Today I start my investing career!!! I have been studying the book and the site. Calling some numbers on fsbo and learning to talk to sellers. But now I have got my first lead to hopfully my first deal!

I have recently had an injury that I hope turns out to mo more than a minor problem. At my part-time job I work at wal-mart in the back room(IMS). A pallet of juice, caprie sun, welches, juicey juice, and such, was falling and and my co-worker tried to push it back up. It did not work at all. It started to fall and he hit the floor. Their was another pallet beside him, so he was in between two pallets sitting on the floor in th arms up guarding position. I quickly put my against the falling pallet and my knees against the still standing pallet, like you would if you were to put your back on a wall and your legs on the other wall and be above the ground except it was my knees. I was up in the air holding the pallet back while everyone was throwing the freight off the pallet. All at once my body gave out and the pallet crushed me into the other pallet. Finally when the pallet was downstacked, I threw the remaining freight that was on my co-workers ankle. He was ok and walked away with a slight limp. I went and sat down and couldn't get back up. I went to the emergency room with my co manage that night(policy). I had exrays and they came back ok, no breaks. I go back to a follow up doctor to make sure their no internal bleading, you would think they would have done that their, or anything else. I hope for good news!

I am submitting my offer to Allen(seller) Monday! I have keep finding buyers. My buyers list went from great to break. So I will start over on it but it shouldn't take long. I will call I buy houses people in the paper, I get on sunday, on monday also. He owns the home free and clear! That is awesome news for me also! I hope this goes good. Thank you every one.

I would have rather got hurt then him get crushed to death. So it was worth it. I would have regreted just standing their while he was crushed. So i did what I thought was best and I can live with that.

Well yeh you have a point.. but I think I'll make it.. I go tommorrow to my follow up. I have been doped up on my meds all day so I haven't felt much pain...lol.. Makes me kinda sad though cause I couldn't hold my daughter all day and she would look at me with those puppy dog eyes and say DA DA DA DA!!!(her way of saying daddy)lol... I am still working on my REI... I'm just doing more online stuff now than getting out and exploring.... I have fount some kool websites everyone can see on my other post on FSBO. My cell phone is broken So can not call my (seller,) I can receive calls but not make them Right now. So I emailed him telling him that I had my offer. I briefly told him what the contract included. I didn't over load him or anything just gave him quick straight forward run down of few important keys that were in the contract, But he has not eamiled me back yet. I told him when he was ready to give me a call or email me and we could meet up at the house to futher discuss everything. So I am just waiting on the call/email so i can hopefully get the house locked up. I also discovered that the house was appraised at 350,000 and the land is worth 500,000 alone. I thought it was appraised at 259 but that is what the manager thought it woud be worth around. Its Beach property so I guess I can understand why. My grandmother in laws land is worth a little over 500k and its around the same area and distance from the beach. So in total the entire thing is worth 850k. The lot is a t3 zoning and is almost a 4 lot property.... hes selling everything for 275k and i'm offering 220k and i will be reassigning it for 252k. That wya it will cover all fees and my profit.

I have been following your story and I really appreciate your enthusiasm and spirit - actually, it reminds me a lot of me when I was younger. I turned 38 in June and realized "My God Man, I am staring down 40, what have I been doing with my life ?" So, one night, - actually shortly after my birthday, I was watching TV late at night (probably worrying about money again or something) and I ordered Dean's books. So, I am still reading ( I have 3 small boys ages 5, 3 and 5 months). I have looked at some properties, talked to some people and hope to start doing something soon.

1. Buy a prepaid cell phone.
2. Call my seller and find out if he wants to get on with his life
by letting me assign it to one of my buyers.
3. Found a quick sale sign around the corner. Call and get the

4. Call Local brokers to see if they want to join my team!
5. Call a Real Estate Attorney and see if he can help me with my
contracts, closing, and legal advise.

