Feeling Guilty - Wholesaling

Of late I am having a tremendous sense of guilt about wholesaling with assignment strategy.

1) We are not being upfront when we tell the RE Agent
that my deal will be all cash deal, making them
think we are the end buyer but in actuality we are
looking to Assign the property.

2) Looking for desparate seller because they are in
bankruptcy, divorce, death in the family, and then
putting in a low offer to make our spread.

3) When we tell the cash buyer to pretend as a partner,
inspector etc.when they go to look at the property
and not reveal their real identity to the seller.

4) Putting Bandits signs when we know the town has an
oridinance agaist such activity.

I understand what your saying, but

some ways around this are: 1) FSBO only.

2) Also many people need the help and you have probably read many testimonials on here of how people were helped, not taken advantage of. Remember it should be a win win for everybody or don't do the deal.

3) You can also find ways around lying to the seller, by just being upfront in the beginning.

4) Bandit signs are not illegal everywhere, or at least not being patrolled, but if your area is, then find a better way to market, such as flyers or door mail. In my area it is very hard to find a place to put up a flyer as stores, home improvement stores, and the library do not allow them. Where I used to live you could put flyers in many, many places. Best wishes and don't give up!

When I talk with realtors

When I talk with a realtor, I tell them either myself, my business, my associate, my business ppartner, my advisor, my colleague or any combination of individuals will be buying properties, with cash and/or financing. This way, I don't feel as guilty because in reality, any of those could actually happen. In fact, it doesn't matter what exit stratagy you have to them. As long as the deal closes, it's all that should matter.

Everybody has mixed emotions about bandit signs and the local code authority office. They don't work after 5p on Fridays or the weekend. All we know is bandit signs (if done right) work. We need to utilize all marketing methods we can, to find real estate deals, even if it means we barter for something in return.

Most of your buyers are gonna be ok with covering their identity when you insoect a home. It depends if it's a rental or not. Most sellers are willing to either give you a spare key for inspection purposes or leave the home open for you & run into town while you come over & they leave or whatever. 9x's outta 10 it won't be a problem.

I see your concerns bc I thought the same thing at 1 point. Once you learn to trust wholesaling, it gets better. The homeowner (depending on motivation) will be happy enough to work with you, esp. If they're done with the house & just want out of it.

4- Bandit signs/ politician signs what are the difference? They advertise change and a need to help..... We actually do help all in the process.....

3- Cash buyers know very well deals are very delicate matters because when ever the emotions money draws up it is not easy to deal with but most be done.....

Have you ever needed to pay electrical bill, rent for an apartment/house and varies other things that felt obligated when things were tight? Our services are no different, the only reason we draw this emotion up is because we think our service is not up to par as you continue you will begin to understand it is business, and business although we can help others greatly rules must be followed.......

2- desperate sellers. <------ there is your answer there we did not create the urgency for the need to sell , we are merely expediting the process to aliviate their burden.....

Often times they are not knowledgeable why they can not sell other times they have unreasonable expectations and few others it is Life pushing them forward for change for a different path

Consider this have you ever been in a position life gave you no other choice but to move on or change what you normally did?

Can't think of one . Here's a major one did a doctor ever instruct you on how to live a better life to maintain your health at optimimum levels?

1- as a former Real estate agent I speak from experience we are not upfront with ANYONE because we know the criteria's and we know the process we have to educate the consumer and to top it off we work on commissions so if your snail pacing us or unsure we do not hesitate to facilitate another until you are clear

Some agents appear burned out before

Depending who you talk with, some agents seem like they're burned out & bow out before they ever give you a chance. Kinda like if they had a bad experience with a bad apple investor that rubbed them the wrong way, they take it out on you. I try to make it as easy as possible on my agents, so they don't overextend themselves, esp. If I can do any small things with the help of their assistants. So, all they worry about about is getting offers in. Smiling

1) The deal will be a cash deal. Does it REALLY matter if the cash is yours or someone else's? Is yours worth more? The realtor will not understand what you are doing and as long as she/he sells the property do you think they are going to be angry that YOu are not the one buying it?

