Happy Father's Day to all of you proud papa's!

I am on here just to check my PM's. I received one from Marc this morning answering some of my questions about real estate attorney's. He helped me out and let me know where he started looking and found a good one. I really appreciate his help and I just wanted everyone to know that I really like this website! It is so full of useful tips from everyone and we are all here to support each other. I honestly believe at this point that I have chosen a wonderful family of people to be apart of!

This website is awesome and def full of ideas, good people, and so much information...Great source to keep coming back to and reading, and posting any questions, or deals that happen or are in the progress...People jump in all the time with comments, and help...

Cause of the people helping me on here, I have come so far from day 1 of ordering Be a Real Estate Millionaire...It amazes me how far I have come, and was just talking to somebody on here about that...good people, who really do care that people succeed...

Things don't happen overnight of course, but if you are out doing things, continuing to learn and keep moving forward, there is no way to fail this business...it is great...And being young, I have such an awesome opportunity, and am so lucky that I have gotten involved with this...

I received another hit today on my Craigslist Ad! This is a total of 4 so far on my potential buyers list! I am very excited about this. I have also accomplished finding an attorney. Thanks Marc for the information! I spoke with him this afternoon and told me that some things about Assignment Contracts had changed in my state. So hopefully I can talk to him soon in person to go over everything. I was also talking with 2 gentlemen in my area this afternoon that are fellow DG family members. We would like to start our own DG club and get together once a month and help each other out as well.

Now my wonderful boyfriend is making me dinner while I sit here and try to make our lives better together. He is currently reading PFRERN and I hope that he can get as excited as I am about Dean's program!

My assignment tonight for myself is to make some flyers to hang up around town so that maybe I can add more potential buyers to my list.

I did not complete my assignment for myself last night but I am sure on the ball about it tonight. I received some great feedback last night from some of you about putting up bright yellow colored flyers instead of plain white one's. I have put up some other ad's on Craigslist but I just have not been getting the bites that I thought that I would. ANY suggestions on Craigslist would be helpful. I am in the process of printing my flyers out and I will be going to the local mall where there are hundreds of cars to post these on. Hopefully I can get some more hits this way. I will let you all know how this works out for me.

I am scheduled to talk with my attorney about assignment contracts on Friday afternoon so hopefully this goes well. I am glad that I looked into this as I guess some things with the Assignment Contract have changed in my state and I want to make sure that everything is totally legal. Still looking for a good Realtor, & Broker. If anyone knows where I can find a good one or a good place to start looking for one that would be helpful.

I am really hoping that I can do my first deal here soon. I really hate my 9 to 5 job and I really want to get out of it. I want to start doing something that I love to get up for every single day. Something that I do not have to worry about not having enough time off to take vacation. Not enough sick leave. No 401K.

I am really in kind of a negative mood tonight and I think it is due to all of the negative things that are happening in the world. I need to take Dean's advice and stop watching the news. It is way too negative.

Look at what you started! I decided today to put my printer together today. You inspired me to print more of my own flyers. I had some made this week. I had every intent to do it myself but the printer never made it out of the box! So thanks to you. I'll probally be printing tri-color flyers by tommorow(smile)! Thanks Jen for motivating me! I am really glad that I could inspire both of you to try something new! Thank you both Paul and Lubertha with helping me be inspired. I want to keep doing more things to not only help myself, but also feels really good to help others as well.

I did get out last night and put a few flyers on car winshields. I have not had any bits yet but I think that it is still too early to tell. I am going to make it a point to go down there again tonight and put more flyers on more cars. Please let me know how successful your flyers are for you send some pointers my way!

I read some of your journal and wanted to drop by and say congrats to you on your REI journey. I just recently joined the academy also, abt 2 wks ago and am super excited to be in the program. Its nice to see that you are getting buyers! Congrats to you on that accomplishment. I'm looking forward to reading how things are progressing with you, so please keep posting.

another place you can post the flier is at work, or bulletin boards around town..I know around my town, at grocery stores, convenient stores and things like that, there are bulletins where people put fliers, business cards, and all sorts of stuff...

Have you contacted the attorney that you found and gone over the assignment clause stuff?

I have been in contact with the attorney and we are set to meet at 1:00pm on Friday. Hopefully we can get this all figured out so that I can move on to the next step. Thanks for your help with this Marc, I really appreciate it.

Today has been one of those days. Work was sooo slow today and I could not wait to get out of there! Since I have started as a REI, that is all I can think and talk about. My 9 to 5 is no longer relevant to me and I cannot wait to start working on my new REI business full time instead of part time. I have also been having major issues with my allergies today. I feel like I need to take a break and I think that is what I am going to do tonight. Hopefully it rains tonight to help with my allergies. I need all of you to do a rain dance for me!

I'm new too, and you are off to a great start. I haven't done the free website yet, what's your site name I'd love to look at it.
Finding Buyers
1.Start two list one for Retail buyers and one for Wholesale buyers
2.Find clubs or groups to join so you can start networking great place to find buyers and sellers also realtors broker etc..
3.Get referrals from all your contacts professional and friends/family realtors/brokers,inspectors,attorney's,appraisers,constractors,cpa's,title officers etc
4.Put together a 15 sec commercial in your head so when you meet people who want to know what your doing you can give it to them short and sweet and then give them your business card. Tell them to put their name/number on the back of it so if they give it out and you make a deal on their referral you can thank them how ever you want.
5.Ads/flyers are good like your doing
6.When you find a buyers ad make contact with them. First get all their contact information (if they are answering your ad ask them where they heard about you) to get their criteria for:
property type- type,sqft,bed/bath, location,garage/parking,amenties(schools-shopping etc)
repair budget-what level of repairs can/willing to do themselves or willing to pay to have done
money-how will they pay-cash,loan are they pre-qualified, do they have the down payment and earnest money,how much can they afford on monthly payments, hows their credit score,what's their price range and for investors profit margin they expect
Time frame- how soon do they want to move in- if it's a homebuyer do they need to sell their home now or when their lease expires-for investors what kind of turn around time do they need on property-how soon can they buy-how many deal a year
you'll have different question for investors than for retail buyers. But both you need to know "what's the most important criteria" listed above and where are they willing to be "flexible" ex if price is most important can they be flexible on size and location or if size and location is most important can they be flexible on price.
7.Set up a voice mail message that has different otions for the ads and flyers your putting out.

