My Two Main Reason For Starting This Journal
1. To Be Accountable
2. To Take MORE ACTION!!!

My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***

Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013

THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.

Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing

After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.

I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.

So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

The comps which I pull up weren't accurate and I wouldn't force a deal when its not really a deal. The auction date is 03/20/2014 so I plan on going back to the seller with a lease option offer

I had to back out of the contract. I found myself emotional attached to forcing a deal when it wasn't really a deal at all.

A couple of weeks I watched Matt lawson livecast video with Dean he taught us about calculating comps.

He was like we should pull up at 3-5 comps sold

1) From 90 days, same bath and beds, +/- 200 sq ft , and within 0.25 miles from the subject property.

if we can't find enough comps

Then

2) Increase the days from 90 days to 120 days

If we can't find enough comps

Then we increase 0.25 miles to 0.50 or 1 mile (we shouldn't go more than 1 mile)

If we can't find enough comps

Then increase the 3 months to 1 year

THINGS I COULD REMEMBER I DID FROM 03/04/2014 - 03/17/2014

KNOWLEDGE I GAINED

1) I watched http://www.deangraziosi.com/content/weekly-wisdom-278-number-1-thing-nee... :This video taught me a lot. It reminded me on the things which I need to amend in my life in terms of finding things which could give me courage so I can be able to gain more confident to succeed in my rei business. I'm glad I have been able to cut off a lot of relationship with people were trying to steal my dream and always negative. I have experimented Dean techniques and it has worked for me. I just have to be fully focus and build my momentum to push forward, make offers and I'm good to go in life.

2) I watched http://www.deangraziosi.com/content/weekly-wisdom-279-what-are-you-afrai... : I'm glad I have been able to overcome my fear to get into real estate.

ACTIONS STEPS I TOOK TOWARDS MY GOALS

1)I was able to buy a little laptop $100 with my first job pay check which would help me in my real estate business.

2) I was able to register for Dean Insider Elite

3) Posted 10 ghost ads on CL targeting sellers "I buy houses! any condition! call xxx-xxx-xxxx"

4) Met up with the seller who I mentioned in last update post. I finally met up with the seller in a restaurant and she gave me the contract which her made. I made the seller include my terms which wasn't written on the contract such as "This contract is subject to full inspection by buyer / associates within 14 business days" I made her change the closing date to 45 days instead of 30 days which was on the contract. Also I made her change the the inspection days from 14 to 16 business days.

5) I posted the property I had under contract on CL

6) I went to home depot and bought 2 set plastic wires for my bandit signs which contain 10 in each so 20 wires all together. I also bought 5 new bandit signs which I intend to use for sellers "we buy houses any condition" which I haven;t put out on the street yet.

7) I placed out some sings for the property which I had under contract.

8)I received at least 5-10 call responses fom my bandit sign of the property I had under contract.

9) I found a shop in Miami which I could buy 1000 business cards for only $35 compared to a store which I ordered my last business cards for 250 cards for $25.

10) Contacted least 2 seller lead which I found on CL.

11) Added at least 3 buyers to my list

12) Saved some money out of my paid check which I will be using to register to get acquire unlimited pof bank statements and letters.

13) Called the condo seller which I had her property under contract and terminated the contract orally. I proposed to her if she can find out how much back payments she awes so I can pay it off and we can do some type of seller financing. She refused and I had to pass on it. I refused to get emotional with the property lol.

14) I found a starbucks where I could work on my rei business. I love the place because it keeps me out of my comfort zone

2) I went to an electronic store to buy a charger for the battery of my camera. lol the seller was asking $18 and I negotiated it to $10 not bad for a battery charger made in China. To my surprise, I realized the charger wasn't working so I plan on returning back because I really need this camera to take pictures of properties.

3) I went to the print store where I mentioned earlier where I wanted to order my business cards $35 for 1000 cards. So I got there, he wanted me to design the cards myself and save it as a pdf and send it to him unless he would charge me $75 if he designs it for me. Well I rather do it myself lol and save that extra money.

1. I got at least 5-10 responses out of the 41 emails I sent out to FSBO which I found on CL.

2. I was able to get in touch with 2-3 of the fsbo and interview the sellers. I will be evaluating the numbers to see if I will be putting an offer or not today.

