My Two Main Reason For Starting This Journal
1. To Be Accountable
2. To Take MORE ACTION!!!
My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***
Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013
THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing
After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.
I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.
So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

ACTIONS I TOOK
-I didn't take much actions. I went to the beach and had to do some reflection on how far I have gone in my rei business. I made a commitment to speed up the way I added buyers to my list and be putting offers. Here was the plan I came up with.
1. From now till I get my LLC ready on the 08/19/14. I am going to be building my pipeline with buyers through calling agents like the way Matt Larson builds his buyers list and also find investor friendly agent who will be putting offers for me on mls.
2. As soon as I get my LLC is ready, all my offers will be under my LLC with no assign on the contracts. Then as soon as they accept my offer I will now tell my agent to now add "assign" to the contract.
-Searched on craigslist and Zillow for properties for my 2 buyers who I added through calling an agent.
Knowledge I gained
-I watched JOe Jurek video on " They Are Not Your Competition." I learnt some great tips.

I didn't take any action towards my rei business.
I spend my day doing some shoppings such as buying my workout protein shake, then I had to catch up my workout routine then I went to the beach.
I will be up till around 4 am to up the time I didn't taking some actions in my rei business.

A)I went to starbucks to do the following below and then I fell asleep a couple of times due to the noises people were making. I'm never going there anymore. I'm glad I bought a cable lock which I now normally use everywhere I go with my new laptop to lock it to a table, that way someone can't steal my laptop while I'm at sleep like they stole my other laptop before a couple of months ago when I got knocked out in Mc donalds. I definitely learnt a lesson lol.
1) I listened to Joel Osteen messages on "freedom from wrong mindsets" and "Don't let people put you down." I have listened to these message more than 20 times and each time I listen to them I get inspired so much and motivated.
2)I searched on remax.com for re agents in some offices. I glance through agents profile who had pics and I looked for keywords in their specialties such as foreclosures, shortsales, investments etc. I didn't bother myself looking for agents who didn't have a pic on their profile because they don't seem to be motivated at all.
B) Then I went to the beach and I did some workout. My daily workout goal is to do 500 push-ups but I was able to do 200 push-ups.
C) I found a new spot to stay and do some work towards my rei business. It is open 24 hrs and it is very quiet and thats what I like.
Today I definitely took more actions than I did yesterday towards my rei business. I will update you guys on that. Goodluck to everyone in your rei businesses this week. Let's rock it guys!!

Knowledge I Gained
1) I watched Dean's Real Estate Investing Weekly Wisdom #302 - Success Re-Defined! After I watched it, I felt like a new vibe which ignited in me.
ACTIONS I TOOK
1) Wrote down my To do list early in the morning which I must accomplished before a deadline time yesterday.
2)Posted 10-15 ghost ads targeting both sellers and buyers.
3)I checked my email and got some email responses from some of the ghost ads I posted this early this morning and also from the ads I posted a few days ago.
4)Received two buyers call in response to my ghost ads. One of them was a realtor and he told me he was a cash buyer so I asked for POF. Lol guess whhat he sent to me pre-approval letter from the bank for $500,000. It's all good. The other guy felt uncomfortable at the beginning asking me if I have a website and I said no but I should have one up this week. I asked for POF and he goes I should send him address of the properties which I have closed on lol.. I plan on sending him a random property which a another wholesaler who I know closed on.
5)Search on remax.com and wrote down 12 RE agents contact info which I selected rom 4-5 different offices who had pictures on their profile and has specialties in foreclosures, shortsales etc. My goal was to call each of them to interview and see who is a investor friendly agent I could add on my power team. Unfortunately I didn't have enough time before 6pm to call. So I wrote this as one of my TO-DO list for today 08/19/2014.
6)I proclaimed my millionaire mind declarations.
7)I searched on sunbiz.com to see if I would see my rei business llc I just open the other day and I was glad I saw it. The feeling I had was priceless. Then, I called my registered agent of my rei business llc who is Ameri Lawyer to confirm if the documents would be ready by today for me to pick them up in their office branch in Miami. They said yes!

1) I donated some money to Joel Osteen ministry and ordered his new book ask, believe and receive.
2)I went to my registered agent of my LLC and picked up my documents which included my EIN #
3) Went to the bank to open a business account and they told me I have to pay another bank which I awe some money due to overdraft fees before I could open an account. My name was on the chex systems.
4)Called and interviewed 2 agents. I used Joe Jurek power questions on realtors and also some questions such as "are you open to sending 3 to 5 offers each day?" So the first agent was a investor friendly agent. He requested for the name of my llc, POF, and criteria. I will be sending all these email today and hopefully I will start putting out offer by the end of today. I intend too send him ABC transaction POFs.
5)Received 4 seller response lead off my Craglist ad. one of them wasn't motivated to sell. I called up the second one and left a voice message. The third one I called was at her baby sitting job and I forgot to give her call back follow up. The last one was a police officer who I will be sending a contractor to view the property this thursday.
6)I did some workout and I did at least 400 push-ups.
7) Logged into DG.com and updated my daily journal.
8. Checked my email and replied back to some of my ghost ads response i got.
9. Went to a couple of print shops of find out out the price will be for printing out my business cards and also I went to a couple of photo shoot studios to see how much they charge for taking a facial pic of me which I intend to put on my business card.

