Linda's (from Indiana) Journal

i just enrolled this afternoon in the Success Academy. i'm very excited, yet very scared, to put it mildly. this is a big step for me. i tried it twice before with other people and was not pleased at all, but i've done more homework on the Success Academy and i like what i'm hearing and seeing. i've already worked with some really nice people and i truly believe this is the way to go for me. i am starting this journal so i can track my progress and get input from others as i move along in this journey. i posted a question on this site to see what kind of input i would get on enrolling in the Academy and that went very well. it was nice to hear from other students and know how they feel about the program. as i cruise around the website, i can see how everyone is part of a family, the DG family, and i want to be included in that too. i do not have any encouragement from the people around me right now, so i look forward to getting that from my coach and the DG family as i go along. right now i am working on my goals to send to the administrator i talked to. i'm not too bad with the short-term goals, but farther out is a little harder for me. at least i have some ideas floating around in my head on that. can't wait to receive all my "stuff" in the mail and get started. i have already read "Profit from Real Estate Right Now!" and it was great. I'm almost finished with "Your Town Your Real Estate Profits!" both books are excellent and i have gotten more out of them than i have the stuff i spent hundreds and thousands of dollars on. well, i could go on and on, but i better get back to my goals. have a great weekend.

One thing I know is people are alwasy against what they don't understand. Now I don't know if what she said was right or wrong - makes me have to do some homework on the subjects. If it is then you just come up with another plan and if it is not then you know it now and you are able to respond to such craziness.

Life is too short to allow people to continue to force you to put your dreams on pause....don't let those type people take your energy away. It is not worth it.

you are right! i have a lead on a broker who is also an investor, i think. i want to call and visit with him a little. i am also going to a women realtor's group luncheon today and maybe i'll find someone there too. at least my agency is willing to let me invest and that is a start. now if we can just come together on this commission thing, i'll feel a lot better. if nothing else, that broker reminded me "full disclosure" on everything.

Wait till you start getting more known and the referrals and business starts rolling in

Your commission split should not be too much of an issue; let them know how you want it, but go no less then 50/50 minus whatever office fees he charges. Anything less is not worth the effort. If a time requirement is imposed, let them know that doesn't work for you as you are better used in the field, searching houses, finding deals and kissing babies.

i'm not hard of hearing, my friend! Smiling just a little slow sometimes. when i get on something, it can be hard to get off. my first 4 deals i have to do a 50/50 commission split and i can live with that, although most brokerages around here go right to 70/30. a time requirement is not involved; i am an independent contractor. the thing is, as an independent contractor, i should also be able to go after the accounts/clients i want without having to worry i'm not making enough money. that should be up to me. yes, i realize there is a risk factor for the principal broker, but i have to pay the deductible if something happened and he and the sales manager are managing all my deals, so i should be fine with all that help. sorry, sometimes i'm just really adamant about certain things.

I was just saying in regards to the time requirement, here in nyc, most brokerages require x amount of time in the office

Luncheon

i went to a luncheon today for the Women's Council of Realtors and it was very nice. our HVAC guy and a former Countrywide associate are affiliate members and i knew one of the realtors from my REI club. men are allowed to be members and we had a nice time. i will probably join for the good networking. and the lunch was good too. Smiling i will be showing 5 more properties tomorrow night and i sure hope that mapping thing on the MLS works because i will need it. of course, i'm sure it does work; it will be the "operator". Eye-wink

Networking is truly the key and it seems you are doing a supergreat job at it.

Now I maybe a little slow or maybe I missed it did you get your lisc to do better REI or did you always want to be an agent/brocker? Just asking I'm a nurse professional and I don't have any interst in being an agent but I do want to be a success REI.

Heck I wished you lived here so I could have you as my agent. But I would love to do some deal there in your state when I grow up a little bit more.

Originally I got my license to do better with REI, but as I started getting more clients, I started to enjoy being an agent for homebuyers.

I enjoy the perks and compensation I receive from both; from investors who tend to become very territorial and don't want you to bring deals to other investors before them and will bring you their homes to sell. And the gratification of knowing you were responsible for someone owning their first home. And the benefits from them bragging to their friends and families about how good and professional you are.

As long as you know what you're doing, you can do RE anywhere

i do love networking, even though i felt "shy" yesterday (hard to imagine, i know). once i saw i knew people, i was just fine. sometimes i get like that and then i can't stick with it for too long. the people there were mostly friendly too, and it was an enjoyable group. i got my RE license to help with my investing, not to be a realtor. i'm slowly taking that realtor step, but i just wanted to do what i needed without having to ask people who weren't willing to do it. i've always been pretty independent (so are my kids thanks to their mother), so i figure i'll just do it myself. i would love to be your agent and i would work with you, although i think Elix is the super agent around here. i didn't get a chance to check out your journal yesterday because i was gone so much, but i will today.

