Way to go with the BPO this morning. You remind me of Lea and Denny and the snake. There was definately nothing that was going to stop you from getting in that property today. Way to go man and you even had some nice dialogue with the the guy doing the BPO on behalf of the bank. Sounds like you got some people person skills and that should take you a long ways.

Ok... alot has happened in 24hrs. yesterday i met the BPO guy from the bank and the RE agent later that day, broke into the house since I broke the key in the lock, of course with the owners permission
Today Lea called and we had a problem with a dead line, hopefully took care of that, Now Lea has to talk to her partner and smooth things with him in order for things to move forward on this deal. Dean wasn't kidding when he said you have to think outside the box when a wall appears. We had an hr to find a solution and I think we did.(keeping my fingers crossed).Lets see what tomorrow brings. The hard part for me ,Lea and Denny is that we are at other peoples mercy and have to rely on them to handle their ends. I think we have done everything possible on our end to keep things going.

Hey Lea, thanks.
Hopefully the agent gets the paperwork to Scott and we can move forward. As you know from our coversation earlier I was able to call the broker that did the BPO and get an idea of the price he submitted to the bank. He really wasn't aloud to tell me but since I had a little fun with him when he was doing the BPO I think he was ok with talking to me. It was a good thing that I kind of built a little relationship with him when he was there. SO now everything banks on the AGENT doing her Job.
I hope it goes our way so Scott doesn't walk away and leave us with this deal up in the air,but if he does we will find a way to get it done. where is my buddy Rina when i need her lol.

Today started out much better than yesterday as my friend Lea posted in her journal. After a day of making calls and taking calls we were able to put things back together. So today we have one last obstical in our way and it will hopefully get settled this morning sometime. We definately have worked for our money on this one,and were still not done . But it is a learning experience. I learned that the bank by rule of thumb will accept aound 82% OF the BPO on a SS. and that its good to meet the Broker doing the BPO to establish a connection and hint at what you are looking for in price as well as pointing out the negative things about the home to him.
all in all I am enjoying REI, but wish I had more time to cotribute to it. My 9-5 is really slowing me down but I will deal with it and juggle REI in between on my free time.

Wow - go a week or so without internet and you miss SO much! You have been killin it here my friend! All thats going on with you, Lea, Shane and others is really cool. Yea we are giving it our all on the SS. I sent out some feelers to see if anyone is interested, got one e-mail back from another wholesaler that says she may have a buyer interested. so well see where that goes. I have to send out more e-mails this week. I kind of took today off mostely for some family time. I needed a break I was getting run down between the 9-5 and REI.Tomorrow I will start fresh.
Tell your partner I said hello I havent heard from her in a while, I thought she took the chocolate and locked up in the house til it was gone lol.J/K IF you read this choc lady.

update on the SS.
I spoke to Lea this morning so we could update each other on whats going on with our SS. Last night I ran over and changed the front door lock before it was too dark to see. locked up the back door which I had open because of no key since I broke it off in the lock
let the owner know where I hid the key and now have to call the REA to let her know so she can show the property.
The guy next door doesnt like me or anyone it seems, so when he pulled up while I was doing the door I heard him grumbling, but the owner already had words with him Saturday, so I ignored him and finished the job.
On the other front I wrote letters to the properties I went to see Sunday,hopefully I will get a response. Told my buyer in the are that i was sorry I didnt get him anything yet and explained it was not for lack of effort but because I cant find the owners of the vacant buildings I find. Since he doesnt want the homes from the MLS and doesnt want to deal with REA, It is that much harder to hook him up. But I will keep trying until I succeed with that area. looking forward to the EDGE, but I keep thinking about getting on that plane and its making me crazy. I just have to get over it, I keep thinking why I am doing it and telling myself I have to do it to reach my goals.

Glad to catch up on you and the hard work your doing! Trust me - getting on that plane is going to seem like NOTHING once you're there! And you are so right...keep focused on your goal of why you are doing it. Thats what I did when i arrived in Wisc with nothing but an air mattress and my cats. Man, I had many 'what the *&& did I just do moments" - but once I refocused on why I was there they passed right away. You are awesome Richie...keep on keeping on and have a fabulous weekend! Oh - Rina has been a little absent because she so darn busy with real state, her regular life, me, and preparing for the EDGE. I dont know how she stays so calm!

