Hi Cathy, thanks for stopping by and writing in my journal; it was so nice meeting you in person at the Edge! we're just doing everything we can to keep moving forward with our rei, aren't we?

Hey Keith, glad to hear that you started work on Riverview! Thanks for sending out the papers, etc. so that I can have everything in order in my file now... I know, those calls at 5am, huh?!

well, property #7 now has a tenant all moved in, and even paid next month's rent in advance ... #8 all repairs done... time for another project

...so just got an offer accepted on Thursday, and all docs are signed and now with title company, and EM wired (it's so nice to deal with private sellers, everything moves a lot quicker!) this property I purchased from an investment company; it's in a great neighborhood; this one I will probably flip instead of hold, to build up some capital. Plan to close next week and start renovations right away... handyman said he could have it all done in approximately 2 weeks

I will be flying out to OH in mid July, so I will be able to see this one when all renovations are done...

I'm reading "Spiritual Solutions, Answers to Life's Greatest Challenges" by Deepak Chopra... talks about our inner awareness and how the outer world reflects what is happening in our inner world... great book.

As I move forward every day, my mind is becoming clearer, my struggles are diminishing, I'm approaching my decisions with more confidence... I am reaching my goals.

yes, I'm investing mainly in OH; it was nice to get #7 rehab done, and tenant all moved in... #8 was a turnkey, so no rehab required, only minor repairs...

these are buy and holds I'm keeping count of, want to have 10 holds by end of year.

My upcoming project is a flip, but I'm also looking at other properties every day for my #9 buy and hold, since it can take about 30 days to close, so my flip will be done by then... gotta keep the pipeline full

I made the offer yesterday; I really didn't expect it to be accepted, but this afternoon I received a call from my agent who was just as surprised as I was!

I'm scheduling the closing for this one in about 3 weeks, which will give me time to finish rehab on flip property that I'm closing by end of this week... like Ali told us at the Edge, we have to have our pipeline full!

I am grateful for everything that is flowing in my life, I am blessed.

Roxie, I am humbled that my accomplishments inspire you; it's all about keep moving forward, a little every day, and before you know it, you will reach your goals! You can definitely do this, but you need to change your thinking from 'this can be done' to 'I will do this!'. Once you set your goals and your WHY there is no stopping you! I'm at your corner rooting for you!

this is the one I put under contract last Thursday that I purchased from the investors, who were motivated to close just as quickly as I was; I contacted my title agent in OH, and she took care of everything, sent me docs by email to sign and I wired the funds; yep, that easy! all done! And now rehab starting tomorrow

I also started refinance on the property (#8) I purchased in May; contacted my lender today and he's getting the paperwork ready... hopefully I'll have the funds ready for closing of property #9 in mid July...

I am moving forward through my days, lighthearted and carefree knowing all is well (D. Chopra's meditation)

The funds will be there.

Hey Karen, wouldn't you know it?! I know it's been almost two months sine I wrote in my journal, but during the last 4 weeks I rehabbed, staged, put on the market, and closed on a condo that I own here in Cali; all I can say is that it is definitely a sellers market here right now! My property closed in 10 days, all cash, no contingencies, 25K over asking price!
I've been holding this condo for the last couple of years, waiting for the market to turn (which it has); DG has shown us, more than once, on his webinars and in his book Be a Real Estate Millionaire the cycle of RE, and as DG says, we are in the upswing again, and buying RE is cool again, so buyers are out there buying!,

woot woot WOoT... go Val GO!! Us DG ladies are still make deals happen.

And as far as writing in your journal I'm having written anything either but I made a promise to.

I have gone through 4 handymen in OH already... and still looking for the A player!
I put an ad on CL and got several replies, have called them back, left messages for some, been interviewing others by phone; I also contacted several handymen that posted ads on CL offering their services, so from the long list that I have, believe it or not, some won't pick up the phone or return calls! But I'm sure that from my list I will find the A player!

I also have a new Property Manager... definitely seems like an A player; but still have to wait a few months to know for sure

so, little by little, I'm getting my A team in place so that I can continue buying more properties!

I know what you mean VAl.. A players are hard to find. We interview one recently. took him to the job site, layed out the work and he never came back!!! Good luck Val. keep us informed

argh! why are some people so unreliable?!!! If everyone did what they're suppose to do and what they say they will do, this(rei)world would be so much better!!!

it is sooo disappointing when people you trust let you down... but I won't let that change who I am, just the way I do business

sorry I didn't reply til now, but December turned out to be a very busy month for me! Also went on a vacation with the family, and kinda stayed away from all electronics for several days

I can't believe another year is starting!

What can I say? 2013 was an amazing year for me!! My goal was to own 10 properties by the end of the year... well, I ended up with 13 properties! 3 over my goal!! All I do is follow DG's strategy on buying below ARV, and refinancing to pull out all my PML's money, and then I do it again.

I also sold a rental property that I owned here in Cali for a profit larger than I anticipated, so I took my family on a vacation to Cabo for Christmas! I held onto this property during the collapse of the re market; even though I did try (unsuccessfully) to sell it several times (before I joined the DG family), but after learning about the real estate cycle, I knew that eventually the price had to come back up (the property is in excellent location); and so it did!

So, now I'm really excited to be setting my goals for 2014! On New Year's Day I was out looking at several properties that may be good candidates to make offers on; I've also started the process to refinance properties I just finished rehabbing in December; I bought some new books that I already started reading... as always, the key to my success is to keep taking action! I don't let obstacles stop me; I don't associate with people who pull me down or let me down! I keep moving forward, always focused on my goals!

I'm looking forward to making 2014 another amazing year!!

staying busy... not so much buying right now, but getting my last four properties in OH refinanced... definitely easier doing one at a time, for sure!
Currently have a property under contract here in Cali, but getting the loan has been hard work with the Dodd/Frank new regulations, etc. Banks are scrutinizing everything!
Keeping my fingers crossed! We'll catch up at the Edge!

whew!!! it's the end of February, and what a month it was for me!!!

I refinanced 4 properties in OH this month! It took more time and work than it used to, mostly because of the new regulations that went into effect this year... it's always good to have a great relationship with your bankers to get through any obstacles!
And today I closed on a property here in Cali!! this will be a buy, fix, and hold; but I will be able to oversee the rehab personally, which I am so looking forward to.
I got the keys today, and tomorrow I will start the demo!

I know you are relieved to have all that done.

Well, no rest! Take that hammer and picture all the idiots you would like to be slugging... Demo finished in record time!
