Well here here goes ... the 1st post of my journal. Not quite sure where to start so I'll just start.

We began our new REI aventure in June 09. Actually this was Denny's (my husband & better half Smiling) idea. He discovered Dean and believe me I had doubts. Denny had done his research though and convinced me that Dean knows what he is talking about. Denny had already ordered and read PRFEN & another one of Dean's books and spent time on the DG website. I checked the site out too and read PFREN. So I agreed to support Denny's efforts and work with him. I love working with my husband and believe that real estate is definitely the way to go for us. There is soooo much to learn and discover. Every day brings new lessons and experiences in the world of REI. We joined the academy in June.

We started by meeting with out attorney to learn more, going over forms, etc. Set up LLC, met with accountant. The rest is not necessarily in the right order but you get the jest. We set up our website, are constantly working on building our buyers list (we are assigning properties), got business cards, searched for and found real estate agent, have looked at FSBO's on line and in neighborhoods (priced higher than FMV & higher than they paid 2 & 3 years ago) keeping our eyes on them, joined REI group that meets monthly and put magnets on our vehicles.

Our RE Agent has given us access to MLS through a new program he has just signed up for. I'm learning about this program and how to navigate it. Have a question in to him to find ou if I can search for specific criteria on these properties quickly. Being new to this program himself he will find out and get back to me today or tomorrow. It is time for us to start putting in offers.

We met another investor who specializes in short sales who we will be doing some joint ventures with. We'll be directing folks his way. It is important to me that the sellers understand the short sale process and agree to all that is involved. We will go with him when he meets people so that we have a better understanding of what he does and how he helps people. He has an online program set up so that we can track the progress of the short sale

I have printed out Rina's post about REI abbreviations/terms and will learn 2-3 new ones each day starting today. Thank you also to another DG family member for sending a list of REI terms too - will learn those also.

On a personal note well let's see. Last year I lost 25 lbs. but haven't been able to shake off the next 23-25. Up until last month I have been walking 5 days a wekk however haven't been able to put an end to my love affair with chocolate and our late night rendezvous - LOL Smiling. When I get up now I immediately think REI and have been procrastinating when it comes to exercise. On the bright side I've been eating less chocolate Smiling and eating healthier things. Have to find the balance here. The weather is showing the first signs of cooling down and walking is catching my interest again (tomorrow morning a cold front is coming our way and it will be 68 degrees, must get an early walk in!!Smiling) We are in SE FL and live close to a beautiful wooded park with trails. During the winter months I especially love walking in this park (too many mosquitoes right now - will wait until it cools off a bit.)

My passion before REI was working with/helping my elders and those afflicted with Alzheimer's disease. (I'm not a nurse or an aid but have lots of personal experience with this and have also worked in this setting.) I have such a soft spot for my elders, love hearing their stories and love to make their days brighter. I will get back to this on a volunteer basis someday.

Happy belated Mother's Day to you, if you have children. hope that doesn't sound rude. i'm not sure that came out right. Puzzled do you have kids? mine are grown and i just love sharing things with these young adults. thanks for checking out my journal. i love posting in it and try to be faithful to do it. yes, we had a nice time with my son. grasping the military life is a challenge when you don't live it, but i really respect those who do. he loves it and is happy. of course, when i found out he had been kicking around a "live round" (explosive) i could have smacked him a good one. he didn't know it was a live round and it wouldn't have done much damage but.....hopefully he will not be so careless next time. if you have seen or get to watch "The Hurt Locker" about the bomb squad, that is what my son does. at least my daughters seem to have safer jobs for now (Desiree has been through 5 bank robberies and they don't intimidate her at all Smiling) okay, i think i will stop rambling....love reading your journal.

No we don't have any children, but no I didn't think you were being rude at all. I don't think you have rudeness in you.

Your son is a very brave young man with his MOS being with the bomb squad. OMG kicking around a live explosive, I can only imagine what went through your mind and what you had to say about that. I've never wathced 'The Hurt Locker' (not a big TV person) but will check for it. Is Desiree a police officer? 5 bank robberies? WOW! She's a brave young lady. Must run in your family.

MOS

you must know about the military if you know what MOS stands for. Smiling i could have smacked him a good one for kicking the live explosive, but what's a mother to do? Eye-wink all my kids are real independent, so they don't like "Momma" interfering. i hope he learned his lesson. "The Hurt Locker" is a movie that won a lot of awards this year. you can rent it. it's not that great a movie in my opinion but it let me see what he is doing. Desiree has been a bank branch manager since she was 22 years old. she has helped track down one robber and testified against another in court. right now she is out of work due to layoffs, but i know God has just the right position for her.

can't wait to hear more about your REI life!!!

I must say everytime I read

I must say everytime I read your posts there is just a ton of information and a lot of heart going into what you do. That is awesome, and congrats on the deal going on. That is insider information that is priceless. I enjoy reading all the stuff you have going on. Is the "inner circle" I hear in the future? I believe so. Nice job and thanks for just doing what you do. You are good at it.

Hi Lea,
Catching up on your journal. First I'm so sorry about your grandfather. 99? Wow. That's a long life. I can't imagine all he saw in his lifetime.

