For years, and years I have always wanted to become an Investor. However, I have been around negativity all my life so it made things hard. Then I got married to a man who grew up in worse conditions than myself. Years ago I my first purchase was Carlton Sheets, well you know how that turned out. Got married and my husband and I tried this and that and so forth util I lost thousands maybe even millions of dollars on other things that range from MLM's to Russ Dalby, and John Beck. I became bitter as well. Nevertheless, God sure has taken care of and been good to my family. I don't know what it is about Dean, but when I saw his informercial it was different from everyone else's. He was sincere, well you know what I mean. So, after all these years I purchased his books, and as I read them I am finding out that they actually give me information and tell me what to do. So, I have taken the first step, and I feel that this time if I fail it is because of me, and not Dean. I do have to ask that you all become family to me, because I am surrounded by negativity daily, and this makes me want to give up. I would appreciate it if you could send me some encouraging words, and I will continue to stay focus and hang in there. I am taking it one step at a time, and I will keep you all informed of my success as I accomplish my goals! I am EXCITED!!

Thank each and everyone of you all for your encouraging words. I literally cried. I am trying to take one step at a time but it seems like something it tyring to get me to take a leap. I had a great day today, until my husband calls and tells me his plant wants him to work until 10 o'clock tonight. The other night he broke down and told me how he started working since the age 5, and how hard of a life he had growing up, and to see how he is still working 12 to 16 hours breaks my heart. And on top of that. We both had to accept the reality of our 9 yr. old being diagnosed with ADHD, so he stays in trouble a lot at school because he can't focus nor sit still. We really don't believe in the medicine, but we need to help him. And this time every year for the last three years we have spent the winter season in the hospital with our two premature children. What's sad is I have to hold all of this inside, because I don't have anyone around me to encourage me. I do talk to the Lord, but sometimes I feel it would be nice to talk someone physically. My husband isn't home long enough for us to talk about our situation, and the little time we do get he wants to rest. I'm sorry, for babbling, but you see when I try to talk to those around me they always have something negative to say about everything, and I am really dealing with some heavy issues. So, please forgive me if I babble or get off subject a little, it makes me feel better. I said all of that to say this, I am now writing my goals. And one of my most important goals it to be able to get my husband off that job so he may be there for our children. I enjoy my job, and I am not quite ready to leave it. Another thing, when I checked my email I had a message about a property and I would like for you to take a look at it. I don't have any money, and I haven't gotten through the books to learn the technique that is for me, so will you all take a look at and give me some feedback? This just might be my starting point.

Check this one out:
Help me think outside the box. So, here is the situation. I found this FSBO. I took a chance and made the call, talking to people had NEVER been the problem, rejection is what does. Too go on, the owner basically told me to come up with 30k and she would finance the other 49k. I am at a stand still b/c I don't know what to do. I have let sooooooooooooooooo many properties go because I didn't know what the next step was. This is happening so fast, and I haven't gotten through the books. What I am thinking about doing is my FMV, and find out what it is worth and go from there. So, if anyone have any pointers please let me know. I am positive and excited.

I am very inspired by your story and your courage to make the changes in your life for yourself and your family. Your instincts are correct about Dean being the real deal, and this site has been my strength since the day I purchased the books. As far as the deal you mentioned above - you MUST always run your numbers. They dont lie and will always let you know if the deal is one to move forward on or not. You are doing so great and every step along the way we learn something new! Stay strong and focused and you will do great!

You are doing well approaching your first deal. Check your comps in the area. After repair your could still come up with a reasonable profit. Try a bid of $50k and if he counters, add $5k more. Your downpayment then will be smaller. Are you in a credit union where you could get a loan, they are good with giving loans. There are a list of HMLs available by typing in the search: HML and private money lenders. I just adore the property, and feel it is a good deal. What about teaming up with someone in your area, that is another option. All the best, go for it. God Bless.

This is a short update. I listened to Dean's live call. WOW!! He is the real deal. More confidence, and excitement. I took his advice and jotted down some things to do over the weekend. I also just finisted a budget, and my husband got involed (a little). You know God said, "he takes the foolish things to confound the wise." Because of the goals I have set, I need to save some just in case. I am proud to say after our budget (including tithe and offering) we will save 350.00 this week alone. Isn't God good. I am anxious, and I can't stop now. I have lots of ideas running in my head, but I am trying to compose them. I really do want to thank Dean and each and everyone of you for supporting me. But I still give ALL the Glory back to God.

Welcome as everyone has said. This is a great place to find inspiration when you are down. Negivity is every where. Atfer reading Deans books I decided also to get away from the negitivity. And boy that is easier said than done! I did stop watching TV almost completily. I read very little news, I skim over the headline. But one of the most negitive people in my life was my daughter. So I told (her more than once) that I had decide to decrease the negitivity in my life so please don't complain to me, tell me 3 positive things about today, that has went on for months. now I am finally seeing a change in her too! Even in the darkest day there are positives to find. On this sight you can find other people that you can inspire also. Just reading other posts will help you. Good luck in you real estate future.And I have to ask.....

