Sounds like a great way to raise funds to purchase properties. Are you going to put the lenders name on the title to secure the the loan? Were you thinking of combining funds from multiple lenders to purchase properties?

The only thing I'd change was I'd nuke the PS and place it in the letter. Makes it more professional and less personal.
I think with that kind of tell all about your intention will make possible buyers and sellers really want to find out the whole deal. I would if you were in NY.

One question I would def have is, are you looking for a partner, or somebody to just put up the money, or either???You basically asked for investment money in the ad, so I think you are just looking for somebody to put up the money(but depending on person, they may understand differently)
although if you don't answer that, you may get more answers to your ad cause of not answering...So maybe that is good...
Somebody who wants to make extra money without doing the leg work in real estate may def be interested too...Depends what section you put that in...Im assuming real estate, but if you put that in another section(don't know where or if they have one)it may get investors that invest in the stock market, or whatever else to answer your ad...Since the stock market isn't good at all, I know I would be looking for something else that is more sound if i invested in the stock market.

I did have an interesting e-mail yesterday though. Remember the investor that came to the open house last month? Well, we e-mailed a bit back and forth. He's from CA, moved back here. Sorry for the delayed response. I've been busy marketing our ****** house and showing it. It looks like we have a good candidate for a 1 year Lease Option. They will easily qualify for a VA loan and have the money for the proper down payment. We have had fairly good responses on our other houses too and hope to have them under contract soon. We don't want to be landlords. I don't know how you can do it.
I am looking for short sale opportunities and was wondering if you would forward me any that you run across. I will pay you a finders fee if the short sale is successful and after I purchase the house. If you are interested, let me know so I can tell you what the criteria is for a good prospect. The higher price the home is, the better it is.
I've also been advertising for Loan Modifications but with all the predatory companies out there I haven't gotten a good response. I have a credible company that does the actual Loan Modification and they are very successful. At this point, I don't feel like I justifying myself to homeowners in trouble. The media has made it their mission to discredit anyone doing Loan Modifications. It is my opinion that they are misinformed and hurting the homeowner. Our Loan Modifications are better and more successful than what a bank can or, more importantly, will do. I don't to get going too much on this subject so I will just tell you that I will probably do the Loan Audit for free just to help the homeowner.

Maybe you can add-in that you can also accomodate people looking to move into other states for business/work reasons or other reasons as well, through your large network connection ( DG Family )not matter if they are looking to buy or rent. Ya never know maybe some dg members can get renters or sell to people that are moving through the family connection. I know people that move because of job relocations. In this family you have people in all different states you could tap into.

Joe, financing seems to be one of the biggest issues most people have. I actually have a number of cash investors right now, but to find out what else is out there (and maybe help someone else figure out how) I don't think I'll stop exploring possibilities. I think we all learn from it. I love watching people go through "stuff" in their journals. I know I learn a lot by "watching".
One of the things to watch for from the event is the information coach Nathan Street shared about financing. It was amazing. Also, Nathan Biggar has posted some great tips in Anita's EDGE thread.

One thing about coming up with financing is never give up, or stop when a bank says no, or even a broker...Keep searching...Before I found the multifamily house that I am in the process of working at right now, I talked with I think 4 brokers/banks and couldn't get more than 135,000...And after I found the multifamily, I was having the same results even though the property is def a cash flow property...And finally, found a broker that was willing to put a little effort in, and found a bank willing to lend 193,000 to me for the multifamily...HUGE difference...Includes closing cost...And the down payment, is going to be paid by the seller...Amazing what a bunch of banks/brokers say, compared to that 1 broker/bank that gets you financed...JUST GOTTA SEARCH and BE WILLING TO WORK AT IT!!!
As far as the ad Rina, I like how you try a bunch of different wordings for the same ad, to find the results...Instead of leaving it, and having it generate nothing...
Now, did the investor that emailed you bout short sales, and paying a finders fee answer your ad, or just email you just because he new ya?
Meet somebody at a open house, and than down the road a little bit, meet again...So that is awesome and shows contacts are important...Let us know how that turns out...

Unfortunately this particular ad was a dud. lol. got some VERY unusual replies, though.

Two comments on your ad. First of all, while posting on Craigslist is easy because it's free, remember that there are many more people on there are LOOKING for money, than people WITH money looking for ways to spend it.
The guys with the cash you seek are more often than not NOT looking at Craigslist to find that 12% return you're offering. Even though in this case they should be!
Try placing an ad in your local paper. Most serious private lenders will check this area as a means to find such an oppertunity.
Lastly, pooling money for deals is NOT illegal. It's just regulated by the SEC, so you have to make sure you play by the rules. Hope that helps point you in the right direction.
Good luck, stay at it and you'll do great you've got a great attitude and that will carry you. I started with nothing 3 yr ago and today I have 14 properties. Bought 13 of them with absolutely NONE of my own money, in many cases I got more back at closing than the seller did!

P.S. I just started using Craigslist not too long ago. Before that it was all local paper (which worked great). It's really nice to be able to add, delete, or edit ads whenever you want. But like you said, the people who search there and the paper are definitely two different groups.

Rina, maybe see what works on craigslist, then move it to the newspaper...Adding, editing, deleting things is great...So see what works, then put it in the newspaper. Then you will be finding different people, yes, but if it works, it works....
