Ok, Well, I guess I am feeling overwhelmed with things at this point. I am struggling between educating myself on the coursework in the success academy, and wanting to start "doing something" as far as finding and doing some actual deals. I have my business cards and my CPA is filing my papers for my Sub S corporation at this time. I want to jump in and start doing things, but I am concerned by not having completed the education at the academy at this point that I will make a mistake. I would welcome any thoughts or comments from veterans and new people alike.
I am going to attend a local REI club meeting the first thursday in April. OH yeah, I have been qualified for a mortgage on a personal home if I choose to buy one, but am holding off on that. My credit is between 766 and 800 depending on the credit agency, so that is good news, and I have cash to use. I just wish I knew what to "do" at this point. I want to get started making some serious money. Any suggestions? Thanks for all the inspiration you all provide on these forums. It helps me stay very motivated.
Seems like you are in a good starting position. Well you have the resources to get the exact know how. All you have to do is committ yourself and time, call the academy to ask qusetions and get going. Read, read, call academy. Let them guide you to do things the right way.

Wow, sometimes you need to take a minute to breathe, create your plan that you want to see happen in the next 3 months, and work it backwards. The REI meeting sounds like a great place to start. Build a buyers list(partner's list is the way I look at it,) from this meeting. I'm a newbie so I don't know it all, but plan your steps and work the plan is what Dean has said on many occassions and that's the man, I want to be like someday.

I will continue to stay in touch with the coaches, and in fact I will call them in the morning to ask how I can make sure I am doing everything I can to be effective, and get to making money. You seem like you are in great shape. Take it slow and use the coaches. If I can help feel free to PM me. The first 9 months I did not close a deal. In the last 6 months i have closed over 20 in 4 states with 0 down. i have received 80.000 in down payments and my clash flow is over 2.000 month. how are you doing, i'm new at this too, but unlike me you have cash and a loan, what i would do is get into an option to own, make sure it's a motivated seller someone who is willing to go 20 to 30% under market value FMV, agree on a price, make sure that the total price your buying for example 100,000 plus the equity you create example 15,000 still looks like a killer deal to anyone who would want to buy it. so you would be selling it for 115,000 and lets say the FMV of that property was 170,000, now all buyers would look at 115,000 as a killer deal so you'll have your house sold fast. so you would only have to pay one or two months pay to get into the contract, just make sure you can get it sold within 30 days the sooner the better, i would market it to cash buying investors, or despert 1st time home buyers thats been turned down, but has alot of down payment money, the more you market the quicker you sell. well i hope that helps and good luck, maybe you can help me later on.

Awesome! I have a finance background and here is what I can offer you. With a credit score like that you are what is known in the industry as a "bullet."
What does that mean? You are on your own to deal with your credit and how extended you want to get until you prove otherwise. When dealing with potential lenders you need to put on your bulletproof superman cape and conduct yourself as such. You clearly are in the drivers seat. Period!

Listen if you feel you want to get started then GO FOR IT....JUST GO FOR IT OK...The Academy is there to walk you through your deals...
So if you make a mistake Funokguy2 It's ok....
You will learn as you go through each deal....Don't ever stop yourself from
getting started....Just do it... you will be so proud of yourself in the end...
Continue with the work courses they are so helpful/as you seek to do deals all those lessons are right there for all the questions you may have & you can go over it as much as you need too... the coaches are there as well....
