I am currently reading the 2nd book by Dean... Profit from real estate right now!.... I have been reading and attending real estate "everything" since 2000.
I also formed a group with 5 women that had the same inspiration and drive for REI and together we commited to keeping each other accountable for staying financially updated and also track on current topics. We played a board game called cashflow every week and it was amazing how it increased our REI and financial IQ... It led us to pitch in $ wise on 3 day courses, bootcamps,expos, etc. We did take in consideration to get a coach to help guide us to our first home to buy,flip, & sell. The guidance recieved had us purchase 2 single family homes that ended up as lease options and currently turned into month to month rentals. As our group became more knowledgeable we have found too many flaws regarding what our coach was telling us. Our coach who is also a broker fultime(had a real estate licence and also owned and rehabbed property with her husband who is a contractor for 10 years +) basically only had the interest of us buying houses vs actually becoming investors to move forward. So now I am back to the basics. Starting from the beginning and trying to put the missing puzzles together to correct the not so great decisions on our current investments. example don't use your brokers agent, lawyer, and process for closing. Keep them seperate and interview your own team of advisors. I am a legal service I pay monthly for and should have utilized what I actually pay for instead of taking the advise of a coach I put trust in.
So now I have read up to page 145. So far I have reintroduce myself as to my "why". Made my list of neg, positive, and what I am grateful for.
Today July 8 I went driving around writing down agents names/# from signs.
The signs I focused on where listed as sale pending, under contract, just sold, or you just missed this deal "sold". I chose these only because it brought to my attention that these agents were actually selling/working fast vs the signs that I see on the market for 6 months to a year. During my driving I came across an abandoned single family house. Everything broken, grass as tall as me and the front door was kicked in with easy access of course I was tempted to take a look but decided against it. Who knows who was in there.
Tomorrow I will go through the agents names I listed and make the calls. This is one step I never done so it will be a first for me.
I will also research more on the abandon house I found.
I see I have written a lot here but I guess I needed this to actually see that maybe this isn't so bad starting from the beginning again.

What a great story that you shared with us from your past experienced. Keep on readind Deans books a few times and also glad you are on board with us. Glad you got out and drove around to see what houses are available in your area. It looks like you are on the right track and also got some names and numbers written down and I wish you much success. I can't wait to hear from you how you make out. Way to go !!

Congratulations and welcome to the DG family. If nothing else, it sounds like you have taken everything as a learning experience. You automatically have an advantage over many of us newbies, as you have a foot in the industry door.

Thank you Paul. After looking at so much positive things on Dean's website I feel I have chosen well to move forward. There is so much info and the energy keeps you motivated and focused. My group and I have become discouraged with so much $ invested and I have taken a heavy interest to turn things around quickly or as fast as my fulltime job and family allows. Working at a desk all day in the corporate world challenges me to utilize my 15 min breaks and lunch to find everything on REI or follow the steps I am reading currently in Dean's books. I read walking into the office and again walking to my car at the end of my day. Can't wait to put my calls into action. I have created a flyer as Dean indicated and bought a pack of 500 hot pink paper. That will be my next step this week to do. Again this will also be new to me but one step at a time for now.
Nothing wrong with starting fresh. It worked for me. Sometimes you need to step back and take a deep breath and full speed ahead!!!

A learning experience yes!! I still feel like a newbie but can also share my experiences from these past two deals so I can help others to see the signs or stay away from those that say "I can help you". The screening process is crucial and how Dean explains it in his book is we didn't ask the right questions.
Following the steps so far has not discouraged me so I will keep moving forward. I see the support in all forums and I now feel confident that things will be ok even if I get rejected in my calls.. I just have to keep making more.n I have a posted note ready saying "they say no or are negative, say to yourself NEXT... until you get to the right one."

A step back for me is just continue to read since February this year. It wasn't until I saw Dean's infomercial recently did I decide to attempt one more REI purchase. I am so glad I did! This is definitely nothing like what I have read or attended in a 3 day course.
Congratulations on getting back on track. Sometimes it takes stepping back an regrouping. Starting over new. To become more motivated than ever. I find reading the chapters over again you learn something new every time! Much success to you............Lubertha