1) Logged into Dg.com and updated my business daily journal
2)I went to the bank which I owe them $274 a long time ago due overdraft fees and I negotiated with them and I paid them $200. So I went to Bankunited bank to open my business account and they lady told me that my name has to be cleared off my Chex Systems Inc. before I could open account. I still stayed persistent and didn't give up.
Luckily I went to Chase bank which an account with them and I was able to open my business account with them. I ordered 104 checks which I will be using to write earnest money. It should arrive in my p o box in the next 7 business days according to what they told me.
3) I called 2 RE agent and was able to interview on them and added her to my power team because she sounds like an investor friendly. I sent her one of my buyers criteria + keywords + POF. She sould be sending me some listings this morning.
4)Emailed my other agent who I added to my power on tuesday my criteria and POF. Hopefully get gets back to me today if not I will give him a call to let him know I emailed him.
5) Called one of the sellers in my business seller inventory who I forgot to follow up on Tuesday and she wasn't desperate to sell. On To The Next One
6) Received a buyer lead off my ghost ad and interviewed this guy but wasn't a real buyer and I had another guy who I told me to send him a deal I have done and I sent him a deal of another wholesaler who close on it. So I ask him to send pf and he was like pof is not a problem. i should google his name. He is not a motivated buyer. I'm unto the next. Time is money!

I didn't take alot of action like I usually do but I was able to take note of some of the obstacles which I am going to eliminate that are stopping me from taking more actions in my business.
1) Renewed my ghost ads on cl targeting buyers and sellers
2) Spoke to two sellers from my inventory
3) Went to a restaurant to apply for a job.
4)Called an agent who I saw his number in front of a apartment building and I asked him why the seller was selling. The seller was motivated because he told me seller wants to sell to buy another building in the same area. House is free and clear.
My goal today is to build my pipeline with more buyers, interview more agents to add to my power team.

I'm still looking for an agent who whom be putting offers for me on mls. I will continue my search till I find that one A player investor friendly agent. The fired all the agents who I added to my power team last week. The 2 agents didn't meet up the deadline of which I told them to send me the listings.

Right now my focus is putting OFFER AND MORE OFFERS each and building my pipeline with more buyers.
I have been successful building my buyers list via calling agents and posting ads on craigslist.

-I ran into an agent and added 3 big time buyers who are foreign investors. She told me she would love me to have a meeting together with her and her other associates in the office this morning at 11 am.
- Added ghost ads on craigslist
- Went for a job interview and looked for job around my area. I will be following up with two other places which seems hey have something available.
-Added 2 other buyers to my list
- Did some research on trulia on markets which have the most cash buyers sales so I can focus on those markets. I was surprise Miami was one of them.
-I made 1 offer : I mailed the contract to a seller who lives out of town. my earnest money was $1.00. I will keep you guys posted on this one.

-Attended a meeting with the broker of the realtor I met yesterday and together with her son who is also a realtor. I got the criteria of their buyers.
-Called a seller who had 3 homes but he wasn't motivated to sell at all.
- Posted ghost ads on craiglist
-added 2 buyer to my pipeline
- Searched and saved the contact info of 33 fsbo in order to call them to see who is motivated to sell.I called some of the phone numbers and was able to get hold of 4 sellers.
a) The first person who I spoke was the former tenant of the seller who I guess is helping the seller to show the property. Well I asked the tenant the reason for the seller selling and she told me the seller has another house but the subject property is vacant. I asked for the address and she said she doesn't know the address but she can take me over there. It sounded kind of weird but I told her I will call her today so I can confirm with her on where we can meet up. I need some type of cross street address or something like that.
b)The seller I spoke had a 2/2 sFH which she wants to sell. Her dad passed away 3 years ago and her mum just turned 90 years and she moved her to where old people is being taken care of lol (I have forgetten the name of the place). The property is free and clear but needs repairs. she asking $269k and this property in a great area where I already have buyers in that area as well. She said she will take $255k if I can close quickly in 2 weeks. I was suppose to work on the comps last night but didn;t get the chance to. I made an arrangement to meet up with the seller today at the property between 112 noon and 2pm because that's when she told me she has an inspector who whom be coming there as well. I will work on my numbers this morning and print out my contract which I will take with me. I know I will lock up this property under contract today.
c)The 3rd seller I spoke has a 2 rental properties which he wants to get rid of in a great area which I have buyers. He sounds like tired landlord over the phone but he had a non-exclusive contract with an agent. I told him I will get back to him in the couple of days. But I plan on getting back to him today after I run my numbers.
D) The 4th person who I spoke with was an agent who had a listing. Seller wants to sell because they bought another house. Great area where I have buyers lined up as well. seller has mortgage between 200k-250k. Asking price: $329k so I asked the realtor to send me comps sold in the last 3 months which he did last night and I told him I will run my numbers and talk to my partners and then I will let him know how much we can do today. I will work on my numbers on this one today as well. I glanced through the comps last night the closed sales were coming out in the $400 thousand range.
My goal today is to call 15 realtors in each area where my buyers are looking and ask the agents if they have any off market unlisted properties.
My other goal today is to call more agents to add more buyers to my pipeline and contact more fsbo.

Wow, sounds like you're about to get that house under contract today. That's awesome man. Keep at it, the 2/2 SFH really sounds like a motivated seller who wants to get her property sold ASAP. Goodluck!
