I am fairly new to Dean and his community and have been very excited seeing success from so many that are connected with him. I saw the investing journal that Indiana Joe started years ago and I am impressed with where he started and now where he is at.

I have been investing in properties for years now, and still have goals and dreams I am wanting to achieve. But what I have seen with Indiana Joe is I would love to have a record of my experience and journey as I do my deals and move towards to my dreams.

I plan on writing in this journal as often as I can. I hope to daily. If anyone would like to input anything on this journal, please feel free, any help towards my goals I will gladly accept. and if there is anything I can help others with please let me know I would love to help.

End of March

Well it has been a good month.

I have been able to acquire 2 more Mobile homes, and I closed on a single family home that i'm planning on renting. So all in all it has been a great month. Oh ya and I also sold another mobile home to a new buyer he will be moving in at the end of april. I got 3 properties under contract and am hoping to acquire them in the near future. They are all short sales.

I'm still working on setting one of the homes in a new community i created a relationship with. They are someone I want to continue to to business with. They have a real need to fill up their community and I see that as an opportunity.

Excited to move into this next month.

My goals

I'm going to modify my goals a bit.

I recently did a BOG training with Ali Safavi. He has changed my whole thinking on how I want to focus my time while i'm working. He has learned how to really maximize his time and also work less.

I'm still finding myself working my brains out. I am working too hard and not seeing my family enough. April is my month to change my thinking and my direction. My most important things are to focus on my goals and learn better habits of my time. I'm going to get completely away from working on homes, and am going to rely on others to complete the work.

I have some changing to do.

Things are going much better

Well. I'm now moving forward on my new Mobile home. I was given a home in Provo utah and had to get it out of the community it was in within a very short timeframe. With a lot of persistance i was ablet o get it out of there.

Now I have it in a community West of salt lake city and the community manager there as been getting after me, she is pretty pushy, but she gets the job done and has a clean community. There have been a number of things go wrong and since this is my first home I'm setting with getting a city permit there is a bit of a learning curve. Now I know the process and can do it much quicker next time.

I also hired new contractors. I found a good roofer that will be replacing this roof. I found a good set up crew to set the home. I also have a new project manager. All of these pieces have been a lot of work to put together but it has been worth it. I will now have a system that I can use over and over. I have most of the pieces i'm missing and can almost do it remotely. That has been my goal over the last year. Is to create a system that I can do from any location. I would love to do a complete mobile home deal and be out of the country with my family that would be the ultimate test. But i'm learning that is the most important things.

I will keep the progress going on this new home and how it turns out.

Additional news

I am having a baby hopefully today. My wife is pregnant and her due date was yesterday. She is getting really anxious to have our new little boy. We have been anticipating his arrival for a while. This is our 3rd child and can't wait, we are so excited. Everything has been great so far, we just have one more huge hurdle and he will be here. So hopefully we will know by the end of the day.

I have been thinking lately about my family and what they mean to me. I am so excited to start teaching my little kids how to become investors and have the mindset of a successful winner. I want to build in them an enormous amount of confidence and at the same time be completely humble. This will give them the ability to do amazing things with their lives. I have a vision of creating a legacy for my family to follow and hope it will change their lives. That is why i'm investing and in real estate. Dean talks about the 7 levels deep. That is my "WHY".

Well I normally just share investing stuff, but here is some personal stuff.

We just had a baby

Over the weekend we just had our third child. A little baby boy. We are so excited for him. I think about the times i'm going to spend with my boys teaching them about my businesses. i can't wait. I hope they enjoy it just like I do.

My wife is amazing. This really is a business where you need full support from your wife. I work quite a bit. My wife is very patient with me. She supports our goals and dreams and loves what we have been able to accomplish in life. It makes it an amazing experience for both of us.

I appreciate it. He has been a great boy. There have been a lot of changes happening around here. It is really fun to have a new little boy. I'm now just starting to take my boy to work and to my properties i'm working on. he doesn't think much about them he is only 2, but he likes to go with daddy to work and play around. One day I will be teaching my kids this business and I hope they have the same passion for it as I do. Also be able to keep growing the business and be able to change my family tree.

Another Great Day. Just Sold another one

This morning was really crazy, I didn't have a lot of time to get things done. But the most important was to close on another mobile home. I fixed this home up and was finished with it a month ago. I held the home for the buyer for an additional month. The great thing about this buyer is I'm also trying to purchase his home as well.

he was a very motivated seller, couldn't keep his home. he lost his job and had to downsize quite a bit. His home is beautiful, but unfortunately he is upside down. I'm purchasing it on a short sale. The offer is in and i'm waiting for it to come back from the bank.

I dont put the details about the deal on here to brag about the success. i like keep the record for my own journal. But also in hopes to inspire others if that is what they are seeking.

Deal:

Bought the Mobile Home for $1500. I have about 3K into the home so a total of about $4500. I just sold the home for $14500. There is a $10,000 profit right off the bat. Now I sold this home on a contract for 7 years. The buyers will pay me monthly. The interest on the amount borrowed is 12% so i will make an additional $6200. So a total of a little over $16000 profit on this home at the end of the loan.

The profit is great, but what I really like is the new cashflow. I have a goal to reach $10K in cashflow by the end of next year. I'm on my way there. this will help a lot towards that.

On to the next one. It only gets better from here

Mobile homes are hidden secret don't tell anyone how much money you can make selling them.

I will continue to do them, i'm planning on buying a community this year and will always do them. They are great investments.

Oh wow!!

I'm slow...just now read about the new baby! CONGRATS!! Tiny, tiny!! That's awesome! I feel the same way about teaching our kids (2 yrs and 8-mo-old) about investing. Can't wait until they get it! Right now, they just hop from house to house with me and wonder what we are doing there.

