I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.

Thanks to my friends here,I know it will happen soon.
I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

i like your bank letter and you are moving ahead.good luck on moving the duplex!! that would be sweeeeet to sell and move on to another.ohhhhhh the experience you have gained thruogh it all is priceless.just think if everything went smooth then you would not have all the knowledge you currently worked so hard for !!! and remember good things happen to good people and you are due for your rewards !!

I will run my idea by you so you understand what i meant.Turned out the bank I had doesnt work the area im in. They have certain countys that they service and thats it. So on to plan B Then if that don't work I will go to plan C.

wow!!!! its been a long time since i posted :)

I cant beieve its been this long since i have been on here. I have popped in from time to time to read what people are up to and to say hello to a few friends. This post is to myself so i can look back on it and see the distance i traveled from here.
Well its been about 5 weeks since Sandy took everything i ever owned or had. we stayed the whole night in our upstairs watching as sandy ripped through our home.We walked out at 4am with only the cloths we were wearing. The next day we went back to see what was left of our home. Nothing left but soggy memoriesand personal belongings collcted from over 16yrs. We spent a few nights living in our car as my daughter celebrated her b-day the day after the storm.We bounced from 1 night at a family members house till we finally found a place to stay in PA after searching for a place for a few days because all the hotels were booked. I remember leaving my wife and daughter in PA alone in a resort tht we had to stay in because of no hotels available, my son in Queens NY and i stayed at a friends so i could go back to work. These are the times you learn just how strong you are. In the midst of all this I was scheduled to go to FL to move forward on a deal I had just closed. everything was booked from plane to car and hotel.I had to cancel,take a loss on deposits all knowing i had a dead line to meet with the City on violations I accepted on the deal. It took us 3 weeks to find a place to rent. I moved us in with 2 air mattreses and clothing that was donated by the wonderful people I worked with who took a collection to help us. The following week I had to get on a plane and get to the building dept in FL as the town was going to start hitting me wiht fines daily. Lucky for me my realtor had stopped by the property and saw the notice on the door. He went and spoke to the head honcho and explained what had happened to me. They gave me a 30 day extention. While I was in my hotel I had time to think and decided to let SANDY know I will not be beat by her or any other obstical. She may have taken aLl I had but I will recover and come back stronger. We will be without our home for atleast a yr while it is being rebuilt but its all replaceable except our photos and personal belongings. I remember going through alot of it and coming across the book Dean had signed from the 2010 edge event as well as my TALD program which was the first thing i ever bought. i will miss my 2009 edge kit as i still use to watch the cds to pump myself up . I am looking forward to the day we can go home and see our neighbors again as they come home too. The rehab is underway now on the FL deal, violations being corrected and I hope to be on the market by Feb/March. I can say if I never found Dean I would be in a lot worse position. remember this.
Sorry to anyone that reads this post. I am not looking for sympathy but just leaving this for me because so much has happened and I want to look back on it as i said in the beginning. There are things i DIDNT write but will remember when I read this at a later date.

Hi Cathy great to hear from you. I have been on your journal and have enjoyed reading about the success your having. I am so happy for you.
Im ok, just homless for what i think will be about 8-months to a yr going by the way FEMA and our Mayor are moving. My whole town was wiped out but we are rebuilding slowly. My house had to be completly gutted as I had about 4ft of sea water in it. everything is replaceable except out personal belongings.i will tell you what, you dont realize how much you collect over 16yrs until its all gone lol. Just in pots and pans and stuff you dont think about. Costed a small fortune to replace most of it lol. We now have an apt and that is more than some others have so i am greatful.
I do apreciate the offer to help though.
Working on a rehab now which i guess you read about. hoping to close that one out before the summer and pay off some debts. I cant sell for 60 days anyway because of the bofa clause but i knew the rehab wouldn't be done by then anyway so it wasn't a sticking point for me.

We have to talk one day and catch up.
I spoke to Rina recently she sounds in good spirits.

life goes on

Well here it is going into June, FINALLY moving back home 2nd week into the month, its been a long time away from home and we cant wait to get back there!! kitchen wont be done but we dont care.
Back to business- I ended up taking a hm loan to finish rehab on my house in FL (close next week ) then on a plane down there to do most of the rehab with my son. Stratedgy has changed from flip to hold and refi. I have a 3yr interest only balloon loan. So since i went over budget on this rehab I decided to rent for a year or so and make some of the money back before i sell. 2nd Deal in the works is a blockbuster, I have a meeting with the owners on Saturday and have to admit I am a little nervous because this is way out of my comfort zone and understanding. Its a deal that had approved plans for 19 condo units and a marina I talked to the owner who is motivated to get it sold, H e went from 4.7 mil down to 3 million. This would allow me to retire and do REI full time if It goes through. But there are a lot of ifs and but ifs. I will post in my deals if it does move along as it is a great story. I would love to speak to Matt since i know he did something simular but I will figure it out as I go.
I have another deal in the works with a partner but its a ss with BOFA and the agent is working with them on it now. Set up a meeting with another HML in NY to discuss lending scenario's to see if we can work together. I have some FSBO in sight in my town that are people who want to sell their sandy damaged homes and walk away. Alot to deal with all at once and trying to move in the middle of it all but it is good to get back in the game with my head in the right place Smiling

