Getting sold comps

Getting sold comps

I looked at a property today (FSBO) and I need to get sold comps. When I went to Zillow and Trulia and input my info., hardly anything shows up as a sold comp. The house I'm looking at was built in 1955...maybe that's the reason? For the parameters of the search I put anything built from 1950-1970.

Any advice?

If you have a friendly title agent they can sometimes be priceless.

Mine in LA gave me access to her computer system so that I could pull prop profiles myself whenever I needed them. At the bottom of each profile, it has 15 comps for the prop. It got me very spoiled!

I have an attorney that owns a title company, but I don't know anyone yet at the title company. Hopefully that will change in the near future.

Call the title co and ask to speak with a rep. Then set up an appt with them to come in to talk about what types of tools that they offer.

GO IN PERSONALLY. Do not just talk on the phone. People like to do biz w people they know. And most people like being helpful. When you get there ask about "farming tools", specifically property profiles and comps. Ask if they can set you up to get computer access yourself but wait to see what they offer first.

Call several Title co's if needed. Some title companies may charge a small fee. Shop around. Your RE Agent is the best resource for Sold comps but you need to develop a good relationship with your agent. One thing that I do is pass on retail buyers to my agent that come from my marketing. This is a way that I can throw some freebies to my agent while they are doing some of these favors for me - like pulling sold comps for me. Just an idea for you.