I know exactly where you are coming from with these Cash buyers out here. I think you could still use the MLS to find what they want. It would be just a matter of you putting in an offer that gets accepted and has enough room for you to assign to your buyers and make some money at the same time. Keep on fighting, success is right around the corner! I or no one else can tell you when your shining day will come, but I can promise you if you stay on the path it will come. But what am I saying, you already know that. I will see you at the TOP!

Well the SS Lea,Denny and me are working on is suddenly dragging along. I was hoping we would be done before I leave for the EDGE, but now im not sure.
Just faxed back some paperwork to the agent in order to meet another dead line set by the bank again. talk about pressure lol. naa, I like to get things done asap anyway, I am just finding it hard to get free time to do things when I need to. I wish I had Matts nerve to just quit my 9-5 and concentrate on REI every day, But with a family and a house to pay for I cant take that chance. So I will wait until I get a few deals done and have breathing room where I dont have to worry about money for a while. I am counting the days to the edge, cant wait to get there and learn from everyone.

Yes, short sales can be very tedious and frustrating...but with your determination and stick to it personality I'm sure it will get done! I am just so envious of all of you at the EDGE together and not being there. What an amazing, life changing time you're going to have! I promise you will never regret it! For a few days there I thought I might not get to Ireland because of the volcanic ash, and then I could have made a surprise appearance! But the skies have cleared for now......keep looking and working on those deals...you gotta have as many going as you can! Have a great weekend my friend

Hey Laura, thanks for stopping by, I know your very busy lately. Yea this SS stuff is a very slow process, working with Lea and Denny has been great! They are great people, And their ss guy we are working with seems to be ok. I call him charlie like in charlies angels.I never see or hear from him so thats his code name .
I am a bit puzzled at what is going on at this point but I believe charlie has an end plan. obviously they are in another state and this is a long distance trasaction for them. So I had to relay info back to charlie when Lea told me what was happenning with the price, I am watching out for him as he has the most to loose in all of this. I hope he trusts me on the info I send. I know its accurate.

You are funny about Charlie Going through this SS with you is quite an education and I'm learning a lot. Sometimes I get confused about the process but when we talk to Charlie it makes more sense. SS's take a lot of patience and perserverence. Denny & I are both enjoying this journey with you.

Hey Lea! I know it takes a while, I was just wondering where Charlie is going with the new price thing. Its all good
I am enjoying learning the SS process also. As a matter of fact I have to get my rear in gear again on wholesaling, I seemed to slow down in order to concentrate on the SS. Laura reminded me to work as many as possible.
So I will rev up the motor and get rolling again. Pretty sure I am going to have to find another agent since my guy never called me to tell me he is back.

Wow Its been a week already since I last posted
I havent heard back from anyone with the letters i sent out to the pre-forclosure homes I found. I will send more out this week. May is going to be a real busy Month for me family wise as I have a communion party every weekend and the EDGE to attend also.SO between that and my 9-5 I wont have much time for REI which is killing me because I want to get out there and find more deals!
The SS Lea,Denny Charlie and me are working on has slowed to a crawl. It is bothering me about what the bank is asking for the home and what Charlie is willing to pay. I cant help but care about Charlie not making much on it if it goes the banks way. From what Lea says ,Charlie is a stand up guy and will purchase even if the bank is asking more than he should pay for a SS. I have to say I disagree with him on that because I dont feel it is a fare price to pay. He has much more experience than me in SS so I guess he knows what he is doing but the numbers dont make sense to me.

Not much doing today, took my bike to work since its nice out and picked up an inspection for it as well. recieved a surprise call from a good friend today, lifted my REI spirits a little higher.( thanks Rina ) It was really good to hear from ya my friend. hopefully we'll have time to sit and chat at dinner after the event. But I will keep John busy questioning him about Fresh water fishing
Free time is very scarce for me because of work and family activity this month before I go away to the EDGE. But on my way to get my inspection I saw a sign that said 3 buildings for sale and an empty lot. I am going to call to see what the story is with it. Like Indy Joe says keep your eyes open and take different routes, you never know what you will come across..

