I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.
Thanks to my friends here,I know it will happen soon.
I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

Boy you are relentless lol. Actually my son speaks a different laguage then me.These young kids have their own language here. Maybe it is part southern and thats why I dont understand what the hell he's saying at times

This one I think is every were. I think all the kids got together so we couldn't figure out what was going on. Kids today are kinda like REI something new everyday,And yes I am relentless in all mt affairs today. But you have to rembember I don't accept no. Hope you get your first check from the south before Christmas. You will have to wrap it up and give it to yourself. Of course it has to be in a frame, To go on you wall' Saying in caps above the pitcher, FIRST MONEY FROM THE SOUTH BUT NOT THE LAST.

Well my property manager stopped by to check out the duplex before he starts advertising to make sure it will pass inspection from sec 8 inspectors. Just need a few screens. Should be rented in around 2 weeks he says. After that I will finish the other side and get that rented. Denny is taking care of the small stuff for me, Thank you Denny and Lea for your time and help I really do appreciate it. We will have a good time when I stop in
Finally all the hard work and persistance is paying off. At one time I thought it wuold never get done, but i kept going. We ran into more road blocks than I thought possible Well its like they say, if you give up youll never know.

You are such a trooper with this whole deal - I am so impressed with your positive attitude, solution seeking, and never waivering faith that this would get done and start cash flowing you! I am really proud of you and inspired by you my friend! Now on to the next side and then on to the next deal!!!

Hey Jay, good to hear from you. Lea, Denny and I make a great team, The good part is they are learning from this as well as me. As far as writing a book, i'll leave that to Dean lol. hopefully well get in touch soon to shoot the breeze. I hope to make it to the EDGE this coming yr but I will have to see where i am at financially because I have surgery planned around Jan 10th and it is a long healing process im told. But knowing myself I will push their time estimates and make it shorter besides I dont want to be out of work too long.

WOW, Its been a while since I posted
Well, all the rehab is done on one side of the duplex with just a little touch up left on the other side. Just had the screens replaced today also. Rent signs are on the lawn so I am hoping it will rent soon. I had to ask for a little less then I expected but it will still cash flow nice. although my property manager is looking for renters I also posted a listing on CL to help give it more exposure.
Still trying to refi, but I didnt like the numbers a broker gave me. Still searching for the best numbers, I may have to wait a yr for a better number.
Never EVER give up!!

Well its been a while since I posted, just not enough time in my day lately.
I got my first renter yesterday for the duplex. It took a little longer than I would have liked but I knew it was going to happen. Now it is on to get the other side rented. I had to drop my asking price but It still is a good cash flow. Property manager has been a little slow to deliver but the day before I was going to fire him, he called with the renter. Its a good thing I didnt ask Lea to handle things for me. He might have had a shoe where the sun don't shine lol. I think she grew more impatient then I did lol. Spoke to my partner about possibly refinancing what we can and investing it in another property I have my eye on. Its going to be 6 months we own the place and with the rehab done and the apts rented it will make it look better to the banks.
Its been a little slow because I havent had free time to put the work into REI. I will have a few free days coming up after surgery so if i feel up to it I will follow up on some projects I has started to research before my 9-5 took all my time up. I have to get something to Megan this week before she kills me .

Congratulations on your new tenant!! Denny & I are celebrating with you on this!!! It's been a long time coming but you did it and now we can see light at the end of the tunnel. What a journey this has been huh? About Ed, I was debating on whether to wear my baseball cleats or the ice skates I don't wear anymore. LOL! Well at least he came through in the end.

Hey peoples thanks for the comments Just came back from the mountains. Spent the w/e with my daughter on a little get away before surgery tomorrow, I promised her I would take her up in the snow. looking forward to getting more deals under my belt now that the duplex is finally rented. I may have time on my hands to do more deals since i will be out of work for a while, well maybe not too long. I would go crazy with too much time on my hands;)

But I should have known that Dean would not let a guy like you get away. Surgery went well, I took myself off the pain killers the second day. already started doing things and i expect to break the record for recovery time
I cant stand being still so I am pushing the envelope.