Thanks a Bunch for the encouragement. I can give you three positives and they are simple. I will try this with my nine year old, and I will let you all know the results. He is going through a difficult time right now, and I find myself hollaring at him, and before I can take it back it is already done. So, positive #1. I am trying to rebuild my relationship with God. #2. I am trying to understand my children and not react so negativly. #3. I have been taking Action Steps accomplish the goals I have set using Dean's course, and the encouraging words of the DG family. I am going to throw in a fourth one for free. #4. I am gaining a confidence within myself that I didn't really know existed, and I am not sharing my ideas and dreams with the negative people around me to throw me off tract. It is hard because I love sharing what is about to happen and what is happening to me on a daily basis. I am so blessed to have DG family where I gain the support I need and have been searching for all these years.

Morning All,
I have some good news and some bad news.
Bad: With all the positive energy I am gaining daily I have been trying to reach my son (ADHA). I feel like I have damaged our relationship. He looks at me as if I treat him like a dog when I talk to him. I have make him hug and give me kisses, but he will say "I love you Mom," on his own. This is hurts my heart. I love him very much, and every since he was in preschool every teacher tells me how super smart he is. I don't know what to do. I just want him to be the best HE can be. Any suggestions please let me know. His dad is in the home as well, but he cries because what our son is going through he can't understand, and it brings up painful memories of his own childhood. My husband is from Mexico City, and his life he doesn't share with us much, but when he do it is as if he is reliving the painful memories. So, just feel free to give advice, and to all those married women, how do help a man who hides all his pain in an alabaster box?
Good News: My daughter got up early this morning, came in my room, and just climbed up on my lap and hugged and kissed me. She has NEVER done this. Dean is telling me in profit from real estate to focus on things I am gratful for. Well Dean, as simple as that action my daughter did, I am grateful for that. She just made my day. And after we stop loving each other she lays in the bed beside me and was rubbing my face and loving me. What a way to wake up!!!
I am 'ON MY WAY' and everyday I am taking action. I will keep you updated.

Hi Everyone,
I do apologize, I have been tired. I have found two more properties, and this time they are REO's. I have spoken to one of the Realtor's and I will be going to meet him next Sat to view the property. I need some help!! Now, this is my typical past situation. I would follow all the steps needed to aquire the property, and give up because I knew I had now money to purchase the traditional way. So, I am a 1000 times more positive this time around, I am however not the most creative person, that is why I need your help. I want you all to know I am trying to find a technique that I know will work for me. I like the one in Dean's 2nd book where Matt L. describes his 1st no money down deal. I am so amazed at myself of how I understand what he did. However, I still have to find the confidence to draw up the contract and present it. If, anyone have those great encouraging words and support now will be a great time. Everything in me wants to see this through, but I only have a limited time before they auction off the properties. I even posted classifieds on here and at craigslist. Any pointers let me know ASAP please.

This is an exciting update. First of all, I want to apologize for not logging in more ofter. I will get better because I know a lot of you are looking forward to hearing about my success. Well here goes.
Last time I wrote I was talking about two properties. I have great and bad news. Bad news is I didn't do anything with those properties I was afraid and lack knowledge. So, the good news is I listened in on the Oct. 1st conference call and WOW!! I realized for the first time I had a person that is the real deal. I don't have to question if I will be scammed anymore. So here is the good news. Wait for it...... Wait for it....... Ok! No Wait for it...... Here goes I did it, last Thurs. I JOINED The ACADEMY!!! Wahooooooo!!! I have never been so confident that if I fail this time it is my fault. I NOW have all the tools I need to become a successful investor. I with I can talk more but I have a lot to do. I will check in when I have time. I AM ON FIRE!!!!!! Thank You All for those encouraging words and the phenominal support. I will keep you posted on my upcomimg successes!! Yahoooooooo!

Just wanted to give a quick update before I go to bed. I just talked to my first investor today. It was so exciting. You all were right. I crossed that bridge of confidence today, and this weekend I am going to make start calling the other leads I have. I AM ON MY WAY!! I have set goals that includes five transactions before December 31, 2009. I have learned new things being in the Academy, and I am so refreshed and more determined now to follow my passions after so many years and become the successful investor I have longed for. I thank God for Dean, the Success Academy, and you the DG family. I will keep you posted. What step is small to one may be huge to another, I feel like I just took a huge step today. GOODNIGHT!!

I do apologize again for not checking in so late, but I have some great news. I think I found my first realtor. And I have found several other investors, and buyers. The academy is wonderful. I reccommend it to anyone who needs that extra boost. I am about to start putting to gether my first deal, and it has only been two weeks. WOW!! I thank you Dean, the success Academy, and ALL Of the DG Family for the support. May God Continue To Bless You All, and much more success to come.
I have one more piece of good news, my husband and I are doing much better, as well as our son. We just got back from a trip, by ourselves, and I think it has brought us closer togther. It is the first one in nine years. So, getting away from the pressures of life reminded us how much we love and want to be with each other. Thank you DG family for your thoughts and prayers for my family. And my son is doing better in school. He is on his way to honor roll. Tears of JOY!!