Did you get the vanishing bandits under control yet?

Congrats on completing your first SS. It was a long road for your two getting it completed. I'm curious to read about what happened to your last SS that flopped.

You two are killing it on attracting SS. I can see you and Denny at the Edge Event next year teaching us all about them. Smiling

No I don't really know about the military but am married to an ex-army guy. How scary that must have been for Desiree but she did good helping the authorities. Sorry to hear about her being out of work right now. I believe that God has a plan for all of us and that each one of us has been given our own unique gift from him to use to help others one way or another.

Thank you for your condolences about my Grandfather. Yes he lived a very long life and many people loved him. Just think he was a little kid when the titanic sank.

It's always so nice to hear from you. You've got a lot going on these days.

We haven't actually 'completed' our first SS until it is sold. It's sure keeping me on the edge of my seat Smiling

About the SS that flopped. Denny, myself, Richie (one of our beloved DG family members) and our partner were working on this SS together. There was a very unethical REA who offered to help the homeowner in January by saying he would do a SS and list the property. He showed up at her door the week of her husband's passing and took advantage of a grieving widow. He listed the property but after that nothing! Never submitted SS paperwork to the bank, never showed property or antyhing just vanished. The homeowner managed to get out of it and he snuck back later trying to get the listing back. When he realized the bank wasn't going to talk to him anymore he told the bank that our partner was the homeowner's cousin and was going to sell the house back to her after the SS was complete. So the banks said they woudln't sell the property to our partner.

We are working on getting the bandit signs under control. Will keep you posted.

You are so kind and ethical. You really do live up to your own words 'never give up.' When I said it flopped I knew YOU would not give up, you just don't do that, it's not part of your make up. The fact that you still consider Denny & I your partners in this speaks volumes about the kind of person you really are. I am looking forward to this being completed because the homeowner deserves to move on. This agent has done so much wrong on so many levels and I am so glad that you are demanding the homeowners rights! Go get em! Talk to you soon.

Whoa to you, Lea & Denny! You are guys are doing amazing things. Congratulations on the SS. And thanks for taking the time to post in my journal. I've gotten so behind on other's journals, it's hard to keep up with everyone. I just started driving neighborhoods myself to find vacant homes. Well not as exciting as everyone else's with what they find, aligator, snakes, racoon, homeless person, drugs, etc. Of course I haven't been in many of these yet. I did find a broken window and found it was owned by Dept of Veteran Affairs which realtor told me would probably end up a HUD home. If anyone wonders I didn't climb through the window it was higher off the ground. I did leave message at police dept but then I thought they might think I did it but no such luck, thank goodness, lol!. Well anyway keep up the good work and that's great that you found another REI group and it sounds amazing.

Sat, May 22nd

Our partner and us are now getting into L/O's too. He is searching for properties. We are talking to folks who call in response to his L/O ads and of course we are searching for L/O properties.

It's been an education for me talking to these folks. Everyone has a story to tell. Generally these people are very excited about L/O's, a very different scenario from when I talk to folks that are behind in payments on their properties. It's been a bit of an eye opener. I spoke with a lady whose property was just auctioned and they now have less than 30 days to move. They have an income and instead of putting some money aside with the money not used for paying their mortgage for the last 12-24 months they have been spending their money on other things like eating out, big screen TV, etc. and have no funds to move now.

I spoke with the gentleman that I mentioned recently who has 4 upside down rental properties. He is in the middle of a divorce and talking to his wife about doing SS's on these properties. It's an amicable divorce so we'll see where this road takes us.

One lady that called about a SS has not seen her husband for 1 1/2 years. She can't afford a divorce. She is behind in payments on her vacant rental property (in both of their names.) She is concerned about the tax implications of a SS but doesn't want to let the house foreclose. I suggested she talk with her CPA and RE attorney. She doesn't have money to pay them. I suggested she search on line for RE attorney's who are doing pro bono work. I also told her that some accountants may answer one question on the phone but will charge a consultation fee to meet and talk in person.

I keep forgetting to mention that some of the people we send letters to we have met one way or another in our travels before. We had another one of those last week and sent him a letter (haven't heard back.) It's strange when someone we know shows up but not surprising. Some of these folks have called saying they are working on loan mods and are keeping us as plan B should this not work out for them.

We met with one of our cash buyers this week at a restaurant on the water to talk about REI. It was a great meeting. The next day we went to look at 2 of his duplexes and a SFH.

I spoke with another one of our cash buyers who lives in TN and he buys properties in TN and FL. Unfortunately 2 of his properties have been trashed from the floods in TN but he is not one to feel sorry for himself. Anyway, a friend of his has 2 horses (a paint and a trotter) and he tried to give them to our investor. He would love to take them but it wouldn't be fair to the horses since he is busy with other things (moving to FL after selling properties in TN.) I asked how much his friend wants for his horses and then called my aunt who has 36 acres in northern FL and wants to get 1 or 2 horses (she has 2 little horses now.) She's had horses her whole life. She was in a riding accident that affected her vision permanently. She sees in black and white only now and has other visual issues. So she couldn't take the paint because it is only 2 years old and unbroken, she needs a horse that is rideable. The trotter is not a good riding horse.

