I am currently getting ready to start working on a new realestate deal.. (my first..!!!) The only thing that is really holding me back is the fact that I don't really have enough to cover the deal, and was hoping to find a local investor.. I have searched everywhere and it seems no one is really interested in pointing me in the right direction to locate one. If anyone can help me with my small problem of finding investors in my area, I would greatly appreciate it...!! PLEASE HELP....!! Any local investor that sees them will probably call you...also look in your local shopper papers and look for someone that advertises "WE BUY HOUSES" they are investors...
For a down payment? I know a whole list of hard money lenders. PM me if you want them. I know a few that work with un owner occupied sfr too.

buyer has located a property in Southern Colorado--5 acres w/no irrigation H20 but does have domestic H2O--w/1993 manufactured home single wide 16x60 w/newer metal shop 35x40 w/H2O & elec already in shop--buyer wants to purchase this property for $69,500--thus I need an investor w/$$ to finance this purchase and collect the buyer's $35K cash and pay me a birddog fee. Eric, as a Coach we teach our clients to build a buyers list buy marketing on-line under free classifieds. once you have buyers you could either assign the purchase contract or do a double-closing to transfer the deal to a new buyer. I would suggest that you advertise this property w/o the address on-line to see if you couldn't earn a bird-dog fee or an assignment fee. Go to Google and search for "on-line free classifieds" and you will get a ton of places to list this propery. Be sure and put in your phone #.
PS. You don't need to find the $$ to do this deal, just the next buyer

Ok... well this 1st deal didn't go through... however, I've been looking at another deal, and have been researching on transactional loans... The actual company is called transactionalfunding.com... Does anyone have any info or comments on this type of funding...?? Which is better--Transactional funding or Hard money lenders...??