3. Designed my business cards and I will be printing them out this week hopefully tomorrow

4)I found a new quiet spot (mc Donald) I can stay to focus on my real estate business which could help me keep me away from my comfort zone.

5) I bought 15 bandit signs which I would be using to target sellers "we buy houses any condition!"

6) I placed some like 2 of my signs the other day and I received at least 5 responses (missed calls) which I'm yet to follow back with them. I plan on returning back the calls to see if they are potential buyers.

7) I added 1 buyer to my list

Cool I posted at least 30 ghost ads on CL last night targeting FSBO, and lease option sellers.

9) Got a lease option seller response lead off my ghost ad cl this morning which I'm working on. She wants me to send her the contracts so she can review before we proceed in terms of giving me the address. She got a few properties she would like to see via lease option. I hoping everything works out:)

THINGS I DID YESTERDAY 03/23/2014

ACTIONS I TOOK TOWARDS MY GOAL TO BECOME A MILLIONAIRE

1) Ordered and picked up my t shirt which say " WE BUY HOUSE ANY CONDITION" and my #" It was written on the front and back of the shirt and it's yellow in color with black lettering. I have been wearing it everywhere I go and I love the attention I get from the public.

2) Went to cvs to buy a little scratch pad with has 200 sheets. I love the way it is portable and it fits in my pocket really good. I bought it so I can be using it to write down the things I need to do each day and the things I did each day as well. Also I could use to take down notes when a seller/ buyer calls me, add buyers to my list then transfer their names and their info into my REI business data and save it electronically by the end of each day.

3) Met this guy from Norway who was on a visit in Miami and the place he leaves has been vacant for 1 year. The owner of his friend is living out of the country and lets the Norway guy to live in the property for the short period time he will be in Miami. I told him I buy houses and he told me his friend have plans on selling it since he has problem with his visa coming back to the US. I got the address and his contact info but not the seller contact info. (he told me he will talk to the seller for me)

4) Received a buyer response lead off my bandit sign and I added him to my buyers list.

THINGS I DID ON MONDAY 03/24/2014

ACTIONS I TOOK TOWARDS MY GOAL IN BECOMING A MULTI MILLIONAIRE

1) Took down my 2 bandit signs I placed over the weekend. I wasn't able to placed all my signs out because I didn't finished writing "I buy houses any condition" on them.

2) Searched on CL and applied for a second job

3) Received a tenant buyer lead call off my ad on CL and added her to my L/O list

4) Received a buyer lead via email off my CL ad I posted 2 months ago. I added him to my list even though he hasn't gotten back to me with his criteria request form I sent him

5) I found three vacant multifamily unit property.
-One of them was a vacant 19 unit property located in great location in Miami which was going through rehab. There was a for sale/rent sign in front of the property. I noted down the contact info and the location in note pad I always keep in my pocket everywhere I go.
-The rest of the 2 other vacant properties had a sign in front as well for sale/rent and also owned by the same person.

1)Posted some ghost ads on CL

2) Called a seller of a mobile home who I had contacted a couple of weeks a ago and I was procrastinated putting an offer. The seller was willing to sell it for how much they awe. So when I called her, she told it was sold already. I learnt a lesson that is always good to run not walk on deals.

3) Received 2 buyer call lead via my ad on CL

4) Search online www.padmapper.com saved the numbers on rental ads and I used my google voice to text all the numbers of the 40 ads, lol then google block my google voice account. So I had to use my cell phone numbers to contact all of them via text.

5) Received at 6 responses which were mostly agents but owners haven't considered to sell. I plan on following up with the other numbers today.

6) I contacted the number I saw on the sign for sale of the 19 unit apartment I saw on 03/24/2013. I asked him if he's selling the entire complex and he told me no. He told me that the building it under pre-construction and will be ready in the next 6 months. So I was like I forgot to tell him I was a real estate investor and I have a great marketing technique for finding deals way below market value so I asked him if he would be interested and he said yes. His price range is 10 million and prefer a specific location in Miami which is there are lots of construction going on. His looking for mainly high end SFH, townhouse, condo, vacant lots and commercial building. He could do major repairs (I guess he has he own construction company) so I got down his contact info. His exit strategy is to buy and resell.

