You basically give your realtor one check signed by you with no "payable to" and no date, just your signature. When your realtor calls to make an offer and it is accepted -- he/she makes a copy and fills in all the info that needed such as "payable to", date, amount, etc.
And that's the whole trick.

I am leaving for vacation with my family for 2 weeks. Guess where I am going??? A place where I am investing
Guess what I will be doing for 2 weeks? Looking at the foreclosures and finding those that I can either flip fast or assign. I have 3 properties that are located right across from the University and would be perfect for investing... If I had the money I would buy them myself and rent to students regularly. They are short sales and litteraly cost 60 cents on the dollar. Anyone wants them? I just hate them to go to someone I don't know... Would love for the DG family members to get in on it. It is located in Poconos area of PA. I have a contractor who will do the work if needed (meaning if something needs to be fixed).
Anyway, if you guys are interested, feel free to PM me and I will give you all the details. I will even help you lock them up. These are just great properties.
Wish me luck on my vacation. I already know the wife will kill me for not "vacationing" but working and running around looking for properties.

When I am on vacation no cell phones and laptop and I am away from everything and be with my family only. My family comes first and ofcourse God too. I will always have time investing and do other projects when I get back. Good luck whatever you you do on your vacation !

After some time on vacation and running around trying to purchase a business using Dean's techniques, I am back. Sadly enough, the owners decided not to sell the business.
I haven't been on the site for a while, so now I am back and hopefully will be on here at least once a day. Let's hope you guys don't get sick of my posts

I have to say that the 2009 was a year of disappointment for me. It started with loosing my job in April. I was determined to make money in Real Estate, but after so much struggle, I gave up. Yes, I gave up on making money in Real Estate, even though it had worked for me before.
I had and still have alot of great properties in great areas selling for virtually nothing compared to what they are worth. I have a realtor, a contractor who can fix the house in the matter of a week if not less, I have all the ingredients except one major one. I need money or credit or both and I have none.
I signed up for Real Estate Academy, for it only to walk away. SICKENING, I KNOW!!!
So, giving up on real estate was part of the problem. I asked my relatives for money for real estate and they all were ready to invest in a business with me but not Real Estate. They don't see Real Estate as a business!!! So, I did the next best thing... I bought a business (but I did use Dean's techniques for that). I bought a nice little neighborhood liquor store.
HOWEVER!!!
I find myself looking through real estate ads, real estate journals, I miss rehabbing houses.
So now I find myself in the following situation: I am 32, with 2 small kids, no income coming in from my end because whatever we had was put in the liquor store, my wife working insane amount of hours only to pay the bills and afford New York's life. I tried looking for a job, but in this economy, noone needs an office manager and a purchasing director with 10 years experience.
So now I realize that Reali Estate is my only option to become a man I once was and start earning some sort of a living and to be able to look my wife in her eyes again and be able to buy her gifts and spoil my kids.
All I need is a person(s), willing to partner up with me. Believe me, I had a whole year to work out a perfect game plan. I have been an active member of this site for a long time and have been doing real estate for a long time, but then I just gave up. For the first time in my life I gave up on something and didn't see it through. Well, now I am determined to see it through!!! I am back! Looking for people to join me. If you are willing, let's make some deals together!!!