The mystery of our stolen bandit sign campaign continues. Last weekend all but one sign was stolen. I can't remember the last time we picked up all or close to all of the signs. I think we just need to find better locations because there are other signs that stay up.

Lea and Denny!

You all are on fire....I love it. Finally catching up and I love these posts all the time FILLED with ACTION. What do-ers you guys are!! So impressed by all the networking you are doing, and Richie mentioned in our cab ride here to the Edge that you all were working on a SS together (I'm seeing the progress above), and man, coming to your journal makes me realize, I have missed out on watching all your action step by step!! You and so many others here inspire me to get back to my SUPER-ACTION days Smiling I think the pregnancy has slowed me down a bit, but no excuses....my time will be more free now that this has closed, and "free" meaning ---working like crazy on real estate! I'm so pumped! And I'm also so grateful we have this site and that I can keep up with friends like you and your amazing journey.

You have a determination and persistence that is rare here or anywhere for that matter, and I'm thrilled that you are always finding a new angle, a new approach and putting any disappointments behind you. I know you all know this, but you truly have the discipline and that is what it takes. CONGRATS! I'm just so excited for you guys!! WOW!!!

You all are a machine that is going to put out lots of deals...just a matter of fine tuning, and bam! All your efforts will pay off!

Keep it up...can't wait to catch up with you more after The Edge.

I am so glad that you will now have the time to be on the site more often. Thank you so much for visiting my journal and for always cheering us on. Coming from you "Ms. Action and Energy" it means a lot. It's always wonderful to hear from you Smiling You are right this site is one of our blessings to be thankful for.

The SS we were working on with Richie took a lot of strange turns. But the blessing in all of this is that we got to know Richie better through this process and have made a new friend Smiling AND Richie is going to "git'r done".

I mentioned it in your journal but please know we are keeping you, the people of Nashville and others affected by the flooding in our thoughts and prayers. I can imagine what it is like for everyone but seeing/living it in person must be very different.

Not much longer now till baby arrives Smiling How exciting! I'm so happy for you.

I'm happy for you about your closing too - that is AWESOME! You deserve it, you are determined! The before and after pics of the property you just sold were so cool! I enjoy seeing what a rehabber can do for a property turning it from a sad state of disrepair to a beautiful home for someone else to enjoy. Smiling I'm looking so forward to hearing about your upcoming accomplishments. I know there will be many exciting ones.

Even though I'm not with everyone at the EDGE I'm there in spirit.

wow! you are really going at it. i'm looking for lease/options myself and having to change my ads to draw in people who have the down payment money. i talked with the hot line this morning for some suggestions. i'm not seeing bandit signs around here anymore. i guess code enforcement is really cracking down on those now. i hope something works out for your aunt with the horses. we had 4 Quarter Horses and 1 Appaloosa out of a Quarter Horse mare. we loved them. that was over 30 years ago, but those were some of the best times of our lives. then we got interested in boys!! Hi Linda,

I wish you the best with your L/O's. I know what you mean about them having money to put down but some do have money to put down. One guy I spoke to said we really didn't need the down payment money ... Anyway he does have money to put down.

Very cool about the horses you used to have! I know what you mean about all the happy and fun memories. When I was a teen-ager thru my early 20's when I visited my aunt I would ride her horses. She boarded them and went to the stalls every day to take care of them. Someone kept a Tennessee Walker there and never went to care for him (so my aunt was taking care of him.) She called the owner and told them she'd call the aspca if they didn't start taking care of him right away. They GAVE her the horse, they just didn't want him anymore.

I e-mailed our investor a link to a place in TN that rescues horses as a last resort for his friend.

I wish you the best with your L/O's and of course everything you are doing.

Sounds like a cool guy. lol Sometimes I dont think you know how special the things you and Denny are doing are. You are a very involved person with your task at hand, and for you its not a matter of if you will be a big time REI but when. I could go on and on about the great qualities you posess, that I have read heard and even felt from you, but I want not this time. Its 2:52am and Ive got to get back to my job. I snuck home because my wife cooked steak tonight so I put everything else on hold for that. Again Lea it was very nice talking to you today. I feel it a privlidge to be able to share mind states with the likes of you. I so look forward to meeting you and Denny at the Top.

Lea, Lea ,Lea. It was great hearing from you as always. I can't tell you how much I appreciate you and Denny taking the time out to do some researching for me. As you know I will work something out with you in the end Smiling
I wanted you to say hello to all the people that you know from our awsome dg family so you can hear the excitement in their voices as well. Even though they are so successful they were still excited about the edge and meeting others at the same time.
I am actually going to call you after i get off this site but wanted to catch up on your journal first. L/O is a great thing, good luck on those. I still have to check in on the SS to see where its at and if there is any new twists.
The Florida duplex we will talk about in a minute.

What a great wife you have, she even cooked a great steak for you (again don't tell Denny or he might get some kind of silly idea about my cooking a steak too Smiling LOL) It's wonderful that she and you work in REI together too.
