Also, in your free time. If your able to start hanging out around some realtor clubs or if your walking around or driving. You may see some people working on a house. That should help you start connecting with more people and you may find a partner.

What an inspiration you are. To be homeless and still have the perserverance to pursue your dreams is simply amazing! I commend you on your tenacity.

Many of us get so used to our comfort zones, but in all honesty, most of us are just a paycheck away from being homeless ourselves.

I know that you will succeed, because you're here taking the time to make a change in your life, that's the key. Keep it up and before you know it you'll be there!

I tell you what this book is very hard to put down. I am a slow reader and I am halfway through it in just my spare time, just since Monday. IMO it is the best one that Dean has written yet. You get to learn what people of this family have done and what it(being a RE) in return has done for them. So sweet and so many good ideas. And alot of it started right here at this site!!! So sweet.

Just completed chapter 3 and I have a list of action items to complete tomorrow.

Nice to know I was on the right track,BUT

it's also nice to know that there's a whole lot of other things I could be doing to help me toward achieving my goals.

Great Book!!!! Sensible advise!!! Must read and apply strategies.

P.S. I recommended book to friends and they still don't get it! Their lose.

found some promising suspects right under my nose. Busy contacting homeowners to see if I have a prospect.

Its like dean said, deals are everywhere. Take a second look and notice what you failed to notice previously. It's funny because we just had 4 feet of snow and I noticed these homes even though they've always been there starring me in the face.

Hello there, I just received the book yesterday and now I'm starting to read it tonight.

I am so glad that I have inspired you to take action. You are in a very difficult situation but that is where beautiful success stories are made my friend. When someone can reach inside of them and muster up any energy they have left after being in war for so long.... that is when their success starts.
Believe me I know your war all to well I was actually a POW myself not that long ago.

Be encouraged that the moment that you decided that you were going to be successful you became successful! The moment that you put on the mindset of success there is nothing strong enough to stop you. Now that you have the mindset and determination you will gain the ability to make it happen.

Hey there, keep pushing forward and most definitely STAY ENCOURAGED!!! I've seen some incredible ideas about how to approach this real estate considering our situations. Send me a PM and I can give you more detail about how to possibly approach this. God bless you, and I look forward to hearing from you soon.

Following the suggestions in the book, I've put together a strategy for locating prospects. It's really quite simple that anyone can do.

1. I determined which zip codes had the highest amount of sales in 2003, 2004, 2005, 2006, 2007-- you get the picture. Then I verified this info with a local real estate agent. By the way this is zip codes per county of interest.

2. Next, I looked at the median (not average) sales price then and compared it to now.

3. I then used 10-15% below and above the median sales price as a gauge to do my searches on realestateagents.com for a particular zip code.

4. Took one of the addresses from the above search and entered into the total view tool (one of Dean's free resources) to see the breakdown of homes (price range wise) that are on the market or sold.

5. For the particular zip code I used the median house sale was around 250,000 but my search revealed there are a considerable amount of homes in the 100K - 200k market that are up for sale and that these homes are in demand for rentals. (great for lease options)

6. So using this new info, I went back to realestateagents.com and did a search in this price range and specified ranch homes, 3/1+.

7. noted the address of around 75 homes and entered the info into maps.google.com to determine which subdivisions/neighborhood had the highest or best concentration of suspects.

8. Also used maps.google.com to determine the crime stats for that area, rentals, and other homes in the near vicinity that are for sale, sold, are for rent, etc.

9. I plan on contacting the for rent owners to see if they will do a sandwich lease.

10. I was also able to pinpoint locations of places to hang posters that are with the same vicinity of the suspect homes.

11. By the way, I forgot to mention that I used www.NACO.org to gather info about my counties and get the link to the county web site to research economic development information prior to entering stuff into realestateagents.com.

12. well, I'm on my way and I now have a system for locating suspects in any zip code, any county, any state, USA.

I meet numerous people on the street everyday and they are so complacent that they are not open to change. They would rather wallow in their current situation and blame others.

They even state that they will wait for me to do something before they get involved. I just don't get it. It's not about me but it's about them reaching for the stars and setting new goals for themselves.

Successful in MD (that's what I will call you ) You are doing great! I know it takes alot of energy to push through and make it happen when your world is so unstable... but your doing it and that is AWESOME! that is the difference between the ones who make it to success and the ones that don't!
