I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.

Thanks to my friends here,I know it will happen soon.
I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

Richie & Laura, Tom taped some kleenex to the corners so if he hit his head again it would soften the blow. this whole story is the best Smiling Definitely tops Richies breaking and entering through the basement window story! I made a correction in my post - saw I had a typo. It said "glad you're rehab started with a bank" and of course it was supposed to say "with a BANG"....on his head lol.

I did find out his inlaw is a bank guy and didnt want to go get the REO himself because of conflict with other bank reps. This weeks REI activity

I made a call to the vacant hospital I found, seems my wife took the wrong number because the place i called had something to do with cell phone towers lol. So I will now do a little more research to find the correct contact.
The last two days were positive as far as refi banks go. I had a guy contact me from a site I belong to where I posted what i was looking for, and today I had a bank get back to me and she said that she can do a cash out refi with 6 months seasoning. Thats the best offer I had to date,but I am still trying to find the one that will do no seasoning, One banker actually told me what to say when i am speaking to the banks.
Other than that things are moving along on the duplex and I hope that project comes to a head before sept is out.


little update

I just got done sending e-mails to more potential refi lenders asking when would be a good time for me to call and speak to them. I also included my plan and what I am looking for. I feel like I am getting closer to that free lunch Eye-wink
I sent a response back to the bank I mentioned above with the 6 month option via e-mail since it was after banking hours. I did ask her what time and day I could call and speak to her. But again I included what I was looking for and insight on my system in order to give her time to think about it or speak to her superiors about what im doing and looking for. That will keep them from being put on the spot and having to answer me without thinking it over which to me increases my chances of getting a yes Smiling (thanks indy Joe )
Got a call from my agent handling the SS, She was laughing because she recieved a call from a guy that yelled at her because he has wanted to see the house for a long time, he even threatened to go to the owner lol. We have around 8 people that want to see it, so I think its heating up. Spoke to my Tennesee buddy to get his feel on doing a double close but getting by the seasoning issue. I will have to look into his suggestion.( thanks Randy )

WOW what a day, sorry I was tyring to help you and buy a house at the same time. I did get 4 more in north carolina today I think. never count on nothing till paperwork is sign. don't forget to call me. i am heading home in about 6 hours. Man it takes a lot of work to put a team together. My new goal is to do 20 deals a month starting Nov 1, If I don.t I will be disappointed. I hope to have MATT Getting worried that I will catch him within the next year. I really can.t believe I am doing this with no money, Just putting in 18 hours a day 7 days a week.

Well I just moved a step closer to that today, I just got home from doing an all day yard sale with some friends. I opened my mail and have a response from a mortgage company saying she has a program and will work with me. So I am expecting her call Monday. yeha!!!

Yesterday I spoke to a bank

Yesterday I spoke to a bank rep and presented my system to her and what I was looking for. Today I recieved an e-mail from her stating that the Bank VP wants to speak to me to get a little more info before they take my scenario to the board to see if they will approve it. Wish me luck Smiling This would open a big door for me if I get no seasoning with them approved. It will increase my buying power tremendously because I can then use PM and HM knowing that I can get a mortgage right away.
On the other front my agent said the bank told her they will accept my offer on the SS I was waiting on. SO I have to submit my offer on paper although she did it verbally.
Things are really heating up!!

Had my conference call. It

Had my conference call. It went well, so I think Smiling Anywway I am a step closer to getting what I am looking for. The VP sounded very pleased with what I had to say to him and said he is going to have the decision maker call me so She can hear it from the horses mouth as he put it. We spoke briefly about how my system is set up and I told him we are looking for an honest relationship and WIN/WIN for everyone involved. I told him I wont deal with any shady people or companies and we dont do anything shady, and he liked that and said his company is also transparent in what they do. So now I am awaiting the final call Next Tuesday at 11am.
After I got off the phone with the VP , I called about my D& B number. I spoke to a woman there who explained everything to me. I decided to pay the one time fee of 229.00 so that credit reports go to them ,She is also sending me 8 companies to start out with to start building my co credit with, She said it will take a little while to be able to get credit with bigger companies but suggested that I put my cell phone under the co name as well as a gas card and some smaller things, that will start building credit reported to them. eventually she said I would be able to purchase a car under the company name and credit and get loans from banks with it also. So I think its a step in the right direction. I am in it for the long hall and to be financially free. If the bank thing works out I will say give me 2 yrs and I will retire.

