I want to say congrats on your first deal. I'm in the process of getting my first deal done and I can't wait until it happens. Reading post like yours makes me keep pushing forward without stoping.

I love seeing the excitement of that first deal. Your profile shows so many locations I am just curious where the deal took place? Do you have another one in the works? I would love to talk to you about that next deal. We are planning to list a property next Friday for a house we are finishing up the rehab for here in Minnesota.

I got this deal from sign on the busy street no one will see it because everyone just drive by with 50 speed limited. I turn around due to Dean's education, I learned to what to look for. it's HUD home I call the number, met up with Realtor and got it under contract with in few days. the Realtor was awesome broker being business for 10 years. I use the other people's money to closed the deal, fixed it up then locate bank refinance it. The property needs work, I think that's why no one was interest it. But I went check out the place it just need paint, pressure wash and power. we did the paint and pressure wash jobs our self and only cost $300, the power work cost about $2000 we hire general contractor. and with in two week it was awesome home, the homes around the area going for around $100K. it's build 2003, 4 bedrooms, 2 bathroom, about 2000 sqft, and big big yard. we got it for $32555 closed it and about $4000.00 repaired. fees about $3000. I think reason others don't want to look at this home because it's no power going to the home, which scared me the most it's cost to got it done. I got lucky with the contract who will do it for less and got job profession done. All I can said is it's no easy, and it can be done. do your homework, get the number right and good luck at your first few deals, go got it. it's very simply just follow the steps, ask question if any. thank you everyone.
