Jen just keep on going and yes we all have a bad day and just make the best of it and do something about it from your current situation to make it better for yourself and your bright future. Just tell yourself that you are not a failure and you are a winner ! You have the greatest support group here and I couldnt ask for more. Best of luck and keep your chin up !

That sounds great! Keep up the good work! I need to try to focus on doing some "birddogging" since i'll be getting laid off my job july 1.....seems like that wud be all I cud do presently to make any money...I want to learn more about it....i ran an ad on craigslist, and I will be running another ad in the local freebie paper....flyers as well come august....i'll be out of town until then....can't wait to get it started...any tips are most appreciated!

The flyers have been going great! I did get a little bit scared there at first because someone asked me if putting flyers on other peoples cars is legal. I did not know what to do so I stopped. I talked to my b/f (he is wonderful with problem solving btw) and he suggested that I call the local police dept and see what they say. So I did, and they said that it is perfectly legal to do so. I was excited to hear that so I am going to go out today and do some more. The only other thing that my wonderful b/f mentioned to put at the bottom of my flyers is "Please recycle me" so that it encourages people not to litter. How are your flyers coming along?

All I can say is Bright! Real Bright! I put a few out in grocery stores. Hair salons, barber shops, laundry centers. No cars yet because it has been raining here everyday for the past week or so. Nothing like a wet flyer stuck to your window! I had a few first time buyers call so far. Hey, I think this is going to work well! Just one step away Jen! That is FABULOUS to hear! I am really glad the flyer thing is working out for you! I have had a couple of hits from them so I know I am moving in the right direction.

The flyers are working just ok right now. I need to get out there and pound the pavement a little bit harder. I cannot wait for the day to come that I can fire my boss! I love saying that! I am working really hard right now and I know that if I keep working really hard it will eventually pay off.

I can't wait for the day to come either and be able to go to bed at nights and wake up in the morning and knowing I will have money in my accts. Some days I have money there and some days I dont. I know the feeling. I cant wait to see you at the top with the rest of us. Good Luck !!

I cannot wait until I no longer have to hear my alarm go off at 5:45 am any longer! It really makes for a long day.

I have been semi-productive today. I re-posted my ad's on craigslist b/c they were flagged for removal. I have no idea why, but I am going to be persistent and re-post them. I also did another lesson with the Success Academy. I notice that the more classes I take the more everything falls into place and makes sense. It is a really great program and I highly recommend that you be apart of it if you are not. I think that I am going to take my flyers to another location and see how much it would cost to start sending them to apartment rentals to see what kind of feed back I can get with that. I think that I can write the postage off as a business expense. I am going to keep putting them on cars at the store and at the mall, but I want to try a different approach as well.

My goals this week are to find the following people to be apart of my team:

1. At least 3 REA
2. At least 2 good mortgage brokers
3. At least 2 closing agents
4. Find a title company

If I can get these things done I will have an awesome power team behind me to begin working.

If anyone has any other key people that I may have missed please let me know.

I see you set your goals for the week. That's great! Asking an agent for referrals of an attorney can help. In fact if it's like my state, they will give you three. By asking a good agent. They will be able to tell their work ethics. Who closes accurate and with speed. And the same can go once you establish contact with an attorney. They are most familiar with who has their paper work together or not. So could a mortgage broker. It has always been a habit of mines from being in sales. Ask for a referral. You never know what or who you will meet. Continued success always......Lubertha

Goals sound right on...I agree, that the more things you go through, the more things fall in place...It is amazing at how the things work out...Even when things aren't going exactly how you would like them too, they still work out somehow...As long as you are persistent, and work at what you need too...Sounds like you are working on a great "power team" I think that that will be awesome cause anytime you need them, they will be there...You will be set for any kinda deal...good job sticking with everything too...It takes alot to do that...

As for the whole alarm at 5:45 thing, that sucks...My days start at 5:20(and that is pushing it) Should get up a little earlier actually...I have gone in late to work so many times(lucky I really haven't gotten into trouble for the most part) I hate it...I used to not mind early days...In fact, I like getting up early, getting work done and out early afternoon...

But after a while, it wore me down...Between being tired, and putting up with things that really shouldn't happen at work, it kicked my butt...And now I am to the point where getting up early is very difficult...My alarm goes off and I hit snooze...I never used to be like that...When my alarm went off, I would jump outa bed, and do what I gotta do...Work seems to get worse everyday...Somedays I just wish I could just say, whatever and leave...Just not worry about it at all...The way things work, people get treated bad, rules not followed, people making up there own rules, it is just so discouraging that people get away with things they shouldn't, but the little things I get in trouble for...Maybe since I am nice, don't make a big deal out of anything, and do what I gotta do, it helps them to target me...I don't know...Either way, hard to deal with it on a regular basis...

Anyways, good luck with your goals...Def let us all know if you meet your goals...

As some of you may have noticed I have not posted any new information about myself or my business. Thanks Marc for checking up on me I really appreciate it. As I told Marc, I have been going through a really rough patch in my life and have been dealing with some really personal things. I have not been online for a while working on my business like I am supposed to. I am online now and I have been looking at some really great deals. Hopefully I can get in touch with a realtor to help make the process a little easier. Does anyone have a suggestion on how to find a realtor that will work with you? I have been having a hard time finding my "star". I am sure that I could do this without one, but I would like the representation if I needed it.

Anyway I am back looking at some other properties to see if they are still available, and I still have my eye on that one in the not so nice neighborhood. I am still not so sure that it is a good idea since I drove down the street the other day just a few blocks from the house and watched a drug deal happen right on the street corner. I was a little taken back by this as I thought if you were dealing you would want to be a little less conspicuous about the whole deal, but what do I know.

