because you think people do not take you seriously because maybe you are too old!
What I have learned from this site is that real estate is open to everyone you do not even need money or even good credit to get started!
Who knew?
Can you believe that?
Doesn't it make you think that anything is possible in this field?
Age is totally irrelevant!
I know that being turned down by one realtor after another can take the wind out of your sails but every "NO", gets you one step closer to your "YES" and that is the realtor you are looking for.
I am in the process of getting my team together (following advice I got from the members of this site).
Hang in there man, it is going to be so worth it and think of all the money those realtors are not going to make because they didn't have the good sense and the foresight and the courage to team up with you when they had the chance!
I am personally looking forward to reading about your first deal!

Hello to all the new folks here, welcome to the DG family glad to have you here with us. I apologize for not being on more but I've had my plate full for the past couple of months.
Now, for the young and old, the GREAT thing about REI is there is NO age discrimination here. ANYONE of ANY AGE can do this, yes ANYONE!!! If you have the knowledge, do your due dilligence and take action you can do this, with NO money and NO credit. That's right! How do I know? Because I've done it!! So if a Realtor laughs at you, keep looking, if a friend, co-worker or even family member scoffs at you, keep moving ahead. Don't let ANYONE steal your vision or dream. Those naysayers aren't YOU, that's their reality NOT yours...
So don't let anyone tell you you're too old or too young, if YOU believe it and take action you will achieve your goals and live the life of your dreams. It's THAT simple!

Hello Jaime. So far my decision to begin the one on one program was a wise one. Right now I am focusing on getting income through Finders Fees. After of few of these I will attack a bigger project. I'm currently trying to do all I can to find and create a list of investors in the area. If anyone has any tips on receiving income through finders fees please let me know. Also Jaime if you have any questions as I progress through the program don't be afraid to ask.

To the Newbie's in my opinion
It takes a few months till it all starts clicking in.I hated reading and I have read more than I have ever read in my entire life.Just keep reading forums over and over and get everything in place first.title co.,Buyers,Realtor ETC.

I just found my Realtor to put in offers and have the list of about 20 Foreclosures for him, that have been on the market for awhile that need some rehab.
Wish Me Luck-3 months and still trying to get the ball rolling.

I was driving down the street i saw this house up for sale by a realtor co.Has up for sale .How can i get the house with no money down or credit.Elena said that it can be done because she's done it and i've read the blog were orthers have done it.Can you tell me what to do if anything i can do to get this house I don't no how long it's going to be there are how long it's already been there.Do i make sence.

you will need to research LOTS of properties to find one that will be a great deal, so are you ready to put in a little elbow grease? Call the realtor and find out the information on the property. Then you will have a little more to work with, ok? Smiling