I spend most of my day on the place I went for a job interview in broward county

1) I search online on CL and contacted a rental ad seller and it is kind of funny the # on the ad was saved in my phone as one of my tenant buyers. So I gave it a shot a spoke to her about her property she had for sale. she wasn't really motivated at all. lol she recognize me and told me I never sent her any lease option property and I told her I'm still searching but I have come up with anything that fits her criteria. I told her I'm a real estate investor and I have a knack for finding great deals way below market value and she was interested and gave me her criteria. She is a cash buyer and I added her to my list

2) Received a call from a realtor off my CL ghost ad and he is willing to partner with me in terms of running comps for me and listing on mls. In other words the contract I will have with him will be non-exclusive which means if I find a buyer before him I don't awe him anything.

3)Received another call from a wholesaler off my ghost ad on cl was asking if the property is still available and if I'm still offering the $2,000 referral fee to any one who brings me a buyers. I told her I got lucky with that one and unfortunately its already sold. I noted down her contact info

Lease option

Hi TC,

I've been following your post and it is amazing how far you've been. I do have a question for you regarding L/O. First, how do you get sellers to agree to a L/O. What is the process -- what kind of contract is it. Does this site have any L/O contract? How much do you normally tell the seller will the buyer's monthly payment that will go to the price of the property.

I will be answering your questions in installments

1) How do I contact l/o sellers?
Answer: I focus mainly on rental listing ads by private owners/ or listed with an agent which can be found on free classified ads such as craigslist padmapper.com, for rent sign on the roads etc..

I text (fast response) or call them and ask if the property is still available. If so, I ask if they could tell a little bit more about the property besides whats on the ads (rapport is being built and i never interrupt them while they talk)...After they finish talking, then I normally say "It seems like a nice property in a good location just exactly what we are looking. We are looking for a long term lease but the most important thing for us is that we would also like to purchase the property down the road, have you (the seller) or the owner considered selling it in future?"

Quick update on 10:46am EST 4/24/2014

I lost my momentum for the past couple of weeks due to not sticking on DG.com which has been been my bible in my real estate business. I have made a commitment to create a solution to the problem which is that I plan on buying a phone with has data, that way I wouldn't lose my momentum.

I had a couple of difficulties but I love facing hardship because the devil knows I have a big dream and a bright future ahead of me.

God bless me with another job. my other job $15 do not give me lots of hours. (I only work 1 day in the entire week). I was able to buy a scooter with my tax refund of last year form my other job which I quited.

-Visited a property via public bus before I bought my scooter. I found the seller on CL. Long story short, seller sounded motivated over the phone because she told me they reason she is selling the property was because her daughter was living there before so she moved and is now living with her bf. The sellers wants to sell in order to buy a condo for her daughter...This was a 2/2 condo in good condition. FMV-$335,000 my first offer $220,00 and seller countered at $330,000. I had to pass on this one b/c the seller was motivated to seller based on her body expression.

I have a job interview at 12 noon today for another job.

Quick Update

Hello Dg family I miss you guys lol...Im still standing strong ans pushing forward.

Actions I made
1) Ordered Dean edge event and downloaded everythig including matt lawson offer formula. Honestly speaking I cant described how good the edge event was.

2) Wrote down the things which I dont like to do

3) I made a commitment that I will hire a VA assistant who will take care of the things which I dont like to do in my rei business

4) Met up with a 2 realtors between yesterday and today. ..

5) contacted at least 10 fsbo on cl

6) Bought 25 bandit signs a day on monday. I will you all of them for building my buyers list. My plan is to focus mainly on building my buyers list

7) made 1 offer yesterday.

KNOWLEDGE I GAINED
1)I watched the 2014 Edge Online Kit which I bought. Since I'm focusing on wholesaling for now, I had to implement Ali presentation which was my favorite. For those of you guys who missed going to this year's EDGE, I would suggest you to order the EDGE home kit and I promise you wouldn't regret it.

7 STEP TO CLOSING ANY FC (FAST CASH) DEAL BY ALI

Build 5 to 7 cash buyers looking for the same type of property
-Ask them what are you picking up these days?

Create a Cash Buyers spreadsheet
-Get down email
-cell phone
-name
-Budget
-Profit
-Zip code (very important)..If you a buyer tells you
-Hot bottons (likes and dislikes)
-Type of property
-Exit Strategy :Ask them what are you trying to do with the property. IF the buyer gives you some objections. Respond back and be like Hey listen, i'm not trying to get in your business. I'm just trying to know what are you trying to do with the property so I can best deliver this deal to you. You don't want to present a buy and flip property to a buyer who wants a buy and hold property.
-Proof of funds:

NEXT STEP
Ask the buyer do you have your calendar open? They will say yes obviously and be like are you free next tuesday at 11:00pm your time? Because that when I am going to show you the deal.

