Find the investor

I have everything in place to start investing. I even have some houses in mind, but my problem is what to say to the investor to get him interested in letting me find him a house to buy.

I have a real estate agent and she knows only one investor. I thought about asking her to talk to him about what it is that I do and may get him to give me a call.

DO I just come out and let him know that I have a couple of homes in mind, but I need to find what kind of properties he wants to buy. This way I can see if it is one he might be interested in.

You let me know. I am just starting and really just don't know what to say to him. IT was easy to find the real estate agent because she sold me the house I have now.

What an Investor Wants

Call, introduce yourself & find out what kind of properties he buys...# of bedrooms, baths, sq. ft. location; etc. & what % under market value he wants to spend 30%, 40% 50%...then compare your houses to see if they fit his criteria, this way you not approaching him with properties he will not be interested in & he won't think you're a pain just wasting his time. We have been investors for 12 yrs. & are always looking for a great deal, & so are all investors. My wife Jill & I were featured in Dean's book, "Your Town", chapter 12, so please understand this isn't a "get rich quick" scheme, but REI tools to build financial independence. Gary

Getting the investor

Hey, I want to thank you for your response. I have a couple of investors! Wow, now all I need to do is find the properties they are wanting. I am so excited, but really scared at the same time. I am going to find me a Real Estate Attorney that deals with The Assingment contract.

You know to answer some of the other questions about if it can be done. I know this is the real deal. No body is going to provide you with the information that Dean has provided for the amount of money you have paid. I know because I have tried some of the other stuff that has been put out there and this is not a get rich scam. If it was he would be asking for more money, I know because I have bought some of the other programs(scams) out there. Believe me those scams will ask you for more money and then talk to you like a dog because you won't tell them about your personal finances. I had them do it to me.

Dean is the real deal. I have never been given the information he has given and the support that he gives us. Anyone can do it with the people that we have behind us to support us in our deals. You can do it! I know we can do it!

So now I am my investors and real estate agent. Now I need to get my Mortgage borker and the Real Estate Attorney. Right now I just need an Attorney. I am going to start out with the assignment contract. I know I can do it because with an RE attorney that has experience in the Assignment contract. How can you go wrong?

Again, I want to thank you for your help and I will keep you in mind when I need help. Thank you all so much and I hope god will be with you all to succeed as investors!


Talking to the seller

I just wanted to touch base with everyone to let you know that I am still on top of things. I am truly thankful that Dean is a ture up stand man that is willing to share what he has learned over the years to help those of us that are stronglying so hard today with the economy in such bad shape. There is no one on this earth that has given so much for so little.

I wanted to let everyone know that today I am going to call an attorney to help me with the assingment contracts. I also plan to give a seller a call about his home. The only thing is that this guy is trying to sell his home as commerical property. I guess he is hoping that someone setting up a business in the area will give him a call. I have talked to this guy once before and he is dead set on selling the home as commercial property. He states that the home is not worth having, but it could be that if it were to be rehabed it could be worth living in. From looking at it from the outside you can't tell that it isn't worth living in.

I think that I may have trouble trying to get this guy to sell it even as a rehab home. I am not sure what to say to him. IF you have any suggestions on what to say to a guy that states his home is not worth buying and that he is going to have a harder time sellting it as commercial than a rehab, Please let me know?

Is an Escrow contract?

I was talking to the secretary at the attorney's office today and she didn't act like she knew what I was talking about when I asked her if they did assignment contrats. She said that they did escrow contract, real estate contracts, and Land contracts.

Can you tell me if any of the above is the same as an assignment contract?

Him demanding it be sold as a commercial may not work unless its zoned as a commercial and if it is then that going to be even harder to find a buyer unless they specifically want a commercial site

And if they do want a commercial it may be where they will have to either pay straight cash or if financing have to put down up to 20% in some cases

I would ask around for possible buyers before you waste further time with this. Maybe this is a sign to move on


Finding an attorney

I have called several attroney and there are not many RE Attorney around in my area. I had called this one attorney and they were under attroney in the phone book. When they picked up the phone they said "Something title company".

I have tried to call and emailed one attroney twice and it has been over a week ago. I still havent heard anything from him. I emailed another attroney yesterday and hoping she will call or respond to my email.


A few ideas....

I would just have a friendly conversation with the investor. Your objective is to learn his investing profile : exactly what kind of homes he is looking for , whether he is a cash buyer or can easily find financing , as well as how often he is currently purchasing investment property.

All the while you are building rapport with the investor.

Getting the Attorney

Well, I just want to say that it took a few calls to find out if the attroney knew about an assignment of contract. You know when they don't know anything about it assignments, when the ask you what you mean.

I looked in the phone book for my attorney. One said that they were an attorney and the may in fact been an attroney. The problem is that they didn't advertise anywhere that they were a title company. I called and the answere, "such and such title company".

Just want you all to know some of the things I am going through to find an attorney. Don't give up you can do it!

I am now going to find my FSBO homes and get to work. I have a few investors, but I am still working on the investor part of my deal. I have found some rental homes and I am going to call them to see if they are interested in buying any homes.
