You may not have considered owning property in other countries but this may be the time to do so if you want a summer home or winter home somewhere else. Why? Because properties are selling in many countries just like they are in the United States. How about that? Take Iceland for instance (the green country) they had a similar boom to us but because of the economey they are seeing a great decrease in their properties as well.

Great insight to the world wide market. I think of the foreign investors investing in the USA. The exchange rate plus the down market could make for great deals for the international DG Members. I think of the Christmas Classic "It's a Wonderful Life", when George Bailey states that "Potter isn't selling...Potter's buying at $0.50 on the Dollar." Thus, the deals are out there for all of us.

That's great. I agree with you about the Keys and Hawaii. I been on vacation here, have done property research, I think even made an offer or two, but wow. Talk about expensive for what you get. I could not stand holding property I could not rent for a cash flow and control of property to use whenever I wanted.

This could be a great idea, but one must consider that you will have to have a good management system in place, and well as also realizing that at time it will be necessary to do some travel. Nothing to rule out though.

Thanks for your insight. One interesting thought may be if you could find a nice property to cash flow and pay it off in 15 years or so, then you could have a free and clear 2nd home. It may not be immediate but what a prize in the future. In the past few months I have looked, for fun, at other exotic vacation destination areas. I found that some areas are even approved for short term rentals such as rentals by the week, etc. Thus there could be several possibilities for finding a cashing flowing second home to have that special get away in the future. We can often dream and the dreams inspire us to make them a reality. Believe and Achieve! Aloha - Joe

What if I make reasonably good money but now live in another country, could I still invest at home in the U.S.as easily as most people in the DG family?
The answer to your question is yes. Yes, you can invest in the U.S. Investors from around the world have been purchasing properties in the united states for a very long time.
Smaller banks will not know how to get you financing if your residence is not in the states. You will want to look for financing through the larger banks and mortgage brokers. Mortgage brokers have contact to multiple lenders allowing larger access for you to money.
You will probably have a little more paperwork because you are out of the state. This paperwork will be to prove you are not a terrorist.

Thanks, nstreet, for bringing this out to the attention of everyone. My husband is from Uruguay and for the past couple of months we've been looking into purchasing a home there for (a) a second home that one day may be our retirement home and (b) probable rental property until the time it becomes our retirement property. It's a beautiful and very stable country and my husband has been telling me since I joined the DG family that properties there are extremely reasonable (as long as you stay away from the popular tourist beach areas, just like in every other country).
It does take thorough planning and such but we see it as very doable.

Great! I guess all I have to do is found out exactly what steps I need to take huh? Im eager to do something but when I begn poking around with the traditional lenders they all want to get my social security to check my credit and blah blah. Plus my income is international (Bahamas) so there is no W-2 forms and what-nots. They check my social security and tell me and I dont have enough of a history. Anyway, I just wanted that go ahead, that if I ask the right questions with the right people, I can still make something happen. The blitz has got me juiced up for action!!
Hopefully one day soon I will buy a house or a condo in Madiera. Its a portuguese island. Its so beautiful there and cheap to live.
