I joined Dean's academy in Feb. I am very excited to do my first deal. Whenever I start to feel depressed, or read too much negative info. I get on this site and read all the uplifting encouragement. I have joined two investment clubs in my area and they have been fantastic. It helps to have face-to-face interaction to gain confidence. I live in a tough area, (Orange Co. California) where prices are outrageous! The clubs have helped me look at this obstacle with a different perspective and there really are opportunities everywhere! ...I just have to add more zeros!

Thanks for the PM.I'm just at the start of the course.I put if off a few weeks now,well as far as the course is concerned I'm a little behind.None the less I do feel TONS of excitment and know that this is definatly what i need.I have kind of jumped ahead.I have a buyer who is approved and looking for a deal.Then just today I heard of a guy who is loosing his house to forclosure.So I got his # and I will be calling him!I just need to go over a few things so I'm on the right tract.Its nice to have someone to talk to.I have to get ready for work so have a great night.Kimmie

I have done what deans profit from real-estate right now, book has said to do. I have over 20 buyers. 3 cash investors. The only problem is that my attorney said that i will be acting as a real estate broker if i lock up a home on contract and that is illegal in Georgia. Do you have a answer for me?

Thanks for your post to my investment forum thread on giving back. As I mentioned, I'm WAY ahead of myself on that, since I'm barely floating myself, my mom, and the petting zoo at the moment. However, thought it would be motivational for me to keep in mind as I'm working my way through all this, and maybe it will be food for thought for some already successful DGers to share the ins and outs of their adventures in this area.
RE: old muscle cars --- drove a '68 Mustang for years and loved it. Decided they were partly called muscle cars because with all the weight and power-nothing, it took some muscle to steer the darn thing! But I would probably have kept it, and now wish I had, except that I had to have 4WD living in the ski area mountains.


Hey Mike,

I am ready to make an offer on 9 houses! The problem is that my agent wants a Proof of Funds letter. Now I know I can get one from a transactional lender but the first one or two, I want to keep for investment.

I want to use hard money and then fix and rent. The properties are really inexpensive, but one needs a fair amount of work.

So my question is how do I get a proof of funds letter without having an A to B sale?

Time is of the essence because I am meeting Monday to make some offers!!

I would be interested in partnering! I am full of energy and always looking. The other day I looked at 21 properties!!

I won't be doing that a lot but I need to train my real estate agent for what I will and will not buy.

If this one deal goes through I will have a fair amount of cash to work with and that is what I need at the start!

hello Mike,
I am really trying to start this REI in my area which is a great place to start. I am between 2 military bases with new incomers coming home looking for vancant places locally. I have the know-how mentally but need the get-it- physically. I have driven around for months looking at all the places avail but have not gotten in touch w/ banker or agent yet. I really don't know the words and really do not want to look too inexperienced which I am. This can be a hazard to trusting in me to start to get-it-done. Looking forward to working w/ you. Jami
