One thing I used to build my buyers list was to join a few web sites like linkedin,realestateinvestor,lead tackle and some others. What I did is I found a guy advertising properties that he was selling in bulk in all states. Well on his add he asked anyone interested to contact him, so when all these investors replied and left their contact info on the site I simply copied and pasted them and BOOM I now have a list of investors in all different states!!
This is just one idea to help you get going.

Most larger newspapers have an online version of their paper. Go to that, then go to the classifieds, then go to the "house for rent" ads (this way you don't even have to buy the paper). I started calling all the ads that weren't clearly listed by realtors or management companies and just started talking to individuals about the property they have listed and told them that I was an investor looking to add other investors on my buying list. About 70% WERE interested in getting on it. Just make sure you jot down names and phone numbers of anyone who says they are NOT interested and keep them for future reference. That way if they place another ad down the road, you won't be calling them again accidentally.

I searched online for Home Builder's Associations in my city and state and then went to their website. What I found was a HUGE list of all the local contractors, builders, construction companies, etc. for my area. So now I had a list of at least 100 contacts that might be interested in picking up a cheap investment property that needs some rehab. (Winter is the ideal time, in my opinion, to contact them because this is when most of these types of companies are at their slowest. Many would welcome the work to keep from having to lay off their employees and they'd also keep the profit after they sell the house once it's fixed up... a WIN-WIN)

Like I said in the other thread, be careful of all these 'investors'
People with lots of cash generally don't advertise "I have lots of cash".
Do your due diligence and if they are pushy about getting the house info before anything is signed, move on as they will crap on you and have their friend(s) buy the house and you get nothing out of it as it would be impossible for you to confirm it.

I have been allover town picking up papers and all the small publications that i had seen "we buy houses" etc in the past,and not one had any such adds."realestateinvestor.com" seems to think their the best site out there. when i searched for investors in my area they all had signed up,logged in a few days later and never did again. some for years.So i have to wonder "did they suddenly find the site useless or full of b.s.This is the best site anywhere and that's that! LOL great tips!!!!!

Just joined my local real estate investors club. These sites usually have posts by members who are looking at investing. They will usually provide narratives at what they are looking for (single family, multi-dwellings, etc.) and what they are willing to pay (finders fees, bird-dog, % of ARV, etc.). Great tips above!
Thanks for all the great input, I believe going to your local REI club is still the best way to build your buyers list as well as meet other important team members like Title co people and lawyers and lenders.The first suggestion was just something I came across by accident while reading through posts on some sites and then it dawned on me that people were leaving their contact info right there for me to get.

This is awesome info! building a buyer's list is the foundation of a good wholesaler. The techniques in this post are great but let me add that you have to keep at it. Try to take at least 2 days out of the week to focus on your list.
Also don't just put names on your list but get personal with your buyers this will make them more likely to come to you first when they are looking for a property. Call them on the phone and see how their making out with properties, ask them what their looking for and how you can help them find it. Invite them to lunch, make sure you recognize them at Investor meetings and go over to them to chat.
Building buyers is important but keeping dedicated buyers is just as important. Make yourself stand out from the rest of the wholesalers in your area. It will be well worth the effort I promise!

I rehabbed a property and listed it in Craigslist under 'For Sale by Owner' and I've been deluged with at least 20 investors trying to by my property at a discounted price. I've started contacting them, getting their info and pre-requisites, and adding them to my buyers list.
