I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.

Thanks to my friends here,I know it will happen soon.
I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

You should feel really good about all the properties you are finding. I think it could only benefit you to get your business cards out even if it doesn't reach the person you intended. You never know where it could lead.

Thanks for the great comments, I really didnt realize it was 10 properties I had found, I also found a home a few blocks from me that is in pre forclosure and plan on sending a letter to them as well. This is the second time this home was up on the forclosure listing. the first time was a tax forclosure,so by what i see they took a mortgage out on it around that time to pay it off and now can't keep up on the payments. I will see if I can help them out as well as getting the property sold before they loose it.
I had to put off the 3 vacant homes research in order to go out and find homes for my Brooklyn guy, I think he is getting restless and wants properties asap.
Made my first payment for the EDGE today with Alicia
( I think that is her name) and the rest to be taken out automatically.
Tomorrow I will lock up the hotel room and Friday my plane reservation. This plane thing is really making me sweat lol, I am dreading getting on a plane as I dont like to fly anything but a kite. But I am going to do it because I want to take REI to the next level.


Well I took advantage of

Well I took advantage of being stuck in the house because of the pounding of snow mother nature is throwing on NY and looked up the 2 preforclosures I found in my town. I just finished writing letters to the owners to see if I can help them and maybe make a deal that will end in a win/win for both of us. My wife is concerned they may get mad at me because we live in a small town 20 blocks long.I explained to her that I am not doing anything wrong, I am actually trying to help them before they loose their homes and walk away with nothing. If I can help them save their homes first I will.
I think I am really starting to like the wholesaling game. So in all i mailed out 12 letters 10 are to vacant property owners and 2 to pre-forclosure owners. And i still ahve to find the owners on the 3 other vacant properties I found.


Started out today by getting

Started out today by getting up early and digging out my car, shoveling a small path before I left and my neighbors side also so they can get in and out. I usually have about 3 homes to take care of because of seniors that are living in them, My son will probably/hopefully get to them before me today so when I get home I may have to only do a clean up on them. But i know he wants to go out and make money shoveling houses in the next town over as well as ours.
Well I mailed out my 2 letters this morning and hope to hear a response soon.
I have to make my Hotel reservations later when I get a chance.
Tomorrow I will ask my wife to put on her detective hat and start trying to find the owners of the properties that are vacant, we are all coming off being sick the last week and a half and now are starting to feel better.
I feel pretty good about the letters I sent out and for some reason I think I will get a good response this time on atleast one of them.

Finally! I finally got a

Finally! I finally got a call from one of the letters I sent out, I spoke to the woman for a while and she had asked me to try and help her keep her home, So I am going to try to help her try to keep it first. But if all avenues are exausted and there truly is no way she can,I will ask her to put it under contract with me and I will sell it to my end buyers and give her some money to start over with.

Thanks Lea, this isn't a done deal by any means, but if she really cant keep the home I am sure she wil sign with me because of the talk we had, I was honest and up front with her, she wanted to know if i can help her get HM, I explained to her that most want atleast 5pts and a credit score of 620 minimum plus cash reserves to show you can afford the payments, atleast the ones I have spoken to required that. So I told her I would do some researching tonight and speak to her tomorrow.
I will update you as it goes along. I do know she is 5 months behind and the bank filed in January on her.

Hey Shane whats up! definately keep sending letters out, I have now expanded to pre-forclosure homes in my letter sending. Thats how i found the woman above, she actually doesn't owe that much on the home. What I do is I send a second letter ifi dont hear from the first one,but on the second letter I hand write the name and address on it so it looks more personal and not business like.

How are you targeting these types of homes if I may ask. If im not mistaken one way is to go to the court house. What have you found to work.

