Try running some ghost ads in the "For Sale" section of Real Estate (in any areas you want to operate in).
If you are not familiar with "ghost ads", that just means an add for a fictitious property that most investors would want to buy. Make it sound so good they have to call you. When they do call, explain that you just got a buyer for that one but you are finding great deals all the time and would be happy to let them know next time you have something that might interest them. Then gather all their investment criteria, (ie: Beds, baths, SqFtg, area, features, etc.) and of course their contact info. You can read about this in Dean's books and elsewhere on this site in the forums.

One thing I like to do with Craigs list is do a quick search for investors ads on craigs list. To do this i will pull up Craigs list in the area I am interested in. I will then click on the word housing, which will pull up a little search menu. In the space type in "we buy houses cash", and then hit search. I can usually find several investors ads to call by doing this quick search.

I must say, I do get lots of buyers through CL... works for me, as long as you don't post your email, just your phone number and you will get serious buyers.

Ignore all the given Topics.
In the left margin above the Calendar, there is a blank "search craigslist" bar.
Ignore it.
Right underneath is another search bar that probably says "for sale"
Ignore that too.
and click on the blue down arrow.
You'll get a short list."
Just plan-e - That is an awesome technique! I've had my son running ads on CL with not even a bite. So I went to find our ad and it was drowning in the competition. With your formula I have already found several ads from buyers...

What a great way to use CL.
By using your technique, I found that none of my ads to CL have been posted!!! What a bunch of crap and frustration! I get the proforma ad and the email links and everything I need but when I search for my ad, I get nothing. I even had a fellow DGer look and he couldn't find it.
What's the secret to posting an ad on CL? I get the email and phone call verifications but my ads never get posted. I contacted CL but they haven't responded to my help request.

This might be a dumb question, but "Are you going to the link in the confirmation e-mail they send?" You have to click on the link then click 'Publish' on the page that pops up. Once I get the 'Your ad has been published' message, I go to the 'craigslist' link in the top right corner of the same page to make sure my ad posted.
That could be my problem. I don't get a link anywhere on the page that says "Publish." I thought it was strange because when I posted furniture on CL before I got a page that had all the links I needed. Now I just get a page to manage my post and there is nothing on there after the reposting button that says Publish. I've reposted my ad twice and went through the whole phone call confirmation and code number entry but nothing that says publish.
I'll give it one more try before pulling out what's left of my hair ......

I just went to my manage posting email and reposted my ad. No window comes up to confirm it was published or link to publish my ad. It's the darndest thing. After I clicked on the "Repost your ad" button, I got a message that said that my ad had been reposted. That's the same message I got before and couldn't find my ad.
I've rethought the hair pulling idea so I am just going to move on away from CL. I've got more productive things to do with my time.

I was told that if you go to the search box on the left and just type in keywords, ANY listing on the whole site will come up matching those words. I checked mine and didn't see my ad. The real kicker was when I went to the "Your listing is posted here" link, I tried to email me the posting and got a message "could not find listing". Maybe it's just my Fl. Backwoods Craigslist? LOL I don't know. I'll try to type a new listing when I have the time. I am posting on other Ad sites with no problems.

What I've noticed was that everyone and their cousin and brother is doing the same thing on Craigslist... placing ghost ads saying "We Buy Houses' and getting flagged. I've decided NOT to do the same thing for that reason.
Just think about it...
The competition doesn't want to see you there and the common person thinks your ad is a scam just like all the others (even though we know it isn't). A tip that I received, and one that works, is this:
1) Click directly on the "Housing" category in the area you are interested in.
2) In the search field, type in "Owner Financing."
Result:
You will literally get hundreds of listings for that area. Now most will be by brokers, but these are great to contact because there is a good chance that they work with investors! The others will be property management companies (you'll want to eliminate those), but the one's that say it was listed "by owner".....these are the one's you will want to call.
These are the one's that are most likely to be REAL RE investors of whom you can network with to find out what their criteria is so that you can run deals by them as you come across them (some may also be FSBO's). I wish I could take credit for this simple, yet powerful technique, but one of the coaches at the Success Academy explained this one to me. Brilliant!
Instead of placing ghost ads that everyone is already doing (bandit signs may work better for this instead), ads that are constantly flagged, why not go directly to the source and call them up, or email them if no phone number is listed in the ad, and tell them what you are looking to do. Take them through the "Qualifying The Investor" questionnaire so that you can present deals to them at a later date as you find them with your RE agent. This is how you build a solid buyer's list!