Once you you have this you can put them on your list.
Then you find properties to match your buyers and if you have buyers that need help with pre-qualifing for a loan you can direct them to your broker who is creative and thinks out side the box.

I just spent the todays learning this so it has helped me to write it out and I hope it helps all who reads it.

I am in the same boat as you...I hate my job, and real estate is on my mind all the time...I talk about it a lot, and think about it all the time...At work, I think about the future and what is possible...Other businesses that I would like to do that real estate can bring me...What I would like to do with the money I could end up making through real estate...Just everything that is possible, that isn't possible with many things, let alone with my job or any job for that matter...

My job right now basically hold me over...Eventually, want to get into investing full time...I don't care about the job, other than the fact it brings in money, and I need it to get loans...I wake up in a terrible mood when I gotta go in...And luckily thinking about real estate, and what is possible, and what I can do today that will help move real estate quicker, keeps me going and not flipping out...

I know at some point, that I won't need the job, and can't wait for that...

I feel the exact same way about my job. I absolutly hate it. The only reason I am still with it is because I need some kind of an income to hold me over until I can really start making money with RE. I get up every single morning in a bad mood because I have to go and work for someone else making them money. I am at the farthest point in my job so I cannot move up and I cannot make anymore money. I am tired of that. Someone telling me that I can only make so much. Keep me updated on your situation and we can help keep each other encouraged to make this thing work. I just have to keep telling myself to keep going and sooner or later this business that I am building is going to take off.

Keep plugging along and like I said earlier, hopefully we can keep encouraging each other to do better.

I am all for that...Believe me...I need the encouragement to keep getting up for work...I hate waking up in a bad mood, or with no energy and ambition...I tell myself everyday that things will take off eventually...Which I know they will...Everything that is worth something, takes time and effort...

Working for somebody else sucks...Plain and simple...It is not my thing at all...I am very confident that things will get better...I have a team together, and now just trying to make things happen...(agent, broker-strict so wanna find another one-, attorney)

I am in the process of workin on buying a 3 unit multifamily house...The bank is crazy though...They have thrown so much junk at me as far as how much money I need in my account, what they need from my employer, this and that...Pain in the butt...So many up and downs that is is crazy...Plus on top of that, the agent has a list of properties to put offers in on that we plan on assigning if accepted...Hopefully atleast one will get accepted...It will be so nice...

So it is just a matter of time for things to really happen...

My journal actually started when I was asking about how to find a lawyer cause I had questions about LLC, and the assignment contract and all that...So it got turned into my "unofficial journal" not that it matters, but figured I'd throw that out there...

I wanted to update you all and let you know what went on with my attorney yesterday. He told me that what I was trying to do with assignment contract is possible but I will need to be careful because of the new law Obama just passed to protect people that are losing their homes to foreclosure. He said that just as long as I am honest with what it is that I am trying to do for them it will be fine. The minute I am deceptive about my intentions, he said that it could get ugly. I do not want to be one of those deceptive, shady business people. Once the word gets out that you are that type no one will want to work with you.

I also had a conference call last night with 2 people that live in my area so that we could get together and talk about what we have done with REI and what has worked for us. Out of the 3 of us talking I got some really great information and plan to apply it. I also received a name of a Realtor that hosts REI clubs in our area for free. Hopefully I can get a hold of her to see if this is something I could attend. I want to get out there and start networking with other investors.

I really need to start hitting the pavement harder to be able to build up my buyers list. I really want to get this business moving and get my first deal in the works. Like I said before, I am so sick of my regular 9 to 5 and want to get my business up and moving right away. I want to start building some credit for my business so that when I do quit my regular job, I still have someway to obtain loans from the bank. I know that it will be a bit harder, but I know I can make this work.

I am going to go to the mall again this afternoon and put more flyers out on peoples windshields. Hopefully I can get some hits on this and start building my buyers list.

I look forward to talking to you as well! When I talked to the other guys last night, Patrick gave me the phone and e-mail of a Realtor that holds a REI club. If I can get a hold of her and find out when she holds them, I will e-mail you and include you. Hopefully we can all get out there and do some networking.

Good job on making things happen, you are on that road to success! Soon you will be able to laugh at that 9-5 and walk right out the door. You can do this, just keep on pushing and never give up. Go to craigslist, post ads everywhere you can, try making some flyers, sometimes you can even advertise for free in the local papers. Get those buyers and then there will be no stopping you. Anyone can do this. I wish you the best of luck, keep us posted on all of your success. I am sure you will get that 1st deal very soon.

Glad your meeting with the attorney went well...And you possibly have a real estate agent you can talk to about attending meetings...Maybe even work with investing wise...Or maybe find you will find somebody that is willing to work with you...

Like Jeremy said, it is easy to get discouraged sometimes, but honestly, feeling down and putting something off(not that you doing that)just prolongs things and won't get you anywhere.

Believe me, the things that come up, or happen can easily make things harder and wanting you to just crawl up in bed and just give up...

I give you a lot of credit for getting out there and continuing to try to make things work...Buyers list, conference calls to meet other people doing what you are, and talking with the realtor to get into the club meeting...