GETTING BACK TO NORMAL

Things are moving in the right direction again. I did get a verbal agreement on the big deal I need to send out contract to be signed with em check. The two SS deals are moving along slowly and now I had a deal thrown at me that looks like I can get the owner to hold the mortgage, will be working on that this week, it is an as is deal that the owner wants to get off her plate since the home was ruined by Sandy and it was a rental she had. Very busy trying to put my house together as the contractors are not finished so we are in each others way. Just got internet hooked up so now im good to go Smiling.

WOW a year gone by so fast.

While I have not posted much on DG i do stop in to read entrys.
Picking up where i left off,The big deal fell through as the owners backed out,FL house is closing on the 13th,The sandy home I was undercut by an end buyer soon after my post, but now have it back. It's a total rehab, the GC just gve me the drawings to turn it from a 2br to a 3br to increase profit margin.On this deal I got the owner to hold the mortgage and no payments for 90 days to allow me time to get the rehab done.

Keep us posted on the deal. Glad you are back here. Sounds like you are picking right back up! So glad you did not retreat after Sandy. I know your whole life was turned upside down and the fact that you are back and rocking it, is truly awesome!!

Nice hearing from you Louisa,I almost didnt look at my journal tonight lol. Yes things are getting better, no doubt Sandy set me back light yrs, still have things to complete on my home but we are living pretty normal again.I hope all is well for you and the family. I am thinking about going to the EDGE next yr hope your there if i do go. I am looking to pick up on flipping houses so I can go full time at it since this is where my passion is. Probably need another yr of good flips to achieve that goal but it is something to shoot for Smiling
It was a tough sell on the 90 no payment and carry the mortgage because she doesn't want to hold it. I told her that i will put the property up for sale as soon as the rehab is done so it wont be long that she is carrying the note, that made her feel better along with the fact she wanted another 30k more then i offered but i showed her that by carrying the note the interest will bring her closer to that number that she was seeking. waiting on my GC to give me the numbers to see if it will work before i put pen to paper but we do have a verbal agreement and she gave me the keys.

I never gave up Kareng, It was just that Sandy financially set me back light years since i had to put the money up to start getting my house back together. starting to regain my finances so I will start moving alot faster on the flips now that i have a HML that i used in FL and wants to work with me again.

update on new project

Ok, contractor prices came in a little higher then i expected
(big surprise Smiling )So i went to the owner and renegotiated and she agree'd to drop the price another 30k. I was dead honest with her by telling her I was offering more then i should have even with the drop in price, but i want to make it a win win as i know she needs the money. I should profit well enough that it won't hurt to give her the new agree'd upon price. I got a partner on this one and am now negotiating with the contractor to pay some of the costs on the back end of the sale in order to keep my costs down up front. Friday is call the lawyer day to get the contract written up and then get permit pulling into gear for the rehab. tying up the loose ends to get rolling even may already have a buyer before i even start Smiling I went to a neighbor and offered 1k to bring a buyer and they came to me and said the brother is looking for a 3br house, so i told them i will get back to them once we are ready and the numbers are run after all is done.

update

I got the contractor to take 10k after sale of the home, so that gives me room to work. The owner turns out owed 7k in taxes so we worked it in and deducted it from the price and I will be liable for it. closed today and have until Oct 29th before first payment is due. while in closing i rcvd a message from neighbors brother who wants the house (perfect)I am meeting wih him and his wife this w/e.I will owe the neighbor 1k for bringing the buyer if he closes'well worth it Smiling hopefully all goes well and its sold after rehab is done and on to the next one.
All done in NY with owner holding mortgage with two yr balloon payment which i will pay in full as soon as we sell.
My wholesale deal is still pending on 2nd bank thats a quick 5k for a little work.

wholesale deal closed

The wholesale deal just closed and the end buyer came by last night with my fee, done deal!!

The rehab is done and verbal agreement for the sale with my end buyer, going to get the contract going this week and we hope to close before christmas.

Ok, FL house sold, wholesale deal done,and now closing on the NY rehab on 12/16/14. Thank you Santa Smiling have to pay off some people with the profits including a private lender that wants out now but that is fine. getting ready to get another under contract soon.looking forward to a great 2015!!!
