Having Trouble Finding Private Funding

I have read Dean's books, watched videos, and done a ton of research on my own for real estate investing. I have flipped a number of houses over the last 10 years, but always with one, not very large funding source, which gives me not enough to live on. I really need to find a good private lender with reasonable terms that won't eat all of my profits, but feel like I am spinning my wheels. Is there a marketing technique to attract private lenders, or does anyone have some to refer to me that will lend in Central Florida? I need to get buying houses and have reached a huge bottleneck!

Using Hard Money Lenders

One thing to keep in mind with hard money lenders is they are not regulated by the government like banks so they basically get to "write their own rules"
A few good resources you can look to find Hard Money Lenders are the following websites.
www.dohardmoney.com
www.moolahlist.com
www.google.com (Search for Hard Money Lenders)
These are HML directories that show local and national lenders to work with.
On average you should be paying around 12% to 18% interest and anywhere from 6 to 10 points (or percentage) up-front.
Just like anything that you purchase, do your homework and "shop around". Lenders are not all the same and you will find that you can get better deals by doing your research.

find your own private money lenders- your dentist, your doctor, your accountant, family, etc. etc. Most people have their money sitting in a cd or savings acct earning less than 1% interest, so you have a lot of room to work with, without it eating too much of your profits.

Or find a partner to do the deal with you; they can put up the funds, you do the rest, and you split 50/50, without any money of your own...

Thanks for all the info. I was also looking in to the Private money gold mine to just wasn't sure if it was legit or not. Does anyone have more information on it?


No money

I don't see how I can get this started with no money. I have even been asked for earnest money I woul have to put down and I don't have any. I have bad bad credit and no money how am I to get this to work, I have no family wiling to put money towards helping until someone sees if I can do it. Please tell me how I can o this first deal

Get a property under contract, have your buyer cover the earnest if necessary. Flip the deal to another investor (your buyer) for more than you paid and make the difference. Double close or assign the contract. Zero money out of pocket.

My first deal was an REO. I had to take a cash advance from one of my credit cards to cover the $1500 earnest money. Where there is a will there is a way.

OR you can do a Sandwich Lease/Option and or L/O assignment

This is what you need.

1. The ability to find, evaluate and put a good wholesale or L/O deal under contract.
2. A real cash buyer or tenant/buyer ready to buy your deal.

Will this happen tomorrow? Not likely. Will you really have to work at this and overcome fear and MULTIPLE obstacles? YES. Will you have to take action and step WAAAY out of your comfort zone? YES.

I understood about borrow money, come with high interest rate. Inside cash is awesome it's way to make money at the moment got cash flow in, but it's not a lot unless did this for years or found amazing deals. good luck to all, and be grateful we have enough to put food on the table. ^_^