I accomplished all of my goals except buying a prepaid phone, Reason: I did not have the money. I was not able to call my seller, Reason: My phones screen cracked so I can not see his number and I erased his email he sent with his number on it.
So inconclusion I have learned to Always write down or save my numbers ina note pad or on computer.
I will write down my goals later for I have to come up with them first.

I just got an emial from a RE Attorney. He said he would more than willing to help me the best he could. But of course, He charges by the hour, and hey guess what I could pay him in monoply money because I don't have any money to pay the guy! All I want to do is talk to an attorney and see if they are going to be able to help me. I want to ask if he can make me a purchase agreement that meets what I need legally and a Discharge of agreement to purchase statement. I just want to know if he can do it.. Why pay the guy for a simply meet and greet, take a look at this and tell me if you can put this in a contract legally and if you can will you do it of yeh? how much? ok lets do it!. Is that to much to ask for. Well it probably is, so I will keep on looking until I find the right one. Theirs plenty of RE Attorney's in the ocean, I'll find the one...lol...

My back was killing me all day so I layed in the bed mopeing and whining...lol so pathetic I know. So I will pick up where I left off. Well I didn't do nothing, actually I put some more ads on craiglist and contacted some motivated sellers. but other than that I did nothing lol....

Another buyer on my list! We had a dispute and some differences, but after I telling him what was up and that he will be the first to know of any house I get in his area's we clicked and were cool after that! Hes an investor if it wasn't obvious. Well I'm off to call that quick sell and get the info. After that I am going to get in touch with some RE Attorneys and Brokers for my buyers if they need it!

Well my last deal feel through, BUT! I am onto another one. Ok so hears this senerio:
The asking price- 49,900
Its a 2/1 with 600 sq, ft. and 30 minutes from the beach.
They have been on the market less than 6 months, but hes not that motivated. He said hes in no hurry and the houses have been getting alot of attention but noone is getting excepted due to the fact that no one is meeting the banks income requirements.
What does everyone think?

You will have to find out how much the FMV(fair market value) of the property is...
If the FMV is 50,000, then it may not be a "steal" at what you are offering...
Granted, if you plan to buy it, and can rent it out for positive cash flow, that still isn't bad...but if you plan to assign it, the property is going to have to be worth more than 50,000 or an investor won't touch that property...

I am going to ask him tommorrow when the best time come take a look at the property is. I asked him what the appraised value was but he just told me it was worth more than he is selling it..I talked to him through email, their was no phone number to call so oh well. But when I check it out I'll see whats up. Hopefully its worth alot more than 49,900. That would make my day. And I am assigning it. I have nocredit and no money so I'm going with that strategy. I have tried hard money lenders and my family has bad credit. So I am going to go with that for now!

I am going to be doing assignments until I can come up with 20k. When I hit my lucky number 20k!,
I will then put a down payment on my first investment property!
Then I will use that cash flow and imediately put it into a saving account.
I will then keep assigning until my assigning money and my savings are combined equaling another 20k.
Put that towards another investment house and put that cash flow into my saving as well.
Repeat all the steps...

I just can't get it down pat! I don't know how to talk to a FSBO! Everytime I talk to them I get all tounge tied I don't know where to start on talking to them. I don't know when to break out the knews that I'm a REI wholesaler looking to assign their home to another buyer. Everytime I talk to them they say, Thats ok or something degrating like that.... And no Realtor/REA would like to work with me because they do not think that my work is legal! Apparently every Realtor and REA in this state(FL.) Has no clue on what assigning is I guess. Obviously I have spoken with evry realtor or REA, But I have contacted just about all of them in PCB and PC atleast twice and only a few respond saying no thank you and what not.... Its alot harder than I thought. I have goals I have plans but they keep falling apart. I really need some help on how to talk to a FSBO and what to say. Because I stink at talking to them and even writing out an outline of I'm going to say. even that part stinks! Welp I'm hitting the sack, goodnight to everyone.