Whats going on Rockin Richie! Im so jealous man!!......you are going to the EDGE EVENT....."NOW THAT'S WHOA!" lol Man you get a chance to get away and just submerge yourself with like minded individuals and come back with a full tank of freshness and the fire of your action steps to propell you even higher and higher! You are obviously already connected to the right set of people with the calibre of REI like Rina and Laura, so when the time is right you will naturally fall into a progression filled with REI success. You know what they say, "Birds of a feather, flock together!" There is another saying that says "Rome was not built in a day." Well hell...we are building our empire right in the Business/Money Mecca of our great Country, so we may have to stay in the lab a little bit longer to form our winning formula, but boy oh boy when we do.....you finish the rest!

Shane, Yea I am excited to be going to the EDGE. I can't wait to get all that info loaded in my REI guns. Rina and Laura are great friends, and like you said so full of wisdom in REI. It is funny how life brings good people into your life out of no where. I am blessed with some great friends here and at home.
Laura, I see you recieved my pm. I will see you that Friday, look me up when you get in, or just call I am meeting Louisa/ baby and her husband at the airport and we will share a cab together. I thought she said her husband is going somewhere else from there, so i figured i can carry her bags for her since she is going to be very pregnant

Well alot has happened since I last posted, the SS Lea and I were doing together fell through as her partner had to bail. The bad agent that we were trying to get rid of is playing dirty tricks. He called the bank and said that the guy negotiating was the owners cousin and that they were going to sell it back to the owner. So they bank won't continue to work with him anymore. I have now contacted my REI lawyer and asked her to take over the SS and to deal with this piece of DIRT, (not what I was thinking )
That is one guy I would love to run into in an alley. Funny thing is that when I hung up from the Lawyer I got CALL FROM A FRIEND OF MINE WHO HAS A BROTHER IN LAW who wants the house. So I now have an end buyer in place, may have to use the trust deed to do this one so there is no seasoning involved. My Lawyer is hot on this kind of transaction, she just did a web conference on this method. I am going to use the same technic for the other SS I asked her to handle for me. Thats about it, I have not been out looking for homes recently because like I said earlier I am booked with communions and partys rite up to the time I leave for the EDGE.

Well I went through the news paper tonight and found some homes that are listed for auction. I picked out the ones that dont owe near what the home should be worth and am drafting up letters for each one.
Joined the GYM, decided I need to get myself back in shape, let myself go the last few yrs after a big surgery. So it now time to attack that 40lbs I put on with the same intensity I use on everything else.
Man I am getting nervous now that the EDGE is near.
Never EVER give up.

It's unbelievable what that agent is doing. The homeowner is the one getting hurt by this. But she is a tough girl even with everything she has been through and she has you on her side . He thinks she (and you) are going to take this lying down. What would have happened if he had used all if his wasted time (and energy) productively in an honest way to help? Anyway, please keep me posted.

Hey that's great news about joining the gym, you are good motivation for me From what I've learned about successful people is that they have a balance between God/spirituality, their business, exercise/diet and their family life.

Wow I just typed a whole lot and hit a wrong key and lost it all. arggggggg.

Ok,update - I just heard back from the Lawyer, SHe said I can definately handle the transaction to my end buyer, She wants me to have them go through her contacts in the banks she deals with so that there won't be a problem with the loan going thru. Great news!!
With that being said, Karens going to be ok because she has the Lawyers protecting her through the whole thing. It is funny how things have a way to work themselves out. I also asked my Lawyer if I can set it up that they handle my future deals as well as their bank contacts. I asked her to take on the other SS for me as well. Just have to get my end buyers set up to be pre-approved. So things are looking good, the old agent should be gone soon and the SS should go forward with an end buyer in place for both properties.

What a journey this SS has been! But you stayed the course and are seeing it through with ethics, and good intent for all (well, exluding the you know who haha). That is what takes people far in this business I find...and with anything in life. Look at all those who do well, and they all have good intention behind their actions. I am a firm believer in the laws of attraction, and when you put out good, you get good back - just look at all the stories here on DG alone! I am hoping these 2 SS come through. I have end buyers so its just a matter of my RE attorney finishing the negotiations and setting up the trust transfer at closing.
Lea and Denny are still my partners like I said. We started this together and well finish it together.I am actually pretty comfortable with it because I have Lawyers handling everything so I know they will be doing things legally and also taking care of the owners as well. win/win all around. owners get away from the mess end buyer gets their home and we make our profits from the flip.