NEXT STEP
-Email 15 realtors in the city buyer wants properties and give them your buyers criteria. **Important notice** don't email the realtors your buyers list lol and added your profit on top of the buyers profit when contacting these realtors

Here is the script to use when emailing these realtor
Hi Bob,
I'm a cash buyer looking for the following unlisted off market properties
-Zip code which I want.
-This is the profit that I want
-This is the type of property that I want.

Please send me these options by thursday (I week gap notice)

Text,call, or email 5-7 cash buyers and dont say hello or hi
SAY: You wouldn't belive it, I got you the deal that you wanted and it is even much better than the deak you wnated. We have to close by Thursday next week (1 week gap notice)

1-2 cash buyers would get back to you with the two magic words "send me the paperwork "I want that deal"

NEXT STEP

-Call the realtor who sent me the deal and say "We have a deal"
-Email me the contracts
- Print out 2 copies. 1 For between the seller and me and the other contract between end buyer and me.

All im doing is changing names & amounts

-make the buyer to sign my contract first so I can know if my buyer is real)

ACTIONS I TOOK

1) I researched on rei clubs in south Florida and found a couple of them. I called one of them and to confirm the meeting date and time was every Wednesday. .

2) Recieved response lead off my cash buyers ghost ad i posted on cl.

3) A day before yesterday I was going to place my bandit sign after I got off work at 10pm. Unfortunately all my bandit sign fell into the ocean when I was riding my bike arcross the ocean bridge. Its all good, im still not going to quit. .I will buy more bandit signs as soon as I get my pay check this friday.

4. Research on the miami tax deed sales auction website to find some big buyer who are buying the most properties. .

5. Attended a rei club for the first time and I added 2 buy & hold buyers to my list.

THINGS I DID 5-29-14

From 6am - 4pm : I worked today and got off at 8am. Then I had to go pick up my paycheck and I took a 1 hr plus trip on my bike to the print shop to buy some bandit signs. Unfornately they ran out of bandit signs and I was being told to come back on monday. I told them to order 50 bandit signs for me.

I went to the tax office where I did my taxes for last year to open an llc and to my surprise he told he will charge me $220 for it compared to the $150 he told me before.

I completed my defensive driving course and passed. I was required to take it in order for me to get my miami taxi license to drive a cab.
My training date will be July 16th but there will be another before my fate whih is june 16th. I plan on going hust in case someone cancelled I will be put in their slot instead of me having to wait till july 16 lol.

My other job doesn't want me to work for them anymore. Its all good, every disappointment is always a blessing. Im glad im about to start driving cab. Im glad a made this decision because It would help me out in terms of putting some daily cash in my pocket. I would be renting a cab which is $70 for 12 hrs with full tank of fuel then i will have to return it with full tank at the end of the day.

Recieved a lead response off my ghost ad in cl.

4pm-12pm went to a buffet and stay stayd there for almost 5 hrs eating and reflecting on how far I have come in my rei business , reflecting on my mistakes which I have made in my rei and the solution which I have made to solve those problems.

THINGS I DID FROM 5/28 TO 5/31

Knowledge I gained
1) I visited g.com which I do uncountable time in a day to read some great posts and I watched last weekly wisdom which Dean's top student share on different ways to fill our buyers bucket with cash buyers.

Actions I took
1) I reseached online on where I coud order my bandit signs which I will do latest today. I considered ordering them which is much cheaper than spending $3.00 for one bandit which i have been buying from this one shopin miami. . I plan on buying 100 bandit sign today specifically for my filling up my buyers list. I cant wait to put those signs out there. I remember the kast time I placed my signs before, lol my phon wouldn't stop ringing and i love it.

2) Recieved from a big time tire kicker who gave me a million dollar but could finish with a nickel. I asked for proof of funds and he told me going to be using transactional funding and I almost busted out lauging. I immediately added him in my "not to do list". And blocked his number.

Happy new month my dg family and I wish everyone all the best this month of June.

This month is my one year aniversary I joined my wonderful DG family. I'm very thankful to God for letting me to stumbled upon real estate at a young age. I will become a millionaire!
