Today I start my investing career!!! I have been studying the book and the site. Calling some numbers on fsbo and learning to talk to sellers. But now I have got my first lead to hopfully my first deal!

This the house I have looking at:

2 Single family homes plus extra lot Across the street from the beach !

The Price is for everything you get it all and the best part is

Direct Beach View with exclusive beach access dedicated to this property ! This is the only property for sale in this very desirable area next to Origins and Pier Park !

It is one of a kind and has very special zoning of T3 which allows multipal uses this property can be seen this weekend and would make a great home plus investment for the future !

The Property is not listed with any Broker at this time but I, will work with all brokers and I, am Very Motivated to sell Now!

I emailed him and told him what I was and what I did. He said he was also an investor and was excited and willing to work with me!
The thing is these to houses only cost 275,000 for both of them!

I'll be offering 200,000 for both of them! I'll post tomorrow after I call and post my offer!

I haven't found out the good news yet, but I have some more good news. Wel its kinda good news, My Doctor said I'm good to go back to work but I have lifting restrictions and no bending or squating. ummm THATS ALL I DO AT WORK! So I guess I'll go to work and sit around for 9 hours, Idk.lol Wll I hope to hear my good news soon! I off to work!

I have been busy for the last few days and havent been online for the last few days and just checking in to see if you have any good news that you are working on and I will keep my fingers across for you and you deserve it. I have been busy dealing with the insurance and the surgery and everyday is a different story. My days is up and down. They changed the date to 22nd instead of the 29th if things work out. I will keep you posted and the sooner they do it and will be home much quicker than I thought. shoot me an email sometime if you can.

My big news

I have a(n) Invester who has a huge supply of houses that he wants to be sold. I am going to be getting them at 20% off. That was a re agreed upon %. I will make roughly 6% to 10% off each deal. This is just to get me started. I need money quick and this guy has a huge supply of houses and I have an ok buyers list built up. Also I have an attorney but he wants 150 for the first time meeting to go over everything, so I have to wait til I can get that money. So I am moving in the right path!

Wow that is great news...I have been following your posts and admire your patience, diligence and the fact that you do not give up! You inspire me to keep trying, I am a newbie however I am motivated to excel at this so that I can actually quit my current JOB - Just Over Broke by the beginning of next year. Despite all your ups and downs you still keep at it and that is exactly that attitude Dean wants us to have.

Keep up the good work and I'll keep following to get more good news about your upcoming deals. So how did you find the RE guy with the block of homes for sale? I would love to score a deal like that myself...

I can Not remember which site I used. But I am pretty sure I used craiglist.com. My strategy for finding people like this is very simple. It goes a little like this:
I send out mass emails to people who are trying to rent out their homes Like so,
Hey I saw that you have a property posted for rent. Would you be willing to sell the property? Here is the link to the property that im inquiring about;

im highly interested and im willing to pay full market value. I would be looking to purchase quickly.

Please let me know asap.

The only reason I say I am willing to pay full Market Value is because it gets them interested, otherwise they just look at your email and delete it or tell you that you can fill out an application to be a tentant if you want. But we all know thats not what we want.

they tend to reply very interest and you just explain to them your situation. I will post more on my startegy at a later time. But yes I am reassigning them to the people on my buyers list. I'll make like 6% off each deal just to build my capital!

You Would tell them this after they reply:

1. Tell me about the property. How many beds/baths, s.f., appraised value, etc.
2. How long it has been on the market?
3. How quickly do you need to sell?
4. If I would pay cash and could close in five days what is the least you would take for the property?
5. Would you consider Seller financing?

This will help you determine your intrest in their property. If you like the answers then go for it. Now most of the time if your emailing to people that are renting out houses thye are investors of course. So I would email them this after they answer my questions:

Ok So I take it you are an investor? I have severals buyers on my buyers list that are looking for great investment homes. I take it that you know what re-assigning is? As you know traditional ways of selling homes are just not working in this market. I have ways of attracting buyers that have the money and want to buy, in this down market. Also, I have ways of getting buyers accepted through banks. I have an incredible Broker who can find a bank that will accept my buyers. Of course, I am not attracting buyers with horrible credit. I also attract Investors. I would be delighted to work with you if you would like me to work with you. I make it a win win win situation for everyone, you, me, and the buyer. If you would like to know more and would like to work with me please feel free to reply with any questions. Also, The houses sound great.

If they want to work with you on selling theirs houses then just go over the terms of what you will be doing like your % off each deal, exclusive rights and tell them something like,

What I was thinking about was If you had a house and wanted to sell, I could put it on contract(and since it would not matter to you if it sits, their this should not be a problem to you) For 30 days. Email my buyers the house info and some pics, show them the house. And I'll assign it to the one that wants it and we could work out the kinks, like if you want the buyer to pay closing or ect.

Now This is what I told my investor. He was just going to let the houses he could not sell just sit their. So you might want to find that out also. Welp Thats how I find my buyers. I just lucked and found one that has a boat load of houses just sitting their!

Now

I have some more awesome news... My wife has been behind me the whole way. So, she has decided to get her RE licences! She is approves for like 6,000 dollars. She goes tommorrow to the finacial aide people to talk to them about school and such. So that will be a plus on my side! I am so proud of her!

Welp

I am so stoked about that call last night! I ordered the Edge and am awaiting the arrival. I am still awaitng on my investor to call me back so I can start assigning buyers ot his houses. I really would like to wait until I come back from alabama. My daughter was in a cast from when she was 3 months until 6 and half months. Her hip was not growing in right so they put her in a cast from her chest to her ankles. She is now 9 months and moving around fine. We have to go to the doc in alabama for her hip check up to make sure shes still ok and her hips still in place. So Maybe by the 30th when come back we can start. I am leaving the 26th so hopefully the edge will be here by then so I can take it with me to study while I am their so I don't get behind. Well until next time.
