Another $3000 Assignment Fee! 25-1 Strategy

The property was listed at 60k.I offered 35k and they accepted right away.It was a 2/1 1 car garage,with potential to put 3rd in basement,which my investor is doing.The repairs are 30k,and the ARV is 110k.It's good to have a good,patient,understanding realtor that is looking out for your best intrest.I think all Investors and wholesalers should have a great realtor.I wholesaled it to my Investor for 38K.The closing was today at 10am.

It was listed on the MLS.The owner wife passed away and he went into a nursing home and needed the money to live off.I put in the contract my company/and or assignee.Then I had my buyer sign an assignment contract for $3000.
I put in about 30 offers with my realtor that said vacant.

HI I am not sure it was u that said lets work together? I have a some very good Buys in the St Louis County area One is a Brick Duplex For $28,900.00 It Would need some TLC but is a good buy as each side would rent out for around 600.00 a monthI do not own this at this time but as I have only done flippeds I am not sure as where to go with this duplex. I also kkow know of two or three homes in the $20,000.00 and up bracket. I am going to put them on the internet but would like to work with someone if they also would like to work with me . I will say if I dont keep up my part of the deals I would bow out.

Im just starting out and wanted to know how does a realtor profit from the deal if I am not buying the property. I would feel bad to have my realtor do all this work and he not profit.

This is just my opinion, but I think it may or may not be unethical for the listing agent not to present a low offer like that to the seller. The least the seller can say is no!

You guys are right, the agent has problem to make low offer that's not their to be judge us making low offers, it's alway possible that we didn't making offers and the deal just walk by and someone else got it with lower offer. don't feel bad about the agents, if we did the number right that's finial for us, if we offer didn't accept then move on to next one, at least we tried to make money. we all in this for one good reason, and Agent can do job or dump the agent. recently in the same day we got dump buy two real estate agents, and wasn't great, but it's mean we haven't got right team yet. Cheer up and keep at it. WE have all the support here to make it happen, smile and succeed ^_^. good luck to everyone.
