My Two Main Reason For Starting This Journal
1. To Be Accountable
2. To Take MORE ACTION!!!
My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***
Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013
THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing
After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.
I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.
So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

1) Visited a property which I had contacted the seller on tuesday whose mum just turned 90 years old and is now living in a assisted living facility. The sellers told me they needed $5k per month for 5 years to be able to take care of her mum each month that's why the least offer they would take is $255k. Well good thing I ran my numbers and printed my contracts before I met up with them and they ARV was around $230k ish since it needed some rehab.
They told me how they declined an offer of $245k and I told them if we buy this property for $255k it wouldn't be a win situation for us. I told them I want to make a profit in this transaction and would like to make it a win win transaction for all parties and would love to help them so they can be able to take care of their 90 year old mum. At the same time I told how I am limited to helping a specific number of sellers each month.
Here was my offer: Full asking price and spreading the payment for 5 years with $1500 each month (below average rent in the area) and I would be responsible for all maintenance and repairs. lol the seller husband wanted around $4,500 per monthly payment and I told him he should look at this like a rent to own. So I went through with them my lease with option to purchase contract (for example option consideration, rent credit etc and told them I WILL NOT be living in the property myself which they were ok with) and left them a copy of the contract. They were interested in doing it and they told me they would have to talk to the seller sister and do their numbers and let me know how much monthly payment which they would like me to pay. They should be getting back to me by the end of this week. Lets see:)
2) Called a seller's friend who I spoke with on tuesday and was suppose to see the property yesterday but I realized she was an agent but the property is not listed on mls according to what she told me. Basically I told her I will call her today so we can me up and she told me the cross street where the proerty is located at.
3) Ran my numbers on the 4th seller who I contacted on tuesday. You won't believe this! This guy who is a realtor made me believe the seller was motivated to sell. asking price $329k and he told me that house FMV is in the $400k range. I carefully examined the comps which he sent to me on tuesday and I realized the subject property was a 2 story house but the comps which he sent me were mostly 1 story houses. So I did my numbers and that property FMV is $263,900 and the property was just bought recently 12/2013 for 200k. Also I checked on public record and guess who was the seller lol? This guy was the realtor who gave the impression he wasn't the seller by telling me the seller is very motivated.
Long story short I dont see any motivation in the seller so I emailed him my offer of $225k since the property is in mint condition. I'm glad I didn't meet up with this guy which saved a lot of my time.
4)Ran my numbers on seller numbers on seller # C who I had contacted on tuesday who had 2 rental property he wanted to sell even though he didn't give me a true reason why he wants to sell so I can know if he is motivated or not. He asking price is way over priced but oh well it doesn't hurt to make an offer right? oh yea! I will email him my offer today.
5) Added another buyer to my pipeline of buyers via a realtor
6) Spoke with 5 new sellers out of the 33 sellers from tuesday who I got online.
- The first one has a 3/2 sfh which he told me was too big for him after I asked him his reason for selling butaslo he didn't want to disclose the balance of his mortgage. He is asking price $225k and the least of offer he would take is $215k but he told how he could lower it/ he is negotiable when I come see the house. I plan on meeting up with him either today or tomorrow because he told me his available after 6pm today and open all day tomorrow and the weekend. I am going to run my numbers and see what the comps are coming out for.
-The second person I spoke with a friend of a seller. The seller currently lives in peru but comes to miami every 3 weeks. She owns like 3-4 property in that smae sub-division alone. All her properties are all free and clear. So I asked her the reason why the seller wants to sell and she said the seller just bought another one thats it. property is rented. asking price: $385k and I am going to work on my numbers tonight and send her my offer today.
- The 3rd seller has a 1/1 rented condo in mint condition and property is free and clear.. His reason for selling is to use the money to buy another property. Asking price was way over priced which was $125k and my comps are coming between $80-$100k. He told me how is was going to list the property in the next 6 days with an agent and was like it will sell ver fast once it hits the market lol. Well he is not motivated to me at all. I will send him an offer today.
-The 4th seller has a studio in a great developing area. Seller doesn't ant to tell me the true reason for selling. asking price $147k and I made an arrangement to met up with her at the property tomorrow at 12 noon. I am going to do my numbers tonight.
- The 5th seller has a 3/2 and half bath SFH. Reason for selling: she has a medical problem with her leg. Mortgage balance is $42k and asking price is $215k and I ran my numbers and the FMV is $163,680. She told me she will talk to her husband to see when they would be available so we can meet up tomorrow and call her at 10am later today to confirm the time for meet up. I feel like this property is going to be a deal for me.

7) My goal yesterday was to call 15 realtors in each area where my buyers are looking and ask the agents if they have any off market unlisted properties but I didn't do it because I spend a lot of my time running my number on these sellers properties who I had contacted. I made a solution this problem.
Here was my solution which I created to this problem: each night I will search online and write down these realtors contact info so I can be able call them easily the next day off my notebook and also all the sellers who I come in contact with on the phone, I WILL NOT waste my day time running numbers on thier numbers. From now onwards I AM going to spend my day time, calling realtors to build my pipeline with buyers and unlisted off market properties.

Contacted 6 sellers and I made 3 offers.
Also I did some research on RE companies in the area and wrote down their contact info so I can add buyers to my pipeline by calling them.

This is a VERY IMPORTANT POINT!!! When you get comps from a realtor, NEVER, EVER get them from the realtor who is trying to sell you the property!!!!! They will always give you the higher comps!
When you are buying, you will be basing your numbers on the LOWER comps in the area. When selling and giving comps to the end buyers, you will be presenting them with the HIGHER comps in the area.
So, ALWAYS get comps from your own realtor.

1) I searched online for some properties in my local market and wrote down 20 of the FSBO's or seller agent's number to follow up with them.
2)Spoke with 5 of them from the the above contacts.

I realized the seller lost his job and his wife got cancer. He had an open house when I met up with him. Long story short he declined my rent to own offer and my cash offer for $370k. which I stated in the link above. I told him to contact me when his asking rent becomes flexible so he told me he will see what happens this week. I will follow up with him by this weekend.
2) I added 2 buyers to my pipeline via my AKA ghost ad. One of them was via RE agent.
3)I did some comps for one of the sellers property who I had in my pipeline of sellers.

I haven't been able to keep with updating my daily adventure so far in my REI business 9-04-14 till yesterday. It will never happen again AND I will not let life and procrastination in my way anymore.
ACTIONS I TOOK
1) Spoke with a realtor.

3) wrote down the missed calls which I recieved off my ghost ad on CL.

ACTIONS I TOOK
1) Called the rent ad sellers which I noted down the previous day and spoke with one of the sellers who had intention of selling. She is a realtor. Subject property is SFH with mortgage balance f $184k and was asking $200k at first but she reduced it to $190k as soon as I told her what is the least offer she would take if we can pay all cash and close quickly. I totally forgot to follow back up with her. I had to put this property on my TO DO list for TODAY 09/15/14. I will do my numbers and make her an offer.