Great stuff-couple of ideas on those vacant homes

Hey there have been around just unable to get to my journal, catching up on yours, great stuff! your moving at awesome speed. A couple of ideas on those vacant homes, I am sure you thought of these already but here you go, in your google browser type the address of the house sometimes this will bring up legal documents with names on it I have even pulled up a MLS listing for a house this way, if your accessors office does not have any data (which they should public records) the house may be in foreclosure and they are in the process of transferring the data records to the bank, this just happened to me and the house just listed, keep checking with the accessors office it will eventually be updated and you said that it was boarded up now maybe it is processing into foreclosure....the accessors office should also have the address as to where the tax bill is being sent, another thought is there a mailbox or do you know when the mailperson delivers you can strike up a friendly conversation with them to see if they have delivered anything to the address or look in the mailbox and see what name is on the mail, I have looked in mailboxes before!! Good Luck if I think of anything else I will let you know. Sorry so long.

Your welcome, but it was no big deal to do that.
I thought the D&B number will pay off in a yr or two because I will be able to use the business credit and not have to rely on personal credit for business reasons.
Hmmmm, retirement, I will let you know after Tuesday Eye-wink If things go my way I feel I can just keep doing deal after deal, but they did say there was a 10 property limit, but I will cross that bridge gladly when I reach it.

Hey Donna, long time since I have heard from ya. How are things going?
I dont think the properties are going into forclosure, I believe they are owned out right. I do know that someone did keep up on the taxes on both places, but when I went to the tax office they said they have the same address as me on record, I find that hard to believe because my letters were returned to me because the home was vacant so I cant see how any other mail is delivered. I will figure it out soon, I hope.

huuhhh what about this

do you have the section dist block and lot number? if you dont the accessors can give that to you look it up yourself through free public records- do a deed search, total view also has sec/lot/block/dist if you need to get it maybe online records are more up to date. My local accessors office did not even know the infom was available online.. Assume you googled and Intellus their names too...strange they could be in a local retirement home or hospital. I found a local home that was vacant and the woman moved to a retirement the house has been in the family since it was built and she refuses to sell it. Its been vacant for over 10 years but she contiues to pay taxes on it. Her address is a local PO Box. Sounds like your owners are trying very hard not to be found, you would be surprised at how many peop. They probably just call for their tax amount to pay but never updated an address.

Havent posted in a few days

Havent posted in a few days so here it is.
I had my 4 way conference call with the VP, the broker working for him and the Decision maker. It was hard to understand her because she had a very strong French accent, but when all was said and done, She said I could refi /cash out in 6 months from contract, not closing and 3 months if I was selling. So even though I didnt get what I wanted , I came close. But I asked if I could just get a conventional loan from her and she said yes. So now we are submitting the docs to get pre-approved so we can buy our next property. She did say that I can only have 10 properties with them. I will continue to make calls to try and find a bank that will work with us. I dont look at it as a failure, I look at it as I made more connections along the way. I left a good impression an all 3 of them so that is good. I also made a deal that If I flip a property I will send my buyers to them for pre-approval. So that is a victory in its self :)On the other front my Duplex is nearing the finish stage, hopefully by the end of the month I will have tenants in. SO i am excited about that. Then its onto the SFR next door.

Thank you, I appreciate the nice words. It has been a long road and a lot of road blocks, but I never did like giving up on things. If you really want it you will always find a way around the road blocks. Keep focussed and make a list of things you want to accomplish each day and check them off as you go.

Today I spoke to the broker

Today I spoke to the broker that I HAD THE CONFERENCE CALL WITH. She sent me the forms that need to be filled out in order for us to pe-qual for a loan.
So I will fill it out and go from there. Also orderedsomething from uline using the company as credit in order to build up my business credit with D&B,so that was cool. Also recieved a card from Kinkos with an acct under the business name. My goal is to build enough business credit so I can do everything through that instead of personal credit.
On my SS I sent Matt a pm to see if he was interested in JVing with me, but he wasnt .He did send me a name of a guy to try in my area which was nice of him.
Things are moving along on the duplex and I spoke to the guy doing the rehabbing for me. He said he should be out by Monday possibly. After that the only feat is to get the electric inspection done and turned on so the A/C guy can do his thing.

Today, I had to run to the

Today, I had to run to the SS house because the neighbor thinks he heard someone in the house. He thinks some kids got in through the window. So I went in and checked all the rooms to make sure no one was there. After that I took measurments and cut some wood to use as chocks on the windows so they cant be opened.
Sent my pictures of the house showing the repairs needed to my agent to send to the bank with a letter of explanation for my offer.
She already sent in my offer but has to send the hud 1.
hopefully they will accept.

Off to another Soccer game this afternoon.

I am glad to hear of all your progress. What company is helping you with your LLC and your DB number and setting up company credit record? Remember those pictures are valuable for the insurance company and the police if someone does break in and destroy things. Thank you for keeping us posted. I get tidbits of valuable ideas for deals from you all the time.