I have been talking with Laura about meeting and of course you got to be there. I think we might be able to concentrate our joint efforts and make something happen sooner rather than later. You know what I mean....we are up here fighting, but instead of me watch you fight and then you watch me fight we could flip the script on our competitors and obstacles. If we are both fighting one obstacle or both pounding against one wall, the chances of it falling are even greater. I know you are a serious REI and giving it all you got and I must admit I admire and respect that, so I will stay in touch. Im sure Laura will mention it to you. Maybe we could all grab lunch in the city one of these days.

Yesterday I spoke to the woman who is in pre-forclosure, she is bent on keeping the home no matter what. I can't see her plan working but I gave her some numbers to try and made a suggestion Carol gave me.
I will keep an eye on her but I told her If her plan doesnt work to call me and I can sell the home before they take it, and give her some money to start over. It was nice to finally get a response after all the letters I sent out. It was a positive no matter what. I didnt get the house under contract but I DID help someone. Maybe she will come back to me if she cant borrow the money to come current.

Just returned from the

Just returned from the mountains after 4 days of no phones or computers, It was nice to come home and find Deans book had arrived and a surprised pm from Joe on top of that. I also have a call on my phone from someone who sounds like he may be a reciever of one of my letters. I have to relisten to the message because when i finally had reception on my phone it was loaded with messages and I just blasted thru them.
I have to get back to work and send out more letters as well as make a few calls. I keep looking at the planes going by and dreading that flight to AZ in may, but I know it will be worth it.

Hey Laura!! thanks for the good vibes Smiling The letter thing is tough because I dont get much on replys but the homes are vacant and I can't find phone numbers for the owners, The only part that stinks is i am buying stamps and envelopes for it each time I send a bunch out.
Well last night I spoke to the agent who is handling my cousins SS, then i check my e-mail and she sent him a letter and copied my in on it. She told him that he better get in touch with me and that from now on I am acting on her behalf because she trusts me 100%, geez like i needed more presure Smiling she just doesnt want to deal with anything now since she just buried her husband and is trying to pick up the pieces. I did tell her that i would do a double close and will give her a nice check after closing. I am not sure of the SS steps as I never did it before but I know he has contacted the bank and needs to send them some more forms. I am hopefully going to meet with him Thurs night to set up a plan. I guess I will just give him a contract with my bid and contingencies in it and a copy of a 500.00 check for earnest money, due 10 days after acceptance of my bid.

You are gonna do really great. You've got a big "WHY" in helping your cousin, so I know you will get this done for her. If there is an agent handling the short sale you don't need to be too worried about the specifics. But you could read up on the short sales again, and more will click at this time because of the circumstances. This will definitely be a learning/growing experience for all involved, and will just add to your arsenal of REI knowledge.
Just know you guys will need to be patient and not let the bank stress you out. Smiling

I echo Rinas comments....and know you will do what needs to be done to help your cousin. All the more motivation to learn the ins and outs. Dont forget you will need a letter giving you permission to deal with bank on his behalf too. Short sales are a true test of patience...you can do it!!!

I did some reading on SS last night but everyone seems to have a different opinion on how to go about it. I think what I need to know is if I can double close it and if so do I have to use the same title co. I am assuming that the bank will demand I use their title co. I plan on doing a cash close from B-C AND TRANSACTIONAL funding from A-B maybe with coastal if they arae still doing business.
Well I just got back about 6 letters that I sent out to vacant homes trying to contact the owners. I will have to go about it another way on those. I have to meet the agent on the SS but the only thing is I have to find out if a double close is doable. The agent was told that what ever I say to do he should take it as the owner is speaking to him, so I have a little control with him.

This week I had my wife make

This week I had my wife make some calls to the county office to see if she could dig up any info on the owners of the vacant homes, they told her to look on the county site which I already know about. They also told her we have to go to the tax dept to find out who paid the taxes last if that is what i wanted to do. So I now have the address of that dept and will do like i said and hire someone for a day to get me the info hopefully.
Having trouble with the agent handling the SS, but I will figure out something. This guy is a real winner, I may have to try and force him to release the contract obligations by threatening to report him.
He appearently confused kindness with weakness Eye-wink
