Credibility Kit

Hello DG Fam,
It's sunny and approaching warm here in Seattle. It makes me feel good, as does the project I've been working on. Many of you are probably familiar with the concept of a Credibility Kit, but it was new to me. I was introduced to the idea at a recent REI Club meeting (join a REI Club - it's invaluable!). The speaker was an investor from the Portland area who has had tremendous success in obtaining private money. He has more investors wanting to give him money at 5% (Yes FIVE percent) than he can use at any one time. He builds relationships based on trust and it grows from there. He showed briefly a very professional looking brochure about him and his wife that he uses as a basis for discussion with new investors - a key piece of the Credibility Kit. Printed to look very professional on glossy paper, tri-fold, color pictures. This document tells the story of their business, gives examples of their transactions, has testimonials and a call to action. The goal is to build confidence in who you are, why should you be trusted. Along with this, are one page - again very professional looking - documents of current opportunities the investor may choose. The property, the value, the potential profit, the exit strategy. So I went home and got right to work on this. Using Microsoft Publisher, I have put together a pretty decent looking document. It is giving me amazing confidence in talking to potential investors. Whether it is my brother-in-law, my friend, or my dentist, having this Credibility Kit put together gives me a platform from which to speak. Having access to private money is going to open a huge new avenue for successful investing. I've been very excited about this and wonder what the rest of you think - and have you done this as well? What works for you in obtaining PM?

Great Idea

You are Right on!!! On Dean's last conference call with Matt, Matt talked about being the Beginning ,Middle and End to your Buyers. This Kit will just Totally Enhance your Position on your Deals. I Love It! All of this would add to you and your Power Team.

I've been thinking about just that! I was considering adding an optional insert about my team, giving info on each member. My only concern is legal - think I'll get legal advise on a disclaimer - i.e., these are not employess of my company, nor do we officially represent or support each other's actions, etc - but I do think showing a professional established team will add CREDIBILITY.

your thinking process is right on the money. We have used a similar process for years. We have compiled a number of in-house brochures geared toward whatever we are trying to accomplish. We have an investor brochure, a lease/option brochure, a subject-to brochure, a company brochure, etc. I think we have 11 total and different subjects. You have to have the appearance of being successful if you want to stand above the crowd. First impressions mean a lot.

This is meat and potatoes as far as representing who you are as a business person and professional. As a beginner, would you be able to work with me a little on how to put one of these together as a new-comer? Great, solid advice and effective tool. Thanks to everyone else who added their advice.

I'm always happy to share what I can. This is my first attempt at such a document, but I can tell you what I am learning. Perhaps I can send you a copy of mine as a sample via a private message when I have completed it. If you do not have deals completed, you can replace those stories with character reference stuff - like what you have contributed to the community or in you job, or at church or or or - in other words why would someone want to do business with you.
