I can't believe how scared I was/am about starting a journal, but after reading so many of them I knew it is a great way to keep track of your progress, so here goes...
Well as you can see from my start date I have been on this site for a while, and have posted many times but have finally decided to start my journal, it’s been on my to-do list so here is my story. My husband and I were on vacation last winter and both read “Rich dad poor dad” we talked about real estate being a great way to make our retirement goals but didn’t really do anything about it. Around April or May I saw Deans infomercial and decided to order the books, thinking the worst that could happen is I waste my time reading, when I could have been doing something else. Like most of you, I was hooked, but my hubby wasn’t, and after many a discussion he said he is behind me but doesn’t want to be involved. (more on that in a future post). So after lurking around the site for a few months I decided to join up and the rest is history. I am pasting links to 2 other almost deals that I had posted about so anyone reading those and this, can tie them together. I have many more things to write about so I will wrap this up now.

And He is Out!

It is baseball season and 2 of my boys play baseball. I am writing however, about a nasty tenant that I was finally able to evict. He was a rent to own buyer that I tried to evict during April but lost. The door was left open, when he was supposed to pay me back rent by the 19th of April and didn't pay it until the 22nd. I got the writ and the sheriff posted a sign saying they had 24 hours to vacate. He must know how this works, because he went to court and got an emergency stay and we were back in court today. This time however I WON! So I will be free of him in one week.

Way to Win It Cathy!!!

What a relief you must feel for getting rid of that nasty tenant!!!! So happy for you, and way to go for going all the way to court and win it!

By the way, it was very nice meeting you at the Edge!!! Next year we'll have to join Louisa at the shopping! Eye-wink or at least go out for a margarita to celebrate!

Most recent deals

I posted in the my deals section recently about a deal where I bought property with hard money did a cashout refi and got 15k at closing. Last
week one of my tenant buyers exercised their option to buy and we closed on
the property they have been renting to own for the last 3 years. I haven't cashed the check yet, due to an issue that the title company has to fix, but
it was a nice 48k+ check. The cash flow on this prop was over 500/month, am sorry to see it go, it was my favorite house that I acquired back in 2010.

Keeping a Journal

Cathy,

Congrats on taking a big leap. Investing is tough in the beginning. However, as you document your work and move forward you will find things getting easier. Like most things in life, things get easier as you practice.

Your journal helps you focus on areas you need to improve. It also reminds you of the things you have done to succeed. Keep moving forward. It is the best thing you can do to find and continue success.

New Rental

I just closed on a new rental yesterday. Purchased on a contract for deed. The owner and I tried to get this one done a year ago but I backed out because the numbers weren't working for me. He called me in November and told me he had another buyer whom he negotiated terms with, but he got a bad feeling about them and would I buy it with the terms they negotiated? Since they were WAY better terms than what he was giving me I said sure! I paid 5k down, and will cash flow a little over 200/mo. I collected 3800 from the new renters for first/last and deposit so actually have 1200 in the deal, which I will earn back in 6 months of cash flow. The part I like the best was a 12 year balloon. I hadn't been getting that long from other C4D. So first deal of 2014 done and working on the 2nd one.

Cathy are you going to the edge this year? I'd love to see you there.

I agree I think this year is going to be big for a lot of investors that are in the market and working it. There will be some big money to be made.
