i have a contact at www.trustetc.com if you are interested. many REI's use this company and i have heard they are the best to work with. i've known about them for years and have met people who work for them and investors who have their SDIRA's with them. i will be setting up my own account with them as soon as i can.

use equity trust company. If you have any money you can put in a self directed IRA I have $25K right now I'm looking to do creative financing with. You see, if you go with the right IRA company, you can do unsecured loans as well. Its VERY important to choose a company that doesn't restrict what you can do funding with the IRA.
What I'm looking to do (and I have done it with other DGers here) is to loan my $25K something to another investor to use in their real estate business with an unsecured PML. (Funds must be used for the purpose loaned for or there's big trouble!).
In return, I am asking to borrow the same amount from that person's IRA in a PML. With the last DGer I did this and we each lent money to one another at 3% simple interest payable quarterly for 2 years; so our IRA is still growing AND we have the cash to use directly for our business instead of growing in just the IRA.
If ANYONE is interested, unlike first trust deeds, state lines are irrelevant. You can lend to anyone in anystate and unsecured loan. Plese PM me if interested!
