I received two responses, of which one was a cash buying investor. So I emailed him back a response like this:

Thank you for contacting me about the Craig's List ad I put up, and I apologize for my delay in response. I am a property investor, and wholesaler, and I come across properties all the time that fit the description I placed in my ad. Some are higher and some lower. Obviously the lower the price, it usually needs some remodeling or rehab work done to it to make it suitable or livable to the purchasing party. I have a unique marketing strategy, and a knack for buying properties cheaper and better than anyone else around can. What I would like to do is contact you through email, or I can call you, when I find a deal that fits your criteria. If this interests you, then please email, call or text me. I would like to discuss further what type of property you had in mind. Thank you for your time and consideration.

Here's the problem... His first reply to the ad was this:

...And his reply to my email was this:
Pictures, pictures, where are the details of your properties?????
...I don't have any properties locked up, but am aware of properties within this price range since my REA has been sending me emailed listings. I'm not sure what to tell this guy. He seems pushy and unwilling to be patient, or just let me know what kinds of properties he is looking for. From the type of attitude he has, he also seems like he'd be the type to flag my ad down to be removed.
I need to know, from someone who has experience with placing Craig's List ads and working with the responses, what I should say or do to appease this investor so I can better work with him.

You Need to let him know that the property you posted is not around anymore,But you will Email him when you have another Property that fits his Criteria..But yes He does seem a little push..I have Posted a couple AD on CL and everything went fine you just have to be able to answer there question quickly so it seem like you know what your doing
posting properties that you don't have. That's a strategy that really doesn't work effective anymore. If the guy is a real cash buyer then he feels you are wasting his time and propbably won't do business with you in the future.
Put yourself in his position, I know I did when i started. If I call on an ad that went on CL today and you tell me that one is gone but give me your criteria and I will contact you with others, I hang up and throw away your number. You posted a property you didn't have with a price then you tell him some are higher some are lower????
If you have a property and you have done your homework on it and the numbers are really good you will sell it if it's priced right. **** ghost ads work maybe 20% of the time and most times the people you are talking to are just like you.....fishing.
Bottom line.....If you build it they will come. If you have a deal that's priced right and the rehab is figured properly then you will sell it. That's what a real buyer is looking for. It's not a matter of patience, people's time is important. Time is the only thing we can't make more of so use yours and others very wisely.

There is NOTHING wrong with this buyer. He just expects you to PRODUCE, not BS with phony ghost ads. He has seen it and heard it before!! What he is telling you and rightly so is don't BS me, provide a property or leave me alone. REAL CASH buyers are businessmen (or women)they don't have time for newbee buyers list building. This guy sounds like he may be real. I would respond to him and tell him you will be supplying him with pictures and buying information on your next deal. Working on several as we speak. You are trying to actually acquire properties right now right? If not, that is what you need to do and forget about ghost ads that say you have something you do not have. Change your ads now. Produce real deals and you are on your way!!!

I was always a little suspect of the ghost ad without the first house locked up. If you have a house and it goes that is one thing, but not a house to start with seems a little fishy.

His last name might help there? ; ) At any rate, I put our current house on CL because we need to rent/ lease option/ land contract it before we move. I was prepared for the calls that came merely because I had a real property that didn't work for them because of timeline or location. I did get one contact from another investor. We're playing phone tag.
Good luck. It sounds to me that you may want to get some properties under contract first. You can find out how to do that on this site without cash by reading the journals of Matt Larson, Carol Stinson and several others.
The Reader's Digest version is:
Drive around your chosen neighborhood's and identify as many distressed properties as possible. Knock on the door if possible. Identify yourself with your full name and title. (For ex., Distressed Real Estate Specialist or CEO of {Your Company Name Here}) Ask them to tell you about their house. Encourage long answers to get as much info as possible. If they tell you about family, ask them more info
Go home and research the property online. Most cities and counties make Property Searches and or Tax Searches available by address. There you can find the owner's name, tax info, images, building info (ie, 3 BR 1 F 1 H) and
LAST PURCHASE AMOUNT/DATE.
This is excellent information for you to have under you hat. I wouldn't let 'em know you know anything other than what they respond with or share.

STOP the ghost add BS, and be HONEST with what you have, and dont have, and youll find the potential investors to be much easier to work with...After all do you like to be LIED to????
I have to agree with the others. When you posted the ad, you wrote "$24000 / 3br - 1500ft²", making it seem as though you had a specific house available.
If you're trying to advertise your wholesaling services, then write an ad that focuses on that specifically, such as "Local wholesaler looking for cash buyers to contact concerning properties priced below FMV as they are locked down".
My next suggestion would be to remove your name and company from your ads. If a few cash buyers are alerted to the fact you're posting ghost ads, they won't hesitate to spread the word that you're being phony. Word spreads fast in this business. You don't want to tarnish your reputation before you even start.
My last suggestion would be to reply to his email and say something along the lines of, "I'm really sorry, but that property is no longer available. I usually advertise the properties I lock down to my VIP buyers first, giving them a head start of 24 - 36hrs before I advertise properties on other websites. One of them ended up snapping up the property. If you would like, I would be more than happy to add you to my VIP list, so you can be one of the first to know about these properties."

Well, the only reason I put a price, # bedrooms and sq ft is because I had problems with CL even taking any ad I put up. I waited days after creating the previous ad, and nothing showed up on their site. I checked the "help" section of their website and many people had the same problem. My original ad didn't specify any particular type of house, just the posting title saying that cash buyers were needed for this area. The body of the ad remained the same, so I wasn't originally specifying any particular houses or giving the "BS" a few of you were stating. I was trying to place a non-ghost ad generally stating that I need cash buyers for houses offered at 30-50% below FMV. That's it.
Thanks for the responses. If you post on CL and have a better way, a non-ghost ad method as I have seen posted before on here, please share. Let's not turn this into a bash party. Ask the intent first before assuming.

Just say you wholesale properties or you flip contracts
The best thing to do if you have no or very little idea what you're doing is;
1. Stop posting ads of homes you don't have; asking for details and pics is commonplace and will quickly have you caught.
2. Find FSBO type homes. Here you can get access when needed, you can control the deal, and you can rightly request someone to show you their corporate docs and POF
3. Find an agent who will work WITH you. Remember, you called them. They're not losing sleep by not doing a deal with you, but you're constantly complaining that they're shattering your dreams, etc
Less lying brings more checks
No one was bashing you, we were bashing the worn out strategy. Your ad looks a little better than most, now you just have to respond properly when a buyer calls.

Elix, perhaps you have me confused with someone else. I don't come to DG to complain, only to learn. Look at my other posts and you will see. I work hard for what I want and find ways around obstacles. I'm not all that familiar with CL. Lying is against my beliefs and morals, so I stay away from it. The ad you saw was a test ad to see if I could actually get one to post, since none of my non-ghosting ads would show up after posting. It didn't take long to get responses...and here I am, just asking for advice. Not whining or complaining.The communication in here could have done without some of the negative overtones. This is a safe places for learning, right? Thank you all for the advice, and thank you for those who contacted me directly. I'm glad others were able to learn something from these messages.