2) When someone is under pressure/stress for whatever reason, money is not the most important thing to them. Their "reason" is what is important! Getting closer to their family because they have health problems, needing to sell the property to get the divorce over and done with and end the tensions, getting rid of a property that was left to them that they didn't even want and now are having to pay insurance on or taxes or maintenance when they could barely pay their own bills before all this happened. If they have to wait for a retail price it may take a year or more! They need it done YESTERDAY! The only way that is possible is for you to use the knowledge that they DO NOT have to be able to turn it quickly. They are SO happy that you came along and have relieved this pressure from them and allowed them to do what is IMPORTANT to them right now. The $$$ is NOT the priority. The property is the albatross around their neck!!!

3) I never tell my cash buyer to pretend they are some other entity. My seller knows from the beginning that I am an investor. I still represent myself as the cash buyer but I tell them that I need to turn my $$ very quickly so I need to start showing it to other people even before we close. They don't CARE! You have given them the answer to their problem! Do whatever! I DO tell my buyer that if the seller happens to be around, we will not discuss any financials until we leave the property.

4) Even tho most all cities/towns have ordinances against they signs they don't enforce them (sort of like jay walking). If a city worker calls me about my signs, I apologize, ask if it is OK to place them outside the city limits (they will say "Yes") and I do not put them in their city limits any more. But I do put them on all the streets going in and out of their area. They don't care and we are all happy.

Bimal, you are doing a major service for many people when you can help them solve their problem. Many are desperate for a solution. Put yourself in their position and think of it that way. They absolutely thank God for the day that you came in their lives to help them. I hear this ALL of the time.

I am very greatful to all of you, with your explanation you have lifted a heavy burden off my chest.

Tammy, Joel, Dallas and Karen I cannot thank you guys enough.Great explanation.
Karen is my guiding light she has provided valuable advice to me in the past too. Karen I still read your post on Positive thoughts.

This guilt feeling came about because in my current deal I have a spread of 11K and the seller agreed to reduce the price again by as much as 30K for the replacement of cesspool with Septic tank, bringing the purchase price to 75k, the ARV on the house is $250K , around 80K in repairs.

The seller is 86 years old and with all the price reduction I do feel to make 11k.

If not do not worry he is glad he can avoid more negotiation get personal but not to personal as this is business ask what is he going to do after he sells.....

Remember the 11k was agreed upon look at the effort you have put forth already and this cash is to fuel your business faster

I think that Tammy, Joel, Dallas and Karen have said enough to show that you are not doing anything wrong... you are actually helping someone get out of a bad situation, or worse, lose their home... If you don't buy it, maybe another investor will come along and offer the seller even less than what you are offering, have you thought about that?

Bimal as long as you feel you are helping this person and you seem to know you will treat them fairly, then move forward with the deal.

People do not give up something of value unless in return they receive something they value more...a solution to their problem.

It is all mindset, it doesn't matter what kind of partnerhip you have with these cash buyers, whether it is in word or on paper, it is a partnership, isn't it? Yes it is, sooo your agents/sellers don't need to know the exact nature of your partnerships it is none of their business. It is like throwing a surprise birthday party for your loved one & not telling them & feeling guilty like you are lying to them when they ask you if you are going to do something for their birthday.

Gotta move past this my friend or else at next yrs edge yiou will still have no deals, as far as bandit signs being illegal, again you are doing something good for the town even tho they dont realize it! you are providing jobs, yes jobs, when you do deals you create transactions that generate money, title co's get paid, the contractor who renovates the hm gets paid, the painter gets paid, the city gets paid taxes, the agent gets paid, you get paid-see where i am going, i hear some people say all the time that oh what we are doing is illegal & lying to people with bandit signs/ghost ads, to them I would say-they are not going to be successful, they are going to be complete supposedly "law abiding/conformist" people & never think a little different.

So brother, go get em, today is the best day of our lives & time is of the essence, take care.

I feel humbled by the overwhelming response I received from all of you.

Now I feel relieved and proceed with the deal, but still we are at a juncture where the deal can still break, both my seller and buyer is motivated. I will be conducting a conference call so three of us can talk and see how to move forward.

Hi Donna,

Thanks for the kind words, and your suggestions. It means a lot. I like what you said to pull out if I feel guilty.

Now here is the thing the seller's daughter is really trying hard to sell the property and she must have seen something in me that after all this time she has still stuck with me. We are in constant touch and exchanging idea as to how to proceed and minimize the cost of the septic tank installation, I am calling and talking to people as does she. Whether I purchase or not, they have to replace the cesspool per law.

Lenee: I appreciate your suggestion, but I have build good rapport with both the seller and the buyer, I know they will not go around me to make this deal.
