I too am in need of funding for a single family residence i am looking to flip. the house is for sale for 56K but i am offering 45K and after a rehab budget close to 13 - 17K the home should sell for around 94K compared to comps in the area. It is mainly a cosmetic flip. Home needs some updating. I have not made an offer on the house to date but i am in contact with the seller. if anybody knows of any lenders please send them my way so we can get this deal going.

I see alot of folks offering to loan money, but no one seems to be following through on the lending! Why is that? So many of us are new and it seems that the more seasoned (?) they say they are the less likely to respond to those in need.

Just beware also of people who offer lending, etc. here. Not saying that all are bad, just that all are not good.

Even though the Admin does a great job this is a fertile ground for scammers. Anytime there are people wanting (needing) to make money very badly, you will find some people wanting to take advantage of that.

NEVER give any money up front and do your due diligence before you EVER give out personal information. It has happened here before and probably will again. Just be smart!

I have posted this elsewhere on this forum, but there is a way that you can shop for your own loan at the same place that mortgage brokers go to shop for loans for their clients. It is scotsmanguide.com, and there are both residential and commercial editions. Go to View Posts, find a loan request that resembles your project, and critical, one that has received replies from actual lenders. Open the post, scroll down to the replies, contact the lender who posted, let them know you are a principal and would like to speak with someone about your project.