Cash Flow

Chuck and i are not feeling very good today, but i promised i would write about our Cash Flow game and i am doing that before i go lie down. Chuck got home at 5pm last night, early for him, and he was going to take a quick nap before we left. as soon as he got situated on the couch, one of his fellow neighborhood board members stopped by to drop off a fence request. no nap. we went to my brokerage pizza party at a bowling place that Chuck's friends own and had a little pizza and pop, and a little small talk. then off to our friends' house for the game. Chuck was so exhausted and i felt really bad about "forcing" him to play a game he had no interest in at all, but we really needed him because we only had the 4 of us. needless to say, we were there until after 11:30pm and we got there right at 7pm. our friend had a big name trainer there and so he coached us through the game. Chuck was very skeptical and i had told everyone how ultra conservative he is with money. the trainer picked Chuck out, kind of picked on him and helped him win the game. he talked Chuck into buying an apartment complex and being $10,000/month in the hole. man, was he sweating. i had to remind him it was only a game over and over. he kept saying "i would never do this. i could never do something like this." the trainer showed him about leverage and how to think outside the box. it did help that the trainer was from Nebraska and knew about hunting, deer, turkeys, etc. he and Chuck had instant rapport. Chuck ended up with like a half a million dollars and i went from saying we are dating to we are dating officially to we are engaged and i want a big diamond as his money grew. Smiling we really had a great time and Chuck kept telling me how much he enjoyed the game. the trainer also mentioned "Rich Dad Poor Dad" and i've been trying to get Chuck to read it for years. well, this morning (or last night - it's all running together)he told me to get the book out and put the game out so we can play a little as we go along with our day/evening. i do have to say, the trainer was impressive and we both learned a lot. i was so busy watching Chuck with the game that i barely did anything myself. it was a lot more fun watching him! you can also play free online and you can play with players from other parts of the country, so i will need to get going on that once i get to feeling better. the trainer told our friends that we are to get together once a month and play, inviting another couple too. we are working on setting that up. the trainer will be available during the games if we have any questions. he taught us how to play a little different, but it was good training for all of us.

been neglecting my investment time only because first time homebuyers have been keeping my time, shockingly even after the tax credit. Normally summers are slow realtor wise so I go hardcore with the investing and finding properties for my out of state connects.

As long as i'm eating from RE, I could care less what part of the biz its from


Rough Weekend/Monday

i have not felt good since Friday, but i had to at least get on here and post a little something. it really bothers me when i'm not on here. it is a huge help to me to regularly post. i did manage to show 5 HUD properties yesterday and came home pretty sick. i don't have much strength to be up and about right now, but i didn't want to make my client wait any longer. hopefully if i rest for just a couple more days, i'll be good to go. i have to say that i don't think it's the reduction in my thyroid medicine or flu, so maybe it's my body's way of kicking in and trying to work right. i know it doesn't make much sense, but i always do things differently from everyone else. i'm just experiencing some changes and decided to be positive about it. i have also managed to acquire a couple more cash buyers , so all is not lost. Smiling now i just need to find them some properties.

Cashflow Game

Wow it sounds like Chuck got a good dose of REI - I'm glad to hear that. My husband is a great support to me and he says that he is all in but, he does like to read and when we watch dvd's on the subject it doesn't seem like he is giving his full attention. Here I am taking notes and everything and he is texting or something else crazy.....I know he is will to do work on the property say if it is a flip or buy and hold but what about the other work.....I want him to fully catch the bug.....Oh well enough of that.

Now tell me can you do Real Estate agent work in other states or only locally?

I want to continue to build my team and have alot of that type of work done before I sign up for coaching....I have a lot of the position filled but I still need an agent, attorney, broker....I currently have 2 contractors, appraiser, inspector, I even have credit repair lady (so when I do lease/options)....Can you think of anything else I need?

can't force him to get into it; either he is or he isn't. Allow him to grow at his own pace and you just keep doin what you're doin

Real estate agents can only represent a client in the state they are licensed; they can invest wherever they want nationally but cannot use their licenses for compensation if they are not licensed in that state

Only thing mssing from the team are clients and homes to sell to them

Sicko!

well, i'm still being a sicko. Smiling it's tough to make myself get out of bed, but i have to get up and do something, so it might as well be post on here. i have missed it, but it's hard for me to think straight (more than normal) and be up to do anything. i'm a real fun date! Smiling yesterday i did manage to get up and go out to a house and open it for my client. a guy from a restoration company came out to assess the mess in the basement. there is 2" of water that has been in there for months (all the electricity has been shut off since November, so no sump pump working) and the mold is going up the walls. it took about 2 hours total and i managed to be able to do it. the guy from the restoration company did not come prepared, despite the client telling him what was going on. he had to borrow the client's boots and he didn't even wear a mask down there, despite being allergic to mold. hello??? i have to call my sales manager at the brokerage and ask about making a HUD bid. can you do an offer package to support your low offer? do you have an inspection period? these are things we really need to know before making the offer. i have tried to gently suggest to the clients that they are getting in way over their heads for a first rehab project, but they are not hearing it. they are young and ambitious and don't care. most investors here would not touch it, but they are still moving forward. we'll see what happens when they get the estimate from the restoration company. we are thinking in the ballpark of $20,000+. i am going to read some journals real quick, then see how i'm doing after that. i hope everyone is doing great with their RE deals.

okay, i really need to go to bed and rest because i've been up a while and am really starting to feel it. but....i finally have some medals, etc. they may not be all that important, but now i feel legitimate. of course, now that i'm legitimate, i have to get some deals going. i just read Jay's journal and i'm so exhausted from all he has done in a little over a year. there are many journals like that on here. i hope everyone on here is doing well and making deals. i'm gearing up for that even as i rest.