Hope you are finding time to get some rest. Sounds like the newborn hasn't slowed you down a bit!

Thank you so much. We love our new little boy he brings a lot of fun to our home. It is amazing having to start all over again with a new baby. Diapers, not sleeping, the crying and such. But it really is all worth it.

It has affected my time for my investing a little bit. I find I have less time, but no matter we are making things work. My current rehabs are still moving a long and we are still making offers that will get me though the less sleep.

Thanks Mike! Know what you mean on the newborn! That is awesome!

Oh, as far as the TN bank, I've closed several with them. But the first actual re-fi of a rehab project after the rehab was last fall within a few months of the project completion. I just recently confirmed with them that they will continue to do this same in house re-fi going forward. Let me know if you have any questions. I enjoy working with them!

Got My Refund!

I received my coaching refund in the mail the other day, Mike! It was great to get it. I haven't done a deal yet since but continue to look at houses. I am planning to amp up my marketing (going from one bandit sign to 5) and that will cause the phone to ring. Don't want to stay too busy this summer--want to get in some golf, too : )

Since I'm the only one in my town of 30K that puts out bandit signs my phone rings with just having one sign on a busy street.

I'm glad you got your refund, great job. That is a tribute with your success. Are those deals still paying? Are you going to continue to hold onto some of those seller finance deals.

What is your plan to continue. i'd love to see you wholesale more deals. you don't have to worry about the loans you were doing and about putting your own cash into them.

I'm working on a new rental deal

I'm looking to close on a property today and am buying this thing from a seller that is out of state and is very motivated.

Today I just reviewed the expense log that the management company has been keeping. The owner has paid out over 7600 in expenses over the last 6 months! No wonder why the seller wants to sell, he is losing money like crazy.

There were so many nickle and dime fees in the management company i'm not interested in using him.

this is one of the things I need to learn is to use management companies. I currently manage all of my rental properties, they don't take very much time and they are all producing nicely right now. But I know if I am going to grow I have to pass the responsibility to other professionals and do what I do best is setting up the deals.

Hopefully I can get this figured out on this property before I buy it. We are suppose to close on it next week.

One thing Louisa and I learned from Jen Gray at the edge is how to set up your own management company! It is a sweet little way to have your properties managed and get another income stream from picking up other contracts. You don't have to be a broker you just have to find one that is willing to let you use his brokers lic. for a piece of the pie. That way it is the person you hire doing all the managing. Louisa can explain it better than I can she is a little further along in the process.

That is a great suggestion. I'm just starting to build up more properties now and I need to be pre planning so I don't get myself too busy that I can't proceed with other directions.

Stressful

My system has backfired. It is amazing what this lady has done to me. I am working in a new community with a lot of potential. I brought a mobile home into their community and I have been rehabbing it.

This community owner is the most controlling and negative person I have met in a long time. When we were negotiating to bring in a home, she was hesitant, but I talked her into it, and I told her I would have the home done and sold within 3 months.

Well every step of the way she has been in my business the whole way and has been extremely unhappy. She is comparing me with what she does with new homes and she keeps saying that she is better than I am. she is very manipulative and it really starting to affect me and my personality and drive to invest.

I have had a lot of important things that have changed while this has happened. We had our baby boy, which he is amazing. But I am spending so much time working on this stupid home to must make this lady happy that i'm not even enjoying my new baby boy.

This morning I just called in for my final inspection with the city, it will be happening tomorrow.

I am so excited to sell this home. We will still make pretty good money on it, but I am excited to get away from her and just move on. I'm thankful that I have met her because she has made me tighten up my rehabbing mobile home business. But also it gave me a new desire to just focus on wholesaling and following deans advice to become a full service wholesaler.

I went to the Edge event and was fired up about this, but I was already involved with this home and it is just now finishing up.

I'm reminded in this business that not everything goes really well all the time. I just don't want to repeat the mistake I have been going through.

Writing about this has actually helped me put this whole experience into perspective, and I actually feel better.

final inspection

I finally got my final inspection on my rehab home. It is very nice to be coming to the end of this project. Now the community owner is being very difficult and the whole project is hinging on her and I feel so vulnerable. I will never set up the agreement like I have. I have learned a very valuable lesson.

Isn't that was Real estate is all about, learning and growing. You go along making money and not learning new lessons, then bam!!! you hit something you weren't expecting and your whole business is affected by it. I will now make new business changes to deal with the issue she has caused me so i don't have to repeat it.

We will see. I'm just hoping we are finished and she will allow me to sell the home.

Finally I got it

Well I finally got my gas meter on this home installed. I can now get my final inspection done. They are coming out tomorrow morning. Now the home is finished and is ready to sell. I now have to approach the community owner hopefully she wakes on the the right side of the bed and doesn't chew me out. It is amazing how much I don't want to talk with this lady.

I just can't wait for this to be all over with and I can now move on. I will be able to make my market shift and change to my new direction.

I will continue to rehab mobile homes. I have a new handyman guy that can take care of everything for me, which has taken a huge load off of me. I'm trying to pay him right so he will stick around. I have a home he is bidding for me right now and we should have it done by the end of the month. They will go so much faster now that this one will be out of the way.

I will still do well on this home, and make over 10K on it, but it will take me more than a couple years to recover with the amount of money i've invested into it. Unfortunately it went over budget by a few thousand. I finally have stopped the open drain on my bank account on this one.

This has been a great lesson learned. I'm going to write my whole experience and what i need to do differently so I don't repeat this same mistake.

Lessons learned, move on, whats next. lets make some more money.