Any constructive criticism is always welcome as it helps me to grow and learn. I also hope that everyone had a wonderful and safe holiday weekend.

back what I mention earlier; move on from that deal. Until that neighborhood is clean up (drug free) it will be hard to pass that property off to another investor. We all go through some tough times, hand it to God he will see you through it all. Keep pressing forward to reach for your goals and dreams that you want to obtain. God Bless in your REI endeavors.

Thanks for the encouraging words. At this time it is all in God's hands and there is nothing more that I can do about the situation. I know that we all go through rough patches in our lives but some just seem harder than others.

I think that I should move on from this deal. I have found a few more that are way better than this one. I just need to get it all together and make my first offer. I want to try to do that this week if I can.

You learned from the bad neighborhood and you moved on and went out looking for other properties and that was a smart move. Once again put it in God's hand and see what happens. Dont put it off this week and do make an offer and get it done and let me know what happens my friend. Good Luck !!

good job...Def make that first offer!!!That is step one...and if worse comes to worse, it won't get accepted...Aw well...and ya just move on again to the next one...Just like you did with the property that was in a bad neighborhood...

As for rough patches, I know all that too well...The best thing you can do is try to focus on the good, and continue doing things that make you happy...If that is spending time with your bf, then do that...if its going out with the girls, do that...if its sports, do that...

Even in the rough times, ya can't let yourself stay down...it only hurts yourself, and the people around you...

There are so many ways you can find a realtor. You can start by asking different mortgage brokers who they recommend. Attorneys and appraisal companys. These are people who have a repoire with agents. They would know their track record. Who gets what done. Newly licensed agents are more eager to help. I found two agents this week by searching the internet for properties. I sent a few emails. Open houses. There you meet face to face. Free homes ad books show different agencies. Some will say they specialize in foreclosures. I have called them. You can place a small ad in your local paper. Real Estate Agent Needed. Just some thoughts. Keep your head up Jen! Things are only getting worse here with the little rough patch that I am going through. My b/f mom has been diagnosed with terminal cancer and she is only going to have maybe a couple of months left to live. This has been really hard on both of us and it has been taking a lot of time away from my business. I have been able to get on the computer today and look at some listings. I think that I may have found 2 REA by accident. They just fell in my lap. Maybe this is a sign....I am going to run with them both and see what happens.

I talked my b/f into going on a drive today with me to look at a couple houses. Some of them are bank owned and some are desperate sellers who live out of state. One of bank owned homes is right in a university district with the potential for college renters. I am really excited and hopefully I can get in touch with the agents again to see if I can get a showing of these properties before someone else sees the "diamond in the rough". I would really like to make my first offer sometime this week. I think that I have learned all that I can learn and now I need to put all of this learning to work.

I am very sorry to hear about your bf mom...that is a tough thing...Especially if only a few months are left...My mom also has cancer, and the doctors gave her a year...That was back in July of last year...But since then, the kemo and everything went well, and she is in remission...Thank God!!!

Obviously, that doesn't help ya I am sure, but just know that miracles do happen...And hopefully, this will be another miracle and things will turn around...

I truly wish you guys the best(even though I don't know you guys)

That is really amazing to hear that your mom did so well. I do believe that miracles can happen, but at this time I think that it is too late. We thought that we would have a couple more months with her and that is not the case. She was moved from the hospital to the hospice place to be taken care of in her last days. I am really praying hard that something happens and she will make it.

Thank you Marc for being my support system through this rough time. You really do not know what it means.

That is really hard...I didn't know that part...Still, anything can happen...I work at a nursing home, and see hospice come in all the time, but once in a while, somebody pulls through and they are around for a long time after that...

And of course, I see the opposite...

Just hang in there...This kind of thing is one of the worst thing there is to deal with...

I truly hope that this turns around...Be as strong as you can, and thats all you can ask of yourself...

I am sorry that it has gotten to that point...

Hi Jen and checking in to see how you are doing and I am so sorry to hear about your bf mother and will keep you all in my prayers and hope she will get better if she believe that she can get better and have enough will power and you may see some improvements. I have one guy works for me and he has lung cancer and he is still around after 2 years and most of the time they dont usually hold up after six months. He is a fighter and keeps on going each day. He is brave and have lots of faith. I am glad that you and your bf do drive around and look at houses together to keep your mind off at other things for the time being. I wish you much success and you will do well !!

I wanted to update you all and let you know that my mother-in-law passed this week and I have been away dealing with her loss. I wanted to thank all of you that kept us in your thoughts and prayers. I know that she is not in pain any longer and she is in a better place.

I think that I need to find another realtor. She is not pushing very hard for me and she always calls me in the middle of the day at work and then I can never get back a hold of her for several days at a time. I am really interested in this short sale that overlooks the lake and I would really like to take a tour of it. You would think that with the hard times she would want to make more of an effort to want to make money. Anyways I hope that Lance and I can drive by it together so that he can see what it looks like as well. We were unable to go and see it together and I really want to show him.

Please accept my condolences to you and your boyfriend and will keep you in my prayers and make you guys stronger. Take Lance out of the house and keep him busy and that will be good for both of you to look ahead for your brightest future in this business. Good luck my friend

I agree, with the tougher times, it makes no sense why people wouldn't be willing to go an extra mile to maybe make some money...I have the same problem with my realtor...Nice, willing to do stuff, but SLOW as a turtle to get things done...And doesn't always call back, and if he does, it takes him a few days...I hate it...
